Our clients loved the location of their duplex home with its peak-a-boo ocean view, but their existing kitchen was not suited for their growing family. They wanted a kitchen with a coastal vibe, plenty of storage space, and an eat-in area.
We started by bringing the far wall into the kitchen space to accommodate a large panty and communication center for the family. Doing this allowed us to move the refrigerator out of the main traffic area and doubled the amount of storage space. Several new windows were added to bring in natural light. A half wall was moved to allow more countertop area and open up sight lines. The previously awkwardly shaped island was slimmed down to create better flow.
There were a few venting challenges to overcome; gas lines and plumbing had to be re-routed without disturbing the unit below. To open up sight lines, soffits were eliminated which allowed the extension of cabinets to the ceiling. To stay within the homeowner’s budget, we match existing scraped flooring by lacing in and repairing patches.
The old dining area was too small for table, so we designed and built a custom banquette to maximize the space and take advantage of the outdoor views. The overall space works for family meals as well as entertaining.
A light summer palette was used to reflect the shades of the sand, sea and sky. Even though the new kitchen is actually smaller than the original space, its now far more functional and open.

Architect: Michelle Penn, AIA This barn home is modeled after an existing Nebraska barn in Lancaster County. Heating is by passive solar design, supplemented by a geothermal radiant floor system. Cooling will rely on a whole house fan and a passive air flow system. The passive system is created with the cupola, windows, transoms and passive venting for cooling, rather than a forced air system. Here you can see the underside of the gambrel roof and the ladder leading up to the cupola.

This model home is in a community at the foot of the Texas Hill Country. The setting is bucolic and appeals to families as well as active adults – the target market for this model home.
The builder, Brookfield Residential, offers four distinct styles of homes, one of which is the Modern Farmhouse. The design is focused on blending modern trends with traditional farmhouse characteristics. Traditional farmhouse interiors were simple and practical. Walls were often whitewashed wood, white or light paint. Hardwood floors were lightly stained and varnished for a natural look. Bringing exterior siding and board and batten inside gives dimension and interest to white walls. A barn door opens into a study niche at the entry and the popped-up ceiling is enhanced with board and batten.
The most popular features of this home include the open floor plan, large kitchen that opens to the great room and outdoor covered patio and the master suite with over-sized shower and walk-in closet. The lines between indoor and outdoor are blurred by the nano sliding doors that open up the house to the back porch.

The kitchen was a tight space, so we got creative, kitting it out with additional storage and pantry space that didn’t exist before. The family is Italian, so we gathered a lot of inspiration from compact European kitchens, reconfiguring interior walls, but mostly staying within the footprint of the existing floor plan.
Italians are really good at designing their kitchens “behind closed doors.” Drawing from that model, we incorporated hidden, multi-functional elements like custom pull out prep surfaces that tuck away, pop up utensil vessels, and a dish drying rack in the cabinet above the sink.
Kitchen finishes included custom cabinetry with white automotive paint finish and oak cabinets stained a matte jet black. We anchored the space with one of our favorite light fixtures, the Moooi Random light.

The Clara is a brand new, fully-furnished maintenance-free villa home located in the Cabreo neighborhood at Mediterra. This three bedroom, three and one half bath model home is the largest oor plan offered in London Bay’s newest villa neighborhood with 3,248 square feet under air. Atherton has many large substantial homes - our clients purchased an existing home on a one acre flag-shaped lot and asked us to design a new dream home for them. The result is a new 7,000 square foot four-building complex consisting of the main house, six-car garage with two car lifts, pool house with a full one bedroom residence inside, and a separate home office /work out gym studio building. A fifty-foot swimming pool was also created with fully landscaped yards.
Given the rectangular shape of the lot, it was decided to angle the house to incoming visitors slightly so as to more dramatically present itself. The house became a classic u-shaped home but Feng Shui design principals were employed directing the placement of the pool house to better contain the energy flow on the site. The main house entry door is then aligned with a special Japanese red maple at the end of a long visual axis at the rear of the site. These angles and alignments set up everything else about the house design and layout, and views from various rooms allow you to see into virtually every space tracking movements of others in the home.
The residence is simply divided into two wings of public use, kitchen and family room, and the other wing of bedrooms, connected by the living and dining great room. Function drove the exterior form of windows and solid walls with a line of clerestory windows which bring light into the middle of the large home. Extensive sun shadow studies with 3D tree modeling led to the unorthodox placement of the pool to the north of the home, but tree shadow tracking showed this to be the sunniest area during the entire year.
Sustainable measures included a full 7.1kW solar photovoltaic array technically making the house off the grid, and arranged so that no panels are visible from the property. A large 16,000 gallon rainwater catchment system consisting of tanks buried below grade was installed. The home is California GreenPoint rated and also features sealed roof soffits and a sealed crawlspace without the usual venting. A whole house computer automation system with server room was installed as well. Heating and cooling utilize hot water radiant heated concrete and wood floors supplemented by heat pump generated heating and cooling.

Floating stainless steel shelves pick up the stainless accents throughout the kitchen and sitting room. The ceramic wall tile carries up the wall to the ceiling, encasing a large arched window. The antique lights over the island were salvaged from a ship, the custom made table has a durable top made to withstand water spotting.
