The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. The photographs below are of a Polished limestone floor that had been installed in the Kitchen of a house in Cheltenham approximately eight years prior. The polish and sealer had worn off over that time allowing dirt to become ingrained into the pores of the stone making it difficult to clean. This is a common problem with all types of porous stone and tile which need to be sealed to maintain their appearance. Sealers do wear down over time with use however and need to be maintained, this is why Tile Doctor have created a maintenance program whereby we pop by every 12 months to give the floor a light clean and top-up the sealer, it only takes a few hours, but it keeps your sealer in good condition. Cheltenham by the way is a lovely town situated on the edge of the Cotswolds which is an area of Outstanding Natural Beauty. It has a racecourse and is well known for the mineral springs which were discovered here in 1716. My first job was to protect the wooden kitchen units from any splashes by covering them some cotton sheets. Next, I set about restoring the Limestone’s appearance using a set of Burnishing Pads which is a form of polishing which involves the sequential application of four diamond encrusted pads of different grit levels. The first pad applied is a Coarse 400 grit pad which is applied to the floor with a buffing machine and lubricated with water. This process grinds away the top layer of dirt and staining from the stone, along with any old sealer, the floor is then rinsed to remove the soil that is generated. I then move through the system, applying the Medium and then Fine pads using less and less water as you go but rinsing in-between and extracting the water with a wet-vac machine. Once I was happy with the stone I scrubbed the grout lines to remove any soiling that the pads had failed to pick up. The floor was then given a final rinse and the wet vacuum used to extract as much moisture as possible. The floor was then left to dry out completely overnight. The next day I gave the floor a polish with the Very Fine 3,000 grit diamond burnishing pad, this is applied using a technique we call a “spray burnish” due to the fact that very little water is used during its application. The next step was to seal the stone using for which I used Tile Doctor Colour Grow which is an impregnating sealer that protects the stone from within by occupying its pores. Colour Grow also has the added benefit of intensifying the natural colours in the stone. The floor was then left to dry for an hour before I gave it one final dry polish using the Very Fine burnishing pad. It’s always a great surprise to find old tiled flooring hidden underneath carpet or linoleum which appears especially common with 19th century properties where it’s not unusual for the owners to uncover fantastically patterned, original Victorian tiled floors and, naturally, they want to restore them to their former glory. If you have a property of this type you might want to look under the carpets. The majority of the time, however, these tiles have been covered up for decades, allowing for thick layers of muck to build-up and are invariably damaged carpet grippers, surface glue and adhesive tape. This was pretty much the case with this customer who lives in the town of Warminster and was keen to have her own newly discovered Victorian hallway brought back to life, and called me down to see what could be done. Upon arrival at the property, I determined that the tiles would definitely require a very deep clean, including the remove of numerous glue stains, followed by the application of a new seal. Before I could begin the deep cleaning process, I needed to remove the carpet grippers and surface glue, attempting to remove as much as possible by hand using a scraper. For the particularly stubborn areas, I applied Tile Doctor Remove & Go, a powerful stripper specially designed to break down adhesives and solvents, and left it to dwell for 20 minutes to eat through the glue deposits. I then attached a black pad to a rotary machine and scrubbed the area thoroughly to clean the affected areas, before removing the resulting slurry using a wet vacuum and rinsed with clean water. Once I was satisfied that all of the glue had been removed, I proceeded to soak the floor using a solution of the high alkaline cleaner known as Tile Doctor Pro Clean. This is a versatile product that can be used on a wide range of natural stone floors to deal with heavy soil build-up. I left the Pro-Clean to dwell for ten minutes, and then scrubbed it into the tiles to remove the ingrained dirt and also to break down any old and ineffectual seals. The floor was then once again rinsed thoroughly with clean water which was then extracted using a wet vacuum before being left to dry for a couple of days. Upon our return to the property I immediately tested the floor for damp using a damp meter. This is an extremely important test to carry out before sealing any kind of tiled flooring, due to the fact that excess moisture left over from cleaning can cloud the sealer and damage its ability to protect against dirt and stains. Thankfully, the damp test revealed no excess moisture, and I was able to proceed with sealing the tiles. My choice of sealer was Tile Doctor Seal and Go, a water-based topical sealer that simultaneously provides both a stain resistant surface seal and a durable and aesthetically pleasing low sheen finish, also being water based it doesn’t give off a smell as it dries. This is a very cost effective product that is highly suitable for use on Victorian and Quarry tiles, I applied five costs to achieve the desired finish. The customer was very pleased with the final results. It’s always satisfying to restore original Victorian tiled floors to looking their best once again – and this one was no exception.
