After years of suffering through a poorly designed kitchen that didn’t meet her needs, our client made the difficult decision to re-remodel her kitchen. Now that the kitchen is complete, she's happier than ever in her new kitchen. What used to be a space that was intimidating and difficult to use has become a place designed specifically for her needs, where every appliance and shelf is within comfortable reach and the design is tailored exactly to her personal style.

Michelle and Dominic had purchased their home in Wake Forest several years earlier with the idea in mind that it would serve as a family-centric place where they could gather with extended family. Situated in a quiet residential neighborhood with large lots, it was the perfect place for them to raise and home school their 4 children.
As their family grew, the children’s daily activities were split between the 1st and 2nd floors, making it difficult to coordinate activities amongst them all. And their extended family get-togethers had become cramped and increasingly difficult to accommodate everyone comfortably. They were in need of added living space that could serve their family’s needs as well as provide extra entertaining areas to host family gatherings.
With our experience in helping homeowners secure financing for their Home Improvement projects, we worked with Dominic and Michelle to prepare all of the necessary documentation required to apply for an FHA 203K Home Renovation loan. As a result, they were able to finance the full cost of the construction of their new Family Room Addition.
Our solution was to add a 1st floor living space that harmonized with the existing floor plan and décor, was central to the existing Kitchen, and flexible enough to facilitate large groups and accommodate the whole family’s daily activities and access to the outdoors.
As a result of their newly added flexible living area, they are now able to comfortably gather with their extended family as well accommodate the whole family’s needs, giving them the opportunity spend more quality time with their family and friends.

Melissa and Steve purchased our National Award Winning Green Certified Remodeled Home. They had moved to Colorado previously to expand Business opportunities, but found that they missed being near their extended family members and Melissa’s native city and state. They wanted a home in a quiet neighborhood that suited their needs and had been updated to current design trends and amenities. With 2 young children a single-story home appealed to them.
Steve primarily worked from home, using the formal Living Room as his home office which was central to the Kitchen and main living areas. As their children grew, it became increasingly difficult to With 4 children, their daily activities were split between the 1st and second floors, making it difficult to coordinate activities amongst them. Also, with a large extended family close-by, get-togethers were cramped and uncomfortable.
With the added 1st floor living space, they are now able to all comfortably gather together and spend more quality time with their family and friends.

A cozy corner in a living room in a transition apartment. Budget Blinds of North San Diego designed the shutters with the homeowner. The shutters complement her great style and provide insulation from heat, cold, noise, while offering the most versatile options for filtering light. The lower shutters can remain closed while the upper shutter panels can be opened to let in the breeze and light.

Although the kitchen looks fairly normal, the whole property had a triangular shape which made it a very difficult floor plan to work with. The triangular shape of the kitchen allowed an interesting shape island in the middle of the floor, as well as different sized pantries to accommodate the difficult floor plan.
The pull out drawers are made of birch with a dark walnut finish to match the rest of the cabinetry. We installed double uppers, and made the top layer of cabinetry deeper than the lower level, and also put some LED lighting in.
While the floor plan was tough to work with, the results turned out great.

This client loves to swim! Where the pool is now located a sports court used to be. This was a very difficult pool to build down a very steep hillside. The client wanted to turn this craftsman style landscape into something more modern with an again twist, we incorporate all emoluments in creating this resort like 'Staycation' spot.

Beach Lounging Area
Sometimes, today's open floor plans make it difficult to have a transition space from the entry to the rest of your "more private," living areas. This partitionary wall makes the rest of the home more private while also creating a warm and inviting entry space to greet guests.

Long area in master bedroom difficult to decorate. Could maybe put Queen bed in this area but side tables are difficult, especially with diagonal window wall. Likely a good space for wardrobe and maybe a small makeup desk & chair.

One of our more difficult project. The framing on this project was very difficult to keep all of the roof planes level.

Existing four wire shelves. weak installation into drywall without reinforcement or support. Confusing and unreachable storage. Difficult to organize and difficult to shop. Client had two other remote storage areas for overflow. We were able to combine all storage and put it at her fingertips.

History:
Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow.
Program:
The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel.
Solution:
A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned.
An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high!
The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

The petite lady of this house was finding it extremely difficult to access the items she needed on a regular basis. with only 3 drawers, utensils were a tangled mess, and the non-adjustable shelves in base and wall cabinets were difficult to reach. The existing breakfast bar prevented the fridge door from opening fully, and the finishes were tired looking. Drawers, roll-outs and super-susans in the corners made it easier for her to reach, the bright new finishes made it fresh and cheery, and careful planning improved the work triangle.
