Matarozzi Pelsinger Builders
The steep hillside lot had been developed with a single-family residence (1965), which was at the maximum area for local zoning; therefore, the only way to enlarge the residence was to add a basement. During the cost analysis process, it became clear that supporting the house while creating a basement – and then substantially remodeling the remaining structure – would require far more effort and treasure than to replace the house entirely.
Located just over one mile from the San Andreas Fault, the Owners tasked the design team to find a superior solution to the “Life Safety” standard required by Code. The team combined advances in seismic analysis and building technology to create for the owners one of the most seismically resilient houses built in the US.
The newly designed house takes full advantage of the potential of this beautiful site. The home centers on large public rooms opening to outdoor spaces and the use of natural light. On the top level, the kitchen and family room sit side-by-side creating a shared space, with an expansive floor-to-ceiling folding door system allowing the rooms to open completely to the south-facing upper terrace and garage roof deck. An outdoor cooking area supports both family dinners as well as large gatherings of friends and family. Also on the top level, a living room and lounge area open to a large deck cantilevered high above the ground and oriented to the northern views. The feeling of being “in the trees” enhances the connection to the impressive landscape.

The complexity in the design was to provide water at different pressures to each equipment as specified by the manufacture to obtain the desired water effect.
Secondly being children play area the water quality also had to meet stringent quality parameters to ensure safety and hygiene.

The concept is formal garden layouts, and the main focus is easily accessible and convenient for co-workers. The office is fair use for individuals of all abilities in terms of the use of wayfinding and a variety of work settings. This Interior focuses on staying close to nature in various aspects to boost the level of well-being and increase employees' performance throughout the office. These crucial aspects of design will help flexibility, socialization, and productivity between individuals to contribute to the process of growth, learning, and transition. The collaborative design of the facility will inspire people to collaborate both in the office and with others globally. In Conclusion, the design for this specific space will be developed to create an atmosphere that encourages the inclusiveness of co-workers' safety and well-being.

Homeowner Services of Michigan LLCHomeowner Services of Michigan (HSM) is excited to share the details of a new 16' x 22' family room expansion in Ann Arbor, Michigan. This project reflects our dedication to meeting our clients' specific needs.
Our clients approached us needing more space for their growing family and wanted a seamless integration with their existing home. After thorough consultations, we developed a plan to bring their vision to life.
The project began with careful architectural planning. We worked with a local architect to create detailed plans and secured all necessary permits to ensure compliance with local building codes.
Site preparation involved demolishing an existing carport, grading, and excavation to prepare the building pad for the new foundation. This step was essential to ensure a stable base for the construction.
Our team then focused on structural framing, tying the new addition to the existing home. We ensured that the new structure matched the current architectural style for a seamless blend. The addition was then roofed and sheathed to provide a sturdy and weatherproof exterior.
Next, we addressed the electrical work, installing new circuits for lighting, HVAC, and receptacles, and adding smoke and carbon monoxide detectors to meet safety standards. A licensed journeyman electrician performed the electrical service to ensure high-quality and compliant installations.
Insulation and drywall installation followed. We installed batt insulation to meet or exceed Michigan Energy Code requirements. The interior surfaces were finished with drywall, taping, mudding, sanding, and priming to prepare for painting. Baseboard molding and trim around doors and windows added the finishing touches.
Exterior features were also important. We framed and installed new windows and a front entry door and added a front eyebrow vent feature to match the existing structure. Vinyl siding was installed to complete the exterior, ensuring a cohesive look and enhanced curb appeal.
Throughout the project, we maintained a clean and professional worksite, disposing of debris responsibly and minimizing disruption to the client's daily lives. Our focus was always on delivering quality and ensuring client satisfaction.
This home addition project highlights our commitment to understanding and fulfilling our clients' needs. We are proud to have added valuable space and enhanced the overall functionality and aesthetic of the home.

Rooftopia enjoys offering all of our clients a turnkey solution for luxury outdoor living and appreciates the rewards of planning and overseeing each outdoor room transformation from start to finish.
This cozy outdoor lounge and kitchen is accessible and visible year round from the primary living areas of the residence, so it was very important for our team to develop and create a cohesive design that looks amazing even when the space is not in use, as it is an immediate extension of the home. The evening mood is relaxed and magical. The deck is primarily used for outdoor grilling, entertaining, and includes a cozy seating and dining area.
The high end outdoor kitchen features a gas grill, an integrated vent hood, marine grade aluminum cabinets, custom concrete countertops and an outdoor TV. The pergola and privacy screens are a mix of cedar and steel and the flooring tiles are porcelain.
Creating shade and privacy around much of the space, automatically limits access to natural light, a key part of the design was a well crafted lighting plan. While offering functionality and safety the lighting in this outdoor lounge also provides cohesion and a warm elegant ambience. Lighting fixtures include several up-down wall lights and a series of integrated LEDs in the pergola that reflect light from the decorative ceiling materials and structural I-beams.
