Every inch of the inside and outside living areas are re-conceived in this full house and guest-house renovation in Berkeley. In the main house the entire floor plan is flipped to re-orient public and private areas, with the formerly small, chopped up spaces opened and integrated with their surroundings. The studio, previously a deteriorating garage, is transformed into a clean and cozy space with an outdoor area of its own. A palette of screen walls, Corten steel, stucco and concrete connect the materiality and forms of the two spaces. This home was a typical Toll Brothers contemporary from the early ‘90’s. The exterior had reached the end of its life, with decayed cedar siding and a deteriorated roof. Greg & Tamara decided to use this opportunity to radically remake their home - to update its modern appeal and set it apart from any other suburban tract house. Spring Creek Design created a new deck, new siding design, entryways and sculptural landscaping for the home.

Updating a modern classic
These clients adore their home’s location, nestled within a 2-1/2 acre site largely wooded and abutting a creek and nature preserve. They contacted us with the intent of repairing some exterior and interior issues that were causing deterioration, and needed some assistance with the design and selection of new exterior materials which were in need of replacement.
Our new proposed exterior includes new natural wood siding, a stone base, and corrugated metal. New entry doors and new cable rails completed this exterior renovation.
Additionally, we assisted these clients resurrect an existing pool cabana structure and detached 2-car garage which had fallen into disrepair. The garage / cabana building was renovated in the same aesthetic as the main house.

We completely rejuvenated this old deteriorated porch with rotted joists, decking, and wooden framed screens by first reconstructing the PT framing, adding a PT post and beam with two frost footings, Enclosing the underside with exterior AC Plywood, doubling the joists to every 8" oc to accept our new Fiberon composite decking, re-framing the post, adding new 60" sliders (4) and Larson Storm door/panel, complete weatherproofing with membrane flashing, New White Versatex Composite PVC trim inside and out, a new set of stairs with 4000 psi stair pad and uplift anchors, and a beautiful stainless steel cable rail to 36" height from Atlantis Cable Rail Systems. New PVC soffits and fascias also. New gutters to follow.

Surface Saver Sealer is a water-based Silane-Siloxane water repellent and impregnating sealer for porous concrete and masonry surfaces. The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood.
Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit.
These older homes also offer an additional value that is continuing to gain visibility and appreciation in the market place. They were built from lumber from slower-growth trees (denser and harder wood), and as such offer superior structural support compared to the same home built using lumber from today’s faster-growing (softer and less-dense wood) trees.
Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership.
Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality.
The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months.
The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design.
Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family.

This project in Oak Island, NC revealed extensive wood rot and structural deterioration beneath an exterior door and deck connection. The rim joist and framing members had failed due to prolonged moisture intrusion, compromising structural integrity. RGR Construction and Roofing, LLC is performing full structural repairs, including framing replacement, moisture protection, and rebuilding to meet code and coastal durability standards.

A conductor box covers the junction of the roof and the downspout so that water does not collect causing the roof to deteriorate.

Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors.
Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment.

A Revamped Cabin Design for Indoor-Outdoor Living
The former garage is now a transitional space between the cabin and a natural stone patio. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure.
This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint.
“It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.”

Improving Spatial Flow, From the Kitchen to the Sunroom
The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Features such as the farmhouse sink, concrete countertops, butcher-block island, and built-in seating were retained, creating a perfect blend of old and new.
What changed was how the kitchen connects to the surrounding rooms. The layout now flows naturally into an adjacent dining area before extending into the newly added sunroom, delivering a seamless transition from the interiors to the outdoors through aluminum clad folding doors.

A Light-Filled Sunroom Designed for Gatherings with Aluminum Clad Windows and Doors
The newly added sunroom became the centerpiece of the cabin design. Designed as a bright, welcoming space, it connects the historic cabin to the natural stone patio beyond. Interior designer Sue Olson helped create the room's atmosphere by choosing finishes and furnishings that complement the cabin's rustic materials while keeping the space open and inviting.
The sunroom captures sunlight throughout the day and serves as a flexible space for dining, relaxing, and entertaining. The addition was designed to sit comfortably alongside the existing log structure while introducing expansive glazing and aluminum clad folding doors that draw daylight deep into the home.

Aluminum Clad Folding Doors Open the Sunroom to the Patio
A NanaWall aluminum clad folding glass door opens the south wall of the sunroom, creating a direct connection to the natural stone patio. Spanning more than thirteen feet wide and nearly eight feet tall, the system allows the entire façade to open when the panels are folded back. Specified with pine wood frames and simulated divided lites, the door complements the cabin’s traditional materials while introducing the flexibility of modern indoor-outdoor living.
When closed, the door frames the view while bringing daylight into the sunroom. When open, the space seamlessly flows into the patio. Plus, customized with double glazed panels, these aluminum clad systems offer an insulated barrier that keeps cold weather out and keeps comfortable interiors year-round.

Complementing the folding door and indoor-outdoor cabin design, a NanaWall aluminum clad folding window was installed at bar height along the sunroom wall facing the patio. Stretching more than thirteen feet across and just over four feet in height, the opening transforms the wall into a casual indoor-outdoor serving counter.
Specified with matching pine wood frames and simulated divided lites, the system folds away easily, creating an indoor-outdoor bar that encourages interaction between the sunroom and patio. When open, the counter becomes a flexible gathering point for meals, drinks, and conversation, allowing those inside and outside to share the space comfortably.

Built in 1940, Jim’s Richfield, MN home’s unique façade offered tremendous curb appeal. The house had many charming features that had kept Jim living there for three decades. However, over the years, the condition of the home’s original windows had begun to deteriorate.
