The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family. Project Goals Increase the performance of their home by improving energy efficiency by at least 40% and lowering their natural gas and electric utility costs. Increase the comfort of their home that was being compromised by an inadequate HVAC design, inadequate insulation, inefficient and compromised wood windows, and copious air intrusions and drafts. Kitchen Over 150K If you ever found yourself shopping for a new home, finding a model home, falling in love with this model home and immediately signing on the dotted line. Yet after a few months of moving into your new home you realize that the kitchen and the layout of main level will not work out for your lifestyle. The model home you fell in love with was furnished with beautiful furniture distracting you from concentrating on what is really important to you. This is what happened to this couple in Ashburn, VA, after purchasing their dream home. The kitchen lacked natural light, while its location was not ideal and was disrupting their daily routine. After a careful review of the kitchen design, a plan was formed to upgrade the kitchen. Their kitchen was moved to a location between the two-story family room and front dining room. To the left of the family room there was a breakfast eating area that was not serving any purpose. Our design incorporated the breakfast area placed along a couple feet from an adjacent pantry space to create this new dream kitchen. By knocking down a few bearing walls, we have placed the main sink area under large backside windows. Now the kitchen can look into their beautiful backyard. A major load bearing wall between the old breakfast room and adjacent two-story family was taken down and a big steel beam took the place of that, creating a large seamless connection between the new kitchen and the rest of the home. A large island was implemented with a prep sink, microwave, and with lots of seating space around it. Large scale professional appliances along with stunning mosaic backsplash tiles complement this amazing kitchen design. Double barn style door in front of the pantry area sets off this storage space tucked away from rest of the kitchen. All the old tile was removed and a matching wide plank distressed wood floor was installed to create a seamless connection to rest of the home. A matching butler pantry cabinet area just outside of dining room and a wine station/drink serving area between family room and main foyer were added to better utilize the multi-function needs of the family. The custom inset cabinetry with double layers and exotic stone counter top, distressed ceiling beams, and other amenities are just a few standouts of this project.

Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

The homeowners wanted to transform an outdated kitchen into a modern, high-performance space designed for a serious home cook. Their goal was to integrate premium appliances—specifically a Wolf range and a high-capacity hood system—while avoiding the cost and disruption of a full kitchen replacement. This project focused on thoughtful design, strategic reuse of existing elements, and custom solutions that delivered a refined contemporary aesthetic without compromising functionality or efficiency.

Located at the top of Flagstaff Rd., this new 4,700sf. mountain modern home embodies all there is to enjoy about Colorado. The owners love animals – and their bustling foothills ranch includes horses, dogs, cats and a couple of two footed little ones. Staying connected to nature was paramount to the owners. The home sits on a magnificent, private 35 acre property adjacent to Open Space, and covered in Doug Fir, beautiful rock outcroppings and open pastures. The house gracefully steps down the challenging terrain, stitching it into the hillside. This passive solar home is oriented to the epic views to the south. The soaring Great room, dining room and kitchen open out onto a giant covered porch for the ultimate in indoor/outdoor living. The open floor plan allows sunlight and views from every direction. The gourmet kitchen can accommodate the whole family and is filled with custom details. Making life a little easier and more organized for the owners, they enter from the garage through a hard-working mud room/laundry with dog wash. The family dogs are a central part of their lives and the owner asked that we design bespoke kennels built-into the live-edge, Doug Fir slab casework in the dining room, so that the dogs could be with the family during meals, without giant plastic crates dominating the room. The home is filled with custom details like built-in art niches in the Great Room, a unique front entry porch, and cozy window seats in the kid’s bedrooms. Below a unique Aspen leaf chandelier, follow the stone walled stairwell down to the walk-out basement. The lower level includes a guest room, exercise room, a rec room/media room with wet-bar, and opens to a hot tub and a mountain lion-safe outdoor dog run. The house is divided into three parts: the detached garage, the main social spaces + guest & kids bedrooms, and the Primary bedroom suite. From the Great Room, the owners cross a dramatic glass bridge to reach the primary suite, giving a sense of privacy to this special retreat. The primary bedroom has a window seat, magical views, vaulted ceilings, its own private covered patio, and a barn door to the bathroom. The primary bathroom has a striking slot window between the floating vanities, again connecting the owners to nature at every turn. The sculptural soaking tub sits on an elevated plinth in a recessed nook – ideal for watching the deer, elk, moose, coyotes, raptors, turkeys, foxes, bears and mountain lions walk by. The property also boasts a detached horse barn and hay barn, and an outdoor riding ring. The near-Net-Zero (HERS 10) home’s green features include a ground source heat pump, 10KwH of solar photovoltaics, an ERV, foam insulation, and Energy Star windows. The native landscaping conserves water and minimized disruption to the idyllic site.

For this mid-century modern, for all their noted openness, the kitchen was closed off from the public, living areas. Hard to entertain to a wall. This we fixed. The other big flaw was the flow. While there was no way to economically change the path of travel through the kitchen. Nudging here and there could at least reduce the disruption at the core kitchen work areas. Mini excavators were used to ensure minimal disruption to this small and difficult-to-access site. Construction was also challenging, with a lot of rain during excavation. However, the result has thrilled this family and transformed the backyard into a focal point of relaxation and enjoyment.
