Inspiration for a mid-sized timeless tile screened-in back porch remodel in DC Metro with a roof extension

This bathroom defies description as a picture tells a thousand words. Amazing attention to detail with 3 types of ceramic and granite meshed into a brilliant design.

Summary of Scope: gut renovation/reconfiguration of kitchen, coffee bar, mudroom, powder room, 2 kids baths, guest bath, master bath and dressing room, kids study and playroom, study/office, laundry room, restoration of windows, adding wallpapers and window treatments Background/description: The house was built in 1908, my clients are only the 3rd owners of the house. The prior owner lived there from 1940s until she died at age of 98! The old home had loads of character and charm but was in pretty bad condition and desperately needed updates. The clients purchased the home a few years ago and did some work before they moved in (roof, HVAC, electrical) but decided to live in the house for a 6 months or so before embarking on the next renovation phase. I had worked with the clients previously on the wife's office space and a few projects in a previous home including the nursery design for their first child so they reached out when they were ready to start thinking about the interior renovations. The goal was to respect and enhance the historic architecture of the home but make the spaces more functional for this couple with two small kids. Clients were open to color and some more bold/unexpected design choices. The design style is updated traditional with some eclectic elements. An early design decision was to incorporate a dark colored french range which would be the focal point of the kitchen and to do dark high gloss lacquered cabinets in the adjacent coffee bar, and we ultimately went with dark green.

It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

Terren Landscapes http://www.terrenlandscapes.com Project Entry: Pembrooke Estate Rain Garden 2014 PLNA Awards for Landscape Excellence Winner Category: Sustainable Landscape &60,000-$120,000 Award Level: Silver Project Description: The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor. Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water. To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit. Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife. The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought. The area above the StormTech® pit provides space for the client’s family to relax. The rain garden and bioswale provide screening, storm water management, a habitat for wildlife, and plants that enhance the adjacent formal garden. Photo Credit: Terren Landscapes

"We have remodeled our kitchen previously with Taylor Pro, and we were so delighted we booked Kerry again to do our bathroom. Most major remodels are a few weeks of construction h***, and this was no exception, but Kerry kept the focus on the schedule and the results. The project was planned for 6 weeks and all work (except punch list) was completed in 7. The result is wonderful! They tend to host family and friends and wanted a space that could fill their large backyard and yet be functional for the kids and adults. The contemporary straight lines of the pool match the interior of the house giving them a resort feel in the very own backyard! The large pergola is a perfect area to cool off in the shade while enjoying a large outdoor kitchen as well as an oversized fire pit for the cooler nights and roasting marshmallows. They wanted a wow factor as the pool is the main focal point from the living room, and the oversized wall and rain sheer did the trick!"

When this non-descript three-story brick row house was purchased by the client, it was stripped completely bare. The owner sought to add additional space, which was achieved by extending the rear of the home by a full 16 feet on the parlor, second and third levels. This not only provided roomier living spaces indoors, it created the opportunity to outfit each reconfigured floor with identical balconies. These outcroppings, finished with matte black railings and full NanaWall folding glass doors, provide the ideal outdoor space for relaxing and entertaining, while creating a harmonious uniformity to the rear façade. This beautiful & expansive property was the perfect setting for a Mediterranean-style concrete aesthetic - using advanced concrete techniques to imitate the natural color and texture of the Tuscan landscape. "The Alma Johnson Street Project in Saratoga, CA was an expansive concrete acid staining project with lots of nooks and crannies that included pool and jacuzzi copings, stepping stones, stairs, porches and a BBQ concrete countertop. The acid stain is a Faded Terra Cotta that was liberally applied so that it could mimick what nature can do over hundreds…even thousands…of years.
