We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work.
To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV).
We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint.

Lang's Kitchen & BathThis bathroom design combines rustic and industrial features in a space that is unique, stylish, and relaxing. The master bath maximizes the space it occupies in the center of this octagonal-shaped house by creating an internal skylight that opens up to a high ceiling above the bathroom in the center of the home. It creates an architectural feature and also brings natural light into the room. The DuraSupreme vanity cabinet in a distressed finish is accented by a Ceasarstone engineered quartz countertop and eye-catching Sonoma Forge Waterfall spout faucet. Regan Baker Design Inc.Stylish brewery owners with airline miles that match George Clooney’s decided to hire Regan Baker Design to transform their beloved Duboce Park second home into an organic modern oasis reflecting their modern aesthetic and sustainable, green conscience lifestyle. From hops to floors, we worked extensively with our design savvy clients to provide a new footprint for their kitchen, dining and living room area, redesigned three bathrooms, reconfigured and designed the master suite, and replaced an existing spiral staircase with a new modern, steel staircase. We collaborated with an architect to expedite the permit process, as well as hired a structural engineer to help with the new loads from removing the stairs and load bearing walls in the kitchen and Master bedroom. We also used LED light fixtures, FSC certified cabinetry and low VOC paint finishes.
Regan Baker Design was responsible for the overall schematics, design development, construction documentation, construction administration, as well as the selection and procurement of all fixtures, cabinets, equipment, furniture,and accessories.

Bilotta Kitchen & HomeA daring combination of forms and finishes yielded an exciting contemporary/industrial hybrid. In a converted wedge-shaped factory building, this loft’s quirky shape was celebrated, not disguised. Contrasting flooring demarcates what is, in fact, a literal work triangle. The island’s unusual five-sided shape proudly reiterates the room’s footprint; the three waterfall ends accentuate its one-of-a-kind geometry. Four different materials were chosen to establish a playful dialogue between light, dark, and texture: caramel-stained rift cut oak on open cabinets; matte charcoal gray paint on tall and wall cabinets; brushed bronze oil-rubbed wire mesh inserts for bases; and panels in a laminate resembling knotty weathered wood. White quartz countertops provide a unifying feature. Open cabinets are singular for their asymmetrical placement and, in some spots, open-ended configuration within the tall units.
The breathtaking dining table was fashioned from two free-form live edge planks, joined by a ribbon of clear epoxy resin, thus creating the illusion of a stream meandering through fallen trees. Black elements contribute an industrial edge: an open-framed metal wall shelf over the sink; iron table legs; a mix of dining chairs in mid-century wire mesh, molded plastic, and retro aluminum; and machinery castors on the low-slung coffee table.

REDEFINING DURABILITY
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a ?super? commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors? 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6? or 7? widths, and 36? or 48? lengths.
For Modin, we designed our planks to be 9? wide, and 60? long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.
