This home was a typical Toll Brothers contemporary from the early ‘90’s. The exterior had reached the end of its life, with decayed cedar siding and a deteriorated roof. Greg & Tamara decided to use this opportunity to radically remake their home - to update its modern appeal and set it apart from any other suburban tract house. Spring Creek Design created a new deck, new siding design, entryways and sculptural landscaping for the home. Design Criteria: - Replace siding and give the home a bold, modern look. - Update the home’s landscaping with a spare modernism. - Add a new deck with an outdoor kitchen. Special Features: - Bold new exterior features fiber-cement panels and siding. -Three different colors are used to clearly define the shapes of the home. - Cantilevered concrete entryways features “floating” concrete slab landings. - Azek deck with tempered glass railings. - Custom wine-bottle light fixtures adorn the outdoor kitchen. - Massive planting boxes of Cor-Ten steel form the basis of a low-maintenance, dramatic landscape. - Custom-fabricated square gutters and downspouts compliment the linearity of the home’s design.

With stunning views of the Annisquam River, this beautiful first period home was constructed in 1690 for Nathanial Harraden, sailing master of the USS Constitution. It is believed to be the oldest remaining house in this neighborhood of Gloucester. Our extensive historic restoration preserved the integrity and historic details of the original structure, which had been altered significantly over time. Deteriorated structural elements were repaired or rebuilt, and historic elements including beams were revealed. A bright new kitchen and bathrooms provide a functional layout suited for modern living, and use authentic natural materials that will patina and weather in harmony with the rest of the home. The new island counter was hewn from a large decaying tree on the site, and hand-painted marble tiles adorn the backsplash. New cabinetry was hand-crafted using methods authentic to the time. We preserved the kitchen’s existing brick floor, which originally provided a durable surface for milking animals inside during cold winter months. Using authentic materials and craftsmanship of the era, this special house celebrates its historic character and embraces modern updates that will welcome home generations to come.

The salty sea air and strong winds on the bluff are incredibly hard on the exterior elements of this home. Durability and simple beauty were the main goals for this amazing seaside house and deck! We replaced the rotting cedar shake roof with a pure zinc standing seam metal roof made by Rheinzink. The deteriorating cedar siding was removed, and after extensive air sealing, was replaced with FSC-certified Ipé siding set on a rainscreen or more Rheinzink in the case of a kitchen bump-out. After the old siding and roofing were replaced we moved on to the replacing the decks and railings with more of the FSC-certified Ipé. The final result is stunning! With the new beautiful and durable Ipé and zinc surfaces the owners are excited to enjoy their home and deck with little maintenance for years to come. Photography by Natalie Marotta This special project is an extensive renovation of Better Homes And Gardens’ “The House You Asked For” of 1953. While the California Case Study-inspired architecture was an interesting break from 1950’s boxes, its extensive single-pane glass, internal roof drains, and slab construction were leading to structural deterioration through condensation and leaks, and a massive carbon footprint. The renovation took the form of slight plan adjustments–giving the kitchen more space, combining two entry doors into one entry space, adjusting the bedroom-bathroom area–and reworking the roof. We added a raised portion to carry ducts for conditioning and ventilation, which was also an opportunity to create spatial interest and bring in light from above, and we re-sloped the roof to drain to the perimeter instead of the middle of the house. Carbon-sequestering wood fiberboard insulation was added to the walls, and the windows were replaced with triple-glazed units. With new heat pump heating, cooling, and water heating, the operational carbon footprint was reduced by 93%.

Contemporary bathrooms are one of the highest trending designs in recent years, and for good reason too! With this style of space, you get all the benefits of experiencing a luxurious and clean-looking bathroom, as well as high-quality functionality from the materials. These two bathrooms are no exception. The unit was constructed in the ’80s, having an outdated traditional design that doesn’t cut it with today's standards. Both spaces were originally built with cheap materials that began deteriorating, making the functionality frustrating and unattractive. However, with the recent remodeling project, we took care of all those nuisances. We think that both spaces turned out fantastic, especially the vanities with the wall matching countertops that seamlessly blend together, making both designs feel complete and perfectly catered for the home. We completely renewed and reconditioned this old deteriorated side porch with rotting decking, trim, and wooden framed screens and framing by first reconstructing the frame using PT lumber and Structural Simpson Connectors. New Joists were spaced at every 8" oc to accept our new Composite Fiberon Decking. Posts were reconstructed, a new Post and beam system was installed using PT timbers and 4000 PSI concrete frost footings. Decking rim was 'pictureframed' using concealed fasteners.

We repaired the damaged and deteriorated wood around the entryway and column, completed the necessary prep work, and repainted everything for a clean, bright finish. This tall entry now looks refreshed and is better protected from the elements.

What does a roof deck look like when every part of the roof, even areas deemed uninhabitable and structurally weak, is utilized and optimized? This large midcentury home on the edge of Presidio National Park in San Francisco had an incredible location and views. But the original roof deck suffered from poor design detailing that had rendered it a leaking, deteriorating mess. Even worse, the previous owner had covered three roof areas surrounding the deck with river stones, structurally overloading the building and endangering its occupants. We removed the river stones and everything else down to the framing. An expertly detailed drainage and waterproofing system underlies everything above. The deck and access stairs are surfaced with durable and refined porcelain pavers. The guardrail is made from custom stainless steel supports with clear, low-iron, laminated glass spanning between for an unobstructed view. Heated seats make watching the chilly fog roll in through the gate comfy. Planting and greenery surround the deck. The type varies depending on structural conditions- a deep planter sits on top of a structural wall, sedums in shallow soil occupy the strong edges of the surrounding rooftops, and faux grass turf fills out the middle in areas that can’t support the weight of wet soil.

The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family. Our client asked for a more functional and visually pleasing backdrop to his outdoor patio space. The result incorporates lighting, fresh paint, and touches of aged wood trim, to give an old-world European feel. The feature of the design solves a problem our client did not realize he had. A broken and leaking downspout led to deterioration of the home’s stucco finish. To solve this problem and route the water away from the outdoor entertaining space, we constructed a large scupper which also serves as a gateway/arbor. Rainwater harvesting and use of thermally modified wood add points for sustainability.
