UserThis Greek Revival row house in Boerum Hill was previously owned by a local architect who renovated it several times, including the addition of a two-story steel and glass extension at the rear. The new owners came to us seeking to restore the house and its original formality, while adapting it to the modern needs of a family of five. The detailing of the 25 x 36 foot structure had been lost and required some sleuthing into the history of Greek Revival style in historic Brooklyn neighborhoods.
In addition to completely re-framing the interior, the house also required a new south-facing brick façade due to significant deterioration. The modern extension was replaced with a more traditionally detailed wood and copper- clad bay, still open to natural light and the garden view without sacrificing comfort. The kitchen was relocated from the first floor to the garden level with an adjacent formal dining room. Both rooms were enlarged from their previous iterations to accommodate weekly dinners with extended family. The kitchen includes a home office and breakfast nook that doubles as a homework station. The cellar level was further excavated to accommodate finished storage space and a playroom where activity can be monitored from the kitchen workspaces.
The parlor floor is now reserved for entertaining. New pocket doors can be closed to separate the formal front parlor from the more relaxed back portion, where the family plays games or watches TV together. At the end of the hall, a powder room with brass details, and a luxe bar with antique mirrored backsplash and stone tile flooring, leads to the deck and direct garden access. Because of the property width, the house is able to provide ample space for the interior program within a shorter footprint. This allows the garden to remain expansive, with a small lawn for play, an outdoor food preparation area with a cast-in-place concrete bench, and a place for entertaining towards the rear. The newly designed landscaping will continue to develop, further enhancing the yard’s feeling of escape, and filling-in the views from the kitchen and back parlor above. A less visible, but equally as conscious, addition is a rooftop PV solar array that provides nearly 100% of the daily electrical usage, with the exception of the AC system on hot summer days.
The well-appointed interiors connect the traditional backdrop of the home to a youthful take on classic design and functionality. The materials are elegant without being precious, accommodating a young, growing family. Unique colors and patterns provide a feeling of luxury while inviting inhabitants and guests to relax and enjoy this classic Brooklyn brownstone.
This project won runner-up in the architecture category for the 2017 NYC&G Innovation in Design Awards and was featured in The American House: 100 Contemporary Homes.

Corinthian Fine HomesThis outdated and deteriorating master bathroom needed a modern update after sustaining a leak. We had worked with them in the past on their kitchen and they knew the design and remodeling level of excellence we brought to the table, so they hired us to design a modern master-suite. We removed a garden tub, allowing for a walk-in shower, complete with a heated towel rack and drying area. We were able to incorporate showcasing of their orchids in the design with an orchid shelf on the exterior of the shower, as well as searching high and low to provide vessel bowl sinks that had a unique shape and utilizing contemporary lights. The end result is a spa-like master suite, that was beyond what they had hoped for and has them loving where they live. Discussions have begun for their next project.

Spring Creek DesignThis home was a typical Toll Brothers contemporary from the early ‘90’s. The exterior had reached the end of its life, with decayed cedar siding and a deteriorated roof. Greg & Tamara decided to use this opportunity to radically remake their home - to update its modern appeal and set it apart from any other suburban tract house. Spring Creek Design created a new deck, new siding design, entryways and sculptural landscaping for the home.

Landis Architects | BuildersThe addition is accessed from both the existing master bedroom and another bedroom that was converted into a family/ TV room. The opening to the addition was originally an exterior window. We removed the window and widened the opening for access to the addition. We installed a woodburning stove in the family room. The existing house floors were not level. We replaced and sistered many joists as they had deteriorated over the 93 year age of the house. New white oak flooring covers both the addition and the affected sitting room and master bedroom. The new circulation resulted from the addition encouraged the homeowner to rethink their interior spaces and renovate them with new paint, wallpaper and furniture. The owners worked with Stacy Wallace of Heart of James, an interior designer, to oversee this process.

Bellus & Aisthesis (B&A)Vicarage renovation and restoration project for St. Andrew’s Church. The vicarage had a flood damaging the entire 1st floor. Over the years the space had deteriorated and various tenants had painted over and over and even put stables into 120 year old moldings and other wood detail. We wanted to bring the original integrity back to the space by matching the original hardwood flooring, refinishing and staining moldings where possible, building & extending moldings to match where they could not be salvaged, such as the plate rail that was missing parts, and removing old gunky paint. It was also important to make the space feel fresh and beautiful. The church has Gothic elements so we wanted to bring that feeling along with the beauty of the church into the vicarage space.
The bathroom echoed the kitchen cabinetry in classic burgundy but we painted the moldings, including the plate rail which we built, in high gloss for an elevated look. The flooring in black & white checker pattern is a nod to flooring common in churches around the world. The arched mirror and sconces are reminiscent of the gothic elements at St. Andrew’s.

Naturescapes Landscape Specialists, LtdThis couple inherited an outdated and deteriorating timber retaining wall/landscape along their driveway. Weeds were taller than the remaining shrubs and the area was an overgrown jungle.
After the area was cleared and old timbers removed we proceeded to construct a boulder retainer along the drive.
Midway we constructed a step way to the upper level that was to become a play area for the kids. Biosoil was added and then planted with appropriate material that won’t overgrow the space.
Three Tree RoofingThis impressive cedar shake shingle roof, prized for its beauty and sustainability, is located in Shoreline, Washington. Over time, the old cedar shake shingle roof had deteriorated, birds had begun to peck holes in it, and little critters had started to burrow and build nests in the wood. We removed the old cedar shake shingle roof, recycled it, and installed a premium three-quarter hand split cedar shake shingle roof. It’s a beautiful and environmentally friendly wood that comes with a 50-year CCA-treated warranty. The CCA treatment for longevity means the wood is injected with a treatment that prevents insects from growing into the wood which is a very important step. This treatment step is often omitted much of the time on lower quality wood leading to a very short life span of the cedar shake itself.

AXIS ARCHITECTSOn the exterior we removed the existing damaged and deteriorated stone cladding and replaced it with new modern and durable materials. The two-tone siding creates a contrast and variation while highlighting certain areas of the façade. New large windows throughout bring in more natural light. The new angled and custom made windows help accentuate the sloped roof lines and midcentury character of the house. Clear story windows were added at the high roof to activate what was originally a largely visible blank wall and bring more light to the 2nd floor. The front and rear decks were rebuilt and a sunken patio was created at the rear for more functional outdoor space.
Connecticut Roofcrafters LlcAn intricate aluminum standing seam metal installation on this eclectic craftsman-style residence in Milford, CT. We took the multiple layers of asphalt shingles off this roof and brought it down to the plank roof deck. We replaced many deteriorated planks to bring the roof deck back to sound condition and then covered the entire roof with high-temperature Ice and Water Shield. After installing and flashing three new Velux skylights above the rear sunroom, we installed Englert 1300 aluminum standing seam metal in Hartford Green. This color choice really fits in with the craftsman style and color of the home. This project presented some considerable challenges owing to the many pitch changes and protrusions but ultimately dramatically enhanced the aesthetic appeal of this 1928 residence.
AJM Construction & RepairsWe started as a kitchen remodel but discovered there was mold in the majority of the exterior walls as well as the attic. The mold was caused by a number of problems but namely because the waterproof paper wrap on the house had deteriorated and was moisture to pass through the stucco and into the wood framing. In addition there was a leaking air conditioner condenser in the attic that was draining saturating the wood above the master bedroom. The mold was causing health problems it became clear we needed to replace a large majority of the framing and prevent future problems.
So we went from a kitchen addition/remodel to rebuilding the majority of the home and adding 800sqft; including a new bedroom, expanding the master bedroom and bath as well as a walk-in closet.
In anticipating for aging in place, we installed a walk-in shower with a bench and grab bars to allow for future wheelchair access and reduce trip hazards.

The square pavers on the landing were removed and replaced with Brookstown Full Range Modular Pavers from Pine Hall Brick Company, Inc. These traditional wire-cut, square-edge clay pavers complement the existing brick beautifully. The old, deteriorating mortar joints were ground out and filled with new mortar (Workrite 2906 N Old Colonial from York Building Products). After that, the area was cleaned using an acid wash designed for brick (@Prosoco SureKlean 600), which effectively dissolves mortar smears and construction dirt without causing acid burns or streaks. Repointing rejuvenates the old brick's appearance and helps prevent water from seeping into the joints.

The main goal for the owners of this 1926 house was an addition to gain more closet space near their main floor master bedroom. The opening from the sitting room to the addition was originally an exterior window that we widened. New built-in closets in the addition are easily accessed from the master bedroom at the end of the addition.
In assessing the feasibility of the project, the first thing the designer did was to check the zoning regulations. After a thorough study, it was determined that a 7-foot side addition was possible.
