The La Calandria residence is a custom home situated in the heart of Los Angeles with views spanning all the way to Pasadena. The 2,234 square foot home has modern aesthetics including spanning views of the skyline below and consists of 4 spacious bedrooms and 4.5 bathrooms. Our client proposed two adjacent homes on a downslope lot which required various civil and structural engineering services. Our structural design team designed the hillside home on piles which included permanent shoring techniques that saved the client a substantial amount of money by not resorting to temporary shoring which can add time and cost to the project pipeline. The stormwater on the site was managed and directed to Low Impact Development flow-thru planters which are required in the city of Los Angeles whenever you are adding or proposing over 500 sqft of construction. The planters serve as a filter for contaminants in the stormwater and are beneficial for recharging the ground water system. Whether you are entertaining a group of friends on the roof top deck or below in the garden, the La Calandria residence is a perfect fit for those wanting the peace of a hillside home while catching any of the major freeways within minutes.

The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space. The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drainboard in the kitchen sink. We did custom bar stools with steel bases and upholstered seats.

Layout They’d initially planned on having an island but the layout changed a bit once our Kitchen Designer Jen went through the layout design process with them. Jen asks her customer A LOT of questions about exactly how they’ll use the kitchen, what their lifestyle is like, how often they have guests, what types of functionalities are more important for each area of the kitchen. At first glance, the before and after pictures don’t show drastic layout changes. But trust us; the few tweaks we made in the plans gave Barbara and Larry a TON of extra functionality in the kitchen. Jen helped them make some minor changes to adjust the angles, upgrade the interior set up of the cabinetry, connect the counter to the small office area and tweak the oven area. All those small changes added up to a HUGE impact in the usability and function of the kitchen. Design Once they nailed down the layout – Jen started working with Larry and Barbara on colors and finishes. This process can be quick if you know what you want (like Barbara did). Jen says “It’s all in the direction you want to go – warm and inviting, simple and clean, unique or details, etc.” Barbara and Larry really wanted the kitchen design to tie in well with the beautiful, mid-century modern pieces they had in the adjoining dining room. So that also had a big impact on the final design. The Finished Product When all was said and done we ended up redesigning the kitchen, butler’s pantry and even upgraded the vanity in the powder room. The before and after’s really speak for themselves.

Recently, we were lucky enough to partner with One Kings Lane to lend a painting hand on a spring redesign of the fabulous Mindy Kaling’s NYC apartment. Mindy had worked directly with designer Sally Gotfredson of The Studio at One Kings Lane to help envision her space, and although Mindy herself was in L.A. for the majority of the project, Sally and the pros at OKL were able to expertly manage her project from the East Coast! When it came to the painting portion of the renovation, Mindy wanted the apartment to be “…a reflection of [her] street style – great accents on top of a neutral palette.” She wanted statement fixtures, like chandeliers, eye-catching artwork, and brass accents. And she wanted all of these on a fresh, clean palette for maximum effect. To achieve this, Paintzen kept it simple. We supplied white paint in a matte finish for all the ceilings and certain walls to create a bright, crisp surface over which Sally could create an impactful design. (Get the look with Delicate White!) Rather than feeling bland, these fresh and clean white walls made a huge difference with this makeover… and were the ideal option for Mindy’s Nolita home. It laid the foundation for all the beautiful, bold, and perfectly “Mindy” additions that One Kings Lane had in store for her home.

Thoughtful details make this small powder room renovation uniquely beautiful. Due to its location partially under a stairway it has several unusual angles. We used those angles to have a vanity custom built to fit. The new vanity allows room for a beautiful textured sink with widespread faucet, space for items on top, plus closed and open storage below the brown, gold and off-white quartz countertop. Unique molding and a burled maple effect finish this custom piece. Classic toile (a printed design depicting a scene) was inspiration for the large print blue floral wallpaper that is thoughtfully placed for impact when the door is open. Smokey mercury glass inspired the romantic overhead light fixture and hardware style. The room is topped off by the original crown molding, plus trim that we added directly onto the ceiling, with wallpaper inside that creates an inset look.

Opposite that opening to the dining room, we created a new custom hutch that has the upper doors bypass doors incorporate an antique mirror, then led they magnified the light and view opposite side of the room. The ceilings we were confined to eight foot four, so we wanted to create as much verticality as possible. All the cabinetry was designed to go to the ceiling, incorporating a simple coat mold at the ceiling. The west wall of the kitchen is primarily floor-to-ceiling storage behind paneled doors. So the refrigeration and freezers are fully integrated.

The solid walnut staircase rises up from the elegant, herringbone patterned hardwood floors and pairs beautifully with the figured walnut back-paneled wall. The custom railing serves as an exclamation point to the rich design.

This client came to us wanting to enhance their existing space by using some creative finishes for walls. They hoped to make the home feel more modern with an urban rustic vibe as opposed to the traditional architectural style of the structure but did not know how to accomplish this transition. Upon our arrival it was noted that all walls had been painted white which was determined too harsh and did not achieve the modern feel the homeowner had hoped to evoke. The space was softened by using a subtle and fresh color palette with one accent color for impact. Teal was the color selected to create a continuous thread of pop in varying degrees in each room which included the Entry Hall, Dining Room and Living Room. Touches of black were injected into each space due to the client’s previous purchases of a drum fixture for the living room and black dining table; both gave direction on scale and style. The Entry Hall was given powerful impact as someone enters the home by taking its cue from the abstract art selected for the Dining Room. A faux concrete wall was created with the use of artistically combined colors. In the Dining Room, the use of classic chairs are successfully made modern by upholstering in teal leather which added both continuity and unexpected interest next to the velvet Greek Key pattern found on host chairs. In the Living Room custom upholstered sofa and chairs are grounded by a rug that brings all colors together. A unique copper rivet finish was applied in the niches that flank the fireplace as a contrast to whimsical amber crystal mini chandeliers hung over modern consoles that display simple yet exciting teal bowls. The final furnishings, art and accessories ultimately brought the entire home together in a rustic, modern way that is warm and inviting reflecting the unique personality of the people who live there.

Yet, this bold design, is really something ‘different' and the moment you lay your eyes on it, you cannot but help fall in love with its well-defined plan, sleek look, amazing use of natural stone and integration of BC fir and raw metal into the structure. This house is a direct design response to site, form and utility of building material, which combine to create a solid, robust structure. Disclosure of the stone work, expansive art glass windows and timber frame accents creates a visual impact. The front entry and facade is aligned with the midday sun. The long side of the triple garage act as a retaining wall. Inside this house, rooms slide into each other, dissolving the problem of further enclosure. The plan is unrestricted by the geometry and a sense of infinite space is achieved. Materials are reduced to a palette of metal, concrete, glass and timber, underpinning the desire for a rustic but still contemporary home to be basic and creating an embedded modesty.
