The lower doors have hooks and boot trays for backpacks and shoes. Paneling the Subzero fridge and the dishwasher not only conceals these appliances but also helps with softening the weight. A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

The homeowner knew exactly how she wanted to organize her kitchen tools. A knife drawer was specially made to fit her collection of knives. The open shelving on the range side serves as easy access to her cookware as well as a garbage pullout. We were able to relocate and center the range and copper range hood made by Vogler Metalworks by removing a center island and replacing it with a honed black granite countertop peninsula. The subway tile backsplash on the sink wall is taken up to the soffit with the exception of dark bull nose used to frame the wall sconce made by Vaughn. The kitchen also serves as an informal entryway from the lake and exterior brick patio so the homeowners were desperate to have a way to keep shoes from being scattered on the floor. We took an awkward corner and fitted it with custom built cabinetry that housed not only the family's shoes but kitty litter, dog leashes, car keys, sun hats, and lotions.

Load bearing walls prevented us from opening up the space entirely, so a compromise was made to open up a pass thru to their back entry room. The result was more than the homeowner's could have dreamed of. The extra light, space and kitchen storage turned a once dingy kitchen in to the kitchen of their dreams.

Desperate to update their small, quaint, urban home we came up with a clean modern design that gave them more storage and a sassy look.

This remodel was a dated 1980s Cape Cod style home that desperately needed updating with the kitchen starting as the foundation for the rest of the home. The owners purchased the property in 2013 with the intent of replacing the existing kitchen installed in 2000, as well as updating most surfaces throughout the home. The space while moderately sized, felt cramped due to the L-shaped design and eat-in island that disrupted traffic flow from the mudroom, dining room and sliding doors to the patio. The owners knew they wanted to bring the light from the southern facing front of the home to the dark cave-like feeling of the kitchen. This was remedied by knocking down the wall between the existing dining room (now a lounge area), widening the entrance to the family room and creating a pathway to the existing formal living room (now the dining room). Also to create better traffic flow into the kitchen, the existing mudroom door was moved to the opposite side of the wall. A large work island with cooktop, oven and convection/microwave was designed for efficiency and maintaining clean site lines. The work triangle allows for quick and easy meal prep and clean-up for the busy family. Space at the end of the kitchen was perfectly suited for a large kitchen table with views of the back yard, easy conversation with the cook at the island or those hanging in the newly appointed lounge area. The new doorway between the kitchen and dining room showcases the 10ft floor to ceiling bay window, allows more light to flood into the space and creates easy access between the two rooms for family gatherings. Given the home owners relocated to the area for job reasons and are not sure how long they will be in this home, we helped them achieve a balance of a design and finishes that they not only love, but would be appealing to many if another move was in their near future. This amazing beach house was in desperate need of a refresh. Our clients had a vision of how they wanted their home to look, but didn't quite know how to get there. A complete renovation was the solution. Our team went to work creating a classic design, including a new modern kitchen. We used a light gray shaker cabinet on the perimeter with a dark stained shaker on the island. Contrasting quartz counter tops with a drop miter edge add interest and texture. Blown glass pendant lights illuminate the island, while LED under cabinet lighting is used to create ambiance throughout the kitchen. Custom upholstery including sofas, chairs and ottomans in warm grays, browns whites and blues create generous seating areas in the common living spaces.. A built in bench seat piled with cozy pillows lets you take in the beautiful sunsets and water views. We love the use of reclaimed barnwood on this project. We used planks with worn crackled paint on the partition wall in the master bed room, vintage stained wood for the laundry room barndoor and thick timbers for the fireplace mantle and floating wall shelves. Lots of salvaged coastal treasures and sea glass are used to accessorize the home and give it that little extra touch. Our clients just loved the final result, and its certainly one of our favorites as well!

Another successful remodel! This home featured a large but dated and dysfunctional kitchen and an oddly configured master bath, which was in desperate need of a complete rework. After meeting with the homeowners to discuss their desires and needs for the space, Mireworks was able to provide them with multiple design options. Once our clients reviewed and decided on a combination of the options, a preliminary design was developed and reviewed in the 3D. Detailed plans were prepared, and work began. We could not be more pleased with the finished product!
