This project is a customer case located in Chiang Mai, Thailand. The client's residence is a 100-square-meter house. The client and their family embarked on an entrepreneurial journey in Chiang Mai three years ago and settled down there. As wanderers far from their homeland, they hold a deep longing for their roots. This sentiment inspired the client's desire to infuse their home with a tropical vacation vibe. The overall theme of the client's home is a blend of South Asian and retro styles with a touch of French influence. The extensive use of earthy tones coupled with vintage green hues creates a nostalgic atmosphere. Rich coffee-colored hardwood flooring complements the dark walnut and rattan furnishings, enveloping the entire space in a South Asian retro charm that exudes a strong Southeast Asian aesthetic. The client particularly wanted to select a retro-style lighting fixture for the dining area. Based on the dining room's overall theme, we recommended this vintage green glass pendant lamp with lace detailing. For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home. MORE DETAILS Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. We also painted the plumbing stack white to not make it stand out. We also redesigned the bathrooms, giving each a unique treatment. In the master bath, we took a Victorian-goes-modern approach with coral walls, champagne fixtures, and a clawfoot tub. In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. Both maintain elements, such as tiles, fixtures, and colors, that coordinate with the overall eclectic farmhouse look. HOW WE COLLABORATE Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs. SPACE PLANNING Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Uniquely-shaped spaces naturally require more concentration than those built in the standard rectangular shape. Questions we consider include: Where will people really spend time in this space? What will the flow of foot traffic be? Is there easy access to the kitchen island? Does it flow well into the hallways? Does the island protrude into anything? Working in New York, with its variety of homes and architectural styles, has greatly developed our experience with standard spaces and unconventional ones alike. Our client's goal for this project was a more functional kitchen for cooking with the family as well as an open space for entertaining friends and family. They further had a very specific vision for an old world feel while trying to be budget and environmentally conscious. Upper cabinets with glass fronts add visual interest, provide useful storage and create the perception of a higher ceiling. We crafted the arched stonework around the cook-top that created a focal point and disguises the built in vent hood. The finishing on the cabinets was customized to match the antique furniture the client had. Looking across the kitchen, the dated fireplace needed an update to match an Old World feel. We accomplished this by installing stonework similar to that around the cook-top area. We also added crown molding in the living room to flow with the kitchen, all while remaining budget conscious. This was also a very environmentally conscious project superbly fitting the client's request and matching our company’s values: • 75% of the cabinets are original or resized from original cabinets. • The center island remained and had cabinets refinished and a new countertop installed. • All lighting including task lights, under cabinet lights and recessed lights are LED. • All Energy Star appliances. • Brick and stonework around cook-top is from salvaged brick and stone. • Cedar beam above the arch is salvaged from a past project and stained to fit the kitchen’s decor. • Existing wood floors were refinished and hand scraped to give a more Old World look. The clients called me on the recommendation from a neighbor of mine who had met them at a conference and learned of their need for an architect. They contacted me and after meeting to discuss their project they invited me to visit their site, not far from White Salmon in Washington State. Initially, the couple discussed building a ‘Weekend’ retreat on their 20± acres of land. Their site was in the foothills of a range of mountains that offered views of both Mt. Adams to the North and Mt. Hood to the South. They wanted to develop a place that was ‘cabin-like’ but with a degree of refinement to it and take advantage of the primary views to the north, south and west. They also wanted to have a strong connection to their immediate outdoors. Before long my clients came to the conclusion that they no longer perceived this as simply a weekend retreat but were now interested in making this their primary residence. With this new focus we concentrated on keeping the refined cabin approach but needed to add some additional functions and square feet to the original program. They wanted to downsize from their current 3,500± SF city residence to a more modest 2,000 – 2,500 SF space. They desired a singular open Living, Dining and Kitchen area but needed to have a separate room for their television and upright piano. They were empty nesters and wanted only two bedrooms and decided that they would have two ‘Master’ bedrooms, one on the lower floor and the other on the upper floor (they planned to build additional ‘Guest’ cabins to accommodate others in the near future). The original scheme for the weekend retreat was only one floor with the second bedroom tucked away on the north side of the house next to the breezeway opposite of the carport. Another consideration that we had to resolve was that the particular location that was deemed the best building site had diametrically opposed advantages and disadvantages. The views and primary solar orientations were also the source of the prevailing winds, out of the Southwest. The resolve was to provide a semi-circular low-profile earth berm on the south/southwest side of the structure to serve as a wind-foil directing the strongest breezes up and over the structure. Because our selected site was in a saddle of land that then sloped off to the south/southwest the combination of the earth berm and the sloping hill would effectively created a ‘nestled’ form allowing the winds rushing up the hillside to shoot over most of the house. This allowed me to keep the favorable orientation to both the views and sun without being completely compromised by the winds.

Beautiful before and after photos sent in from one of our clients in Michigan! This particular client desired to remodel her large mid-century home into a modern Mediterranean masterpiece. Working closely together, we were able to meet her expectations on design and quality while staying within her ideal budget. So after a special visit from Michigan to our facility in Oklahoma City, much discussion on style options, colors, and existing conditions, this client has created her dream home and will have many cozy nights by the fire with her family. We started in the living area working with a projecting wall and very high ceilings. Using our Palazzo surround, we made minor adjustments to remove the Jasmine detail and by combining our superior craftmanship with custom woodwork from another contractor, the results are extraordinary . Moving to the master bedroom and again having the projecting wall , she selected our Borgata surround. With legs similar to the spiral column legs of the Palazzo, this choice was a great compliment to the Palazzo in the living area and allowed the Moditerranean style to flow through her home. Last but not least, the kitchen! The kitchen was washed out with generic wood cabinetry and lacking panache. With our clients great eye for design, and our beautiful Sofia cast stone range hood, we collaborated to recreate a warm, yet elegant space.

As the designer behind this master bathroom transformation, my mission was clear: to breathe new life into an outdated and dimly lit space while catering to my client's distinct desires. The project was marked by the client's unwavering commitment to enhancing functionality privacy and preserving the owner’s cherished MTI tub, all while adhering to the unalterable presence of existing windows. FEATURES: 1. A glass pass-through between rooms allows natural light to flow freely, promoting a sense of openness. 2. The ceiling-mounted sliding glass door hardware elevates the shower experience with taller glass panels and effortless operation. 3. Accessibility and safety were paramount, resulting in a zero-entry shower, strategically placed grab bars, and an 'assist' TP holder. 4. To cater to varying preferences, a main showerhead and hand shower were accessible for standing and bench use. 5. A shared glass door between rooms eliminated the inconvenience of cumbersome door swings. 6. Privacy was enhanced through gradient glass etching, ensuring comfort and tranquility. 7. The digital shower system allowed for personalized controls, accommodating the unique preferences of the couple. Creating a private bath around the existing MTI tub initially seemed insurmountable. However, innovative thinking led to a transformative solution. The drop-in tub was ingeniously converted into a free-standing tub with a narrow quartz deck adorned with a captivating mother-of-pearl mosaic tile surround. A floating walnut shelf at the tub's end introduced practicality and organic beauty. Black plumbing fixtures were chosen to accentuate the mesmerizing depth of the mother-of-pearl mosaic tile. Horizontal book-matched walnut vanities introduced warmth and character, seamlessly connecting the interior to the outdoor view. The white quartz countertop is a refreshing contrast to the intricate finishes, lending a touch of sophistication. The ceiling light over the tub, akin to the icing on a cake, added a final note of elegance. To meet the client's need for increased storage, the vanities have pullouts & roll-outs. These thoughtful additions ensured effortless access to personal care products. LED-lit medicine cabinets not only provided excellent lighting but also served as storage for everyday essentials. Vanity toe kick lighting is thoughtfully designed with a motion sensor at the entry, providing a guiding path to the water closet. Particularly valued during nighttime, this feature prevents unnecessary lights from illuminating, preserving the tranquility of those in bed.

This product combination features a rare aesthetic match in the looks of interior and exterior wooden flooring. On top of that, application is nearly unlimited, even in circumstances with extreme changes in humidity and temperature. This is a result of a meticulous attitude and wise use of raw materials during manufacturing. This particular floor finish in anthracite shades is based on application of natural hardwax oils on engineered oak flooring inside, and on solid ash flooring outside. The oak and ash wood have both been pretreated with 100% natural processes resulting in a dark, warm appearance into the deepest grains. The thick top layer of the engineered oak floorboard (6+mm) provides that the floor and the dark colour will remain for a lifetime. The pretreatment of the solid ash flooring also highly improves its stability and durability, and is now even suitable along a pool! The outside terrace or patio will now be a TRUE extension of the living room, and designed for a smooth transition. No standard products, but personalized as desired. Last but not least exterior siding and paneling can even be matched. ‘WOODlife-Inside out’ is available in European oak, (thermo) ash and Douglas fir.
