Our poster project for The Three P's, this small midcentury home south of campus has great bones but lacked vibrancy - a je ne sais quoi that the clients were searching to savoir once and for all. SYI worked with them to nail down a design direction and furniture plan, and they decided to invest in the big-impact items first: built-ins and lighting and a fresh paint job that included a beautiful deep blue-green line around the windows. The vintage rug was an Etsy score at an awesome price, but only after the client spent months scouring options and sources online that matched the vision and dimensions of the plan. A good year later, the West Elm sofa went on sale, so the client took advantage; some time after that, they painted the kitchen, created the drop zone / bench area, and rounded out the room with occasional tables and accessories. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Recently, we were lucky enough to partner with One Kings Lane to lend a painting hand on a spring redesign of the fabulous Mindy Kaling’s NYC apartment. Mindy had worked directly with designer Sally Gotfredson of The Studio at One Kings Lane to help envision her space, and although Mindy herself was in L.A. for the majority of the project, Sally and the pros at OKL were able to expertly manage her project from the East Coast! When it came to the painting portion of the renovation, Mindy wanted the apartment to be “…a reflection of [her] street style – great accents on top of a neutral palette.” She wanted statement fixtures, like chandeliers, eye-catching artwork, and brass accents. And she wanted all of these on a fresh, clean palette for maximum effect. To achieve this, Paintzen kept it simple. We supplied white paint in a matte finish for all the ceilings and certain walls to create a bright, crisp surface over which Sally could create an impactful design. (Get the look with Delicate White!) Rather than feeling bland, these fresh and clean white walls made a huge difference with this makeover… and were the ideal option for Mindy’s Nolita home. It laid the foundation for all the beautiful, bold, and perfectly “Mindy” additions that One Kings Lane had in store for her home.

The Master Bedroom balcony provides second story outdoor living with tree top views, access to the grass roof and a connection to the lively local neighborhood below. To offset the higher cost of the grass roof we custom engineered and attained city approval of one of the first uses of a grass roof to meet Low Impact Development stormwater mitigation requirements on a single family residence in Los Angeles. The roof drainage now drains directly to the street, but was installed in anticipation of installation of a 2,500gal rainwater re-use cistern under the front yard for irrigation and toliet flushing further enhancing the project's water conservation design.

This pool gives you the feeling of swimming into the landscape. The broad, straight line of the horizon and the long, slender vertical lines of the pool underscore the expansiveness of the property, whose size unquestionably contributes to the impact of its natural beauty. The design is rather understated, creating the impression of having been copied directly from the pool’s natural setting. The landscape and the garden have retained their prominent role despite the addition of the natural pool. The pool blends in unassumingly with its surroundings and is sizeable enough to allow for the swimming of long laps. A natural pool is the obvious choice for locations such as this. Natural materials and plant filters are without a doubt the ideal option for gardens like these. The beautiful property certainly contributes a great deal to the overall visual impression, but the pool - as close to nature as possible and reduced to essentials - has the look and feel of a body of water that was created here quite naturally. The addition of the wooden planks and the long, slender shape of the pool are visually very appealing. The water’s edge of the regeneration area blends harmoniously into the landscape and appears as if it had grown there naturally over several years.

Considering the flashy nature and the innovative designs that rustic contemporary houses are sporting of late, it really is not easy to fabricate a home that can showcase a mountain rustic look with just the right touch of contemporary. Yet, this bold design, is really something ‘different' and the moment you lay your eyes on it, you cannot but help fall in love with its well-defined plan, sleek look, amazing use of natural stone and integration of BC fir and raw metal into the structure. This house is a direct design response to site, form and utility of building material, which combine to create a solid, robust structure. Disclosure of the stone work, expansive art glass windows and timber frame accents creates a visual impact. The front entry and facade is aligned with the midday sun. The long side of the triple garage act as a retaining wall. Inside this house, rooms slide into each other, dissolving the problem of further enclosure. The plan is unrestricted by the geometry and a sense of infinite space is achieved. Materials are reduced to a palette of metal, concrete, glass and timber, underpinning the desire for a rustic but still contemporary home to be basic and creating an embedded modesty.
