This client came to me requesting a concept rather than a style. After living in his home for 15 years, he wanted it to have a “beach-poolside vibe”. This made for a fun approach. Styles can have so many names and nuances that clients don’t always know exactly what style they are looking at or requesting. With a request for a concept, I just needed to determine if my approach should be literal or figurative. I came to the initial consultation with concept boards with both approaches, and it was determined that figurative was the desired approach. As the project unfolded, playfulness did too, and some literal elements were added—particularly for the pleasure of his future guests.

This particular dwelling was reimagined through a masculine modern-contemporary lens, blending industrial edge with refined natural warmth. Challenge: The homeowners wanted to elevate the home with a more glamorous and luxurious aesthetic while updating key areas, particularly the primary bathroom, and furnishing the home to reflect a modern style. Solution: The project focused on renovating the primary bathroom with modern materials and finishes while also furnishing the home to create a cohesive, elevated look that matched the client’s desire for a glamorous and modern space. Initially, the couple discussed building a ‘Weekend’ retreat on their 20± acres of land. Their site was in the foothills of a range of mountains that offered views of both Mt. Adams to the North and Mt. Hood to the South. They wanted to develop a place that was ‘cabin-like’ but with a degree of refinement to it and take advantage of the primary views to the north, south and west. They also wanted to have a strong connection to their immediate outdoors. Before long my clients came to the conclusion that they no longer perceived this as simply a weekend retreat but were now interested in making this their primary residence. With this new focus we concentrated on keeping the refined cabin approach but needed to add some additional functions and square feet to the original program. They wanted to downsize from their current 3,500± SF city residence to a more modest 2,000 – 2,500 SF space. They desired a singular open Living, Dining and Kitchen area but needed to have a separate room for their television and upright piano. They were empty nesters and wanted only two bedrooms and decided that they would have two ‘Master’ bedrooms, one on the lower floor and the other on the upper floor (they planned to build additional ‘Guest’ cabins to accommodate others in the near future). The original scheme for the weekend retreat was only one floor with the second bedroom tucked away on the north side of the house next to the breezeway opposite of the carport. Another consideration that we had to resolve was that the particular location that was deemed the best building site had diametrically opposed advantages and disadvantages. The views and primary solar orientations were also the source of the prevailing winds, out of the Southwest. The resolve was to provide a semi-circular low-profile earth berm on the south/southwest side of the structure to serve as a wind-foil directing the strongest breezes up and over the structure. Because our selected site was in a saddle of land that then sloped off to the south/southwest the combination of the earth berm and the sloping hill would effectively created a ‘nestled’ form allowing the winds rushing up the hillside to shoot over most of the house. This allowed me to keep the favorable orientation to both the views and sun without being completely compromised by the winds.

The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. These older homes also offer an additional value that is continuing to gain visibility and appreciation in the market place. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. Elegant live edge black walnut table with solid brass legs. Table is 55" wide x 109" long and custom designed for our client's space. This is the largest residential live edge black walnut dining table in Texas. It is finished with our proprietary hand rubbed finish which offers superb durability, moisture resistance, and easy care. We use only organic based citrus solvents. This particular walnut log was purchased from Michigan. We either stock or can get any species desired. The attention to detail is unmatched and this table was created to be passed down for generations.

Each outdoor room of this El Cerrito Mid Century Modern backyard deck, from the outdoor kitchen, to the dining area, to lounge area, maximize the views of the bay. This couple were very excited about and involved in designing the look and feel of their outdoor living space. For instance, instead of the typical deck redwood flooring, we were able to accommodate their desire to have a flagstone floor built on a redwood frame, which was more in keeping with their Mid Century Modern style. The husband was a gourmet chef and particularly enjoyed the design of his specialty outdoor kitchen.

Renovisions received a request from these homeowners to remodel their existing master bath with the design goal: a spa-like environment featuring a large curb-less shower with multiple showerheads and a linear drain. Accessibility features include a hand-held showerhead mounted on a sliding bar with separate volume controls, a large bench seat in Blue Pearl granite and a decorative safety bar in a chrome finish. Multiple showerheads accommodated our clients ranging heights and requests for options including a more rigorous spray of water to a soft flow from a ceiling mounted rain showerhead. The various sprays provide a full luxury shower experience. The curb-less Schluter shower system incorporates a fully waterproof and vapor tight environment to ensure a beautiful, durable and functional tiled shower. In this particular shower, Renovisions furnished and installed an elegant low-profile linear floor drain with a sloped floor design to enable the use of the attractive large-format (17” x 17”) Carrera-look porcelain tiles. Coordinating Carrera-look porcelain tiles with a band of color and shower cubby in Blue Pearl granite tie in with the color of the tile seat and ledge. A custom frameless glass shower enclosure with sleek glass door handles showcases the beautiful tile design. Replacing the existing Corian acrylic countertops and integrated sinks with granite countertops in Blue Pearl and rectangular under mount porcelain sinks created a gorgeous, striking contrast to the white vanity cabinetry. The widespread faucets featuring crystal handles in a chrome finish, sconce lighting with crystal embellishments and crystal knobs were perfect choices to enhance the elegant look for the desired space. After a busy day at work, our clients come home and enjoy a renewed, more open sanctuary/spa-like master bath and relax in style.

Our client's goal for this project was a more functional kitchen for cooking with the family as well as an open space for entertaining friends and family. They further had a very specific vision for an old world feel while trying to be budget and environmentally conscious. Upper cabinets with glass fronts add visual interest, provide useful storage and create the perception of a higher ceiling. We crafted the arched stonework around the cook-top that created a focal point and disguises the built in vent hood. The finishing on the cabinets was customized to match the antique furniture the client had. Looking across the kitchen, the dated fireplace needed an update to match an Old World feel. We accomplished this by installing stonework similar to that around the cook-top area. We also added crown molding in the living room to flow with the kitchen, all while remaining budget conscious. This was also a very environmentally conscious project superbly fitting the client's request and matching our company’s values: • 75% of the cabinets are original or resized from original cabinets. • The center island remained and had cabinets refinished and a new countertop installed. • All lighting including task lights, under cabinet lights and recessed lights are LED. • All Energy Star appliances. • Brick and stonework around cook-top is from salvaged brick and stone. • Cedar beam above the arch is salvaged from a past project and stained to fit the kitchen’s decor. • Existing wood floors were refinished and hand scraped to give a more Old World look. With this project we were particularly pleased to work within the constraints of budget, environmentally conscious requirements, and building a beautiful Old Word kitchen that perfectly match our client's desires.

The home owners were particularly focused on the budget for this project, therefore, the designer, project manager and trades worked together to come up with creative solutions that would not compromise quality and allow for the best product to meet the clients wants, needs and desires. Meeting space constraints in the kitchen / dining was also of key consideration. The space did not allow for the inclusion of a island so it was configured with a U-shape, which did not compromise storage space and allowed for bar height seating at the peninsula counter top. Additional storage was added in the dining area in the form of a built in hutch to match the kitchen cabinetry.
