Sited along the North edge of a double lot property, the Berman Residence is designed to celebrate the Southern California house-to-garden relationship. The building’s linear plan parallels the garden on the Southern lot, creating an equal counterpart to the indoor space along its entire length. At ground level, the house opens generously to the garden using a system of independently sliding wood screen and glass doors. On sunny days, screens may be deployed to allow ocean breezes to permeate the interior, while softening direct sunlight.

Adding a penthouse perch to this 1899 row house with a harbor view demanded unusual tactics. To circumvent municipal limitations on floor area, a section of floor was removed from one level and “transferred” to the roof as a new studio space. To comply with local height limitations, an innovative structure of solid wood studs was deployed to reduce floor and ceiling thicknesses to the bare minimum. Aside from creating the desired rooftop refuge, these gymnastics also created a dynamic cascade of interior living spaces for an urban designer and his family.

Fabulous Eleanor Dining table from Drexel Heritage. Dining chairs from Henredon and an incredible light fixture from Robert Abbey. Our client was a single dad so we needed to say Masculine but yet sophisticated. Rug is from Loloi and is both tradtional and transitional. We painted the room white and tried to hide as much of the orange flooring as we could.

**NOTE: Fasteners in white trim were from previous Hurricane Storm Panel application, and were removed and patched by homeowner after this photo was taken.

Removed the library and found a one of a kind Jo Sampson Drexel Heritage Bar. Repainted the chimney and added spots of color.
