The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. White floors can be challenging to use, but when pulled off correctly are extremely rewarding. An instant statement-maker, they often present the challenge of maintenance. For Nordland, we specifically created a slightly weathered pattern with darker knots, so that they do not reveal dirt as quickly. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. The focal point in the kitchen is the deep navy, French range positioned in an alcove trimmed in distressed natural wood and finished with handmade tile. The arched marble backsplash of the bar creates a dramatic focal point visible from the dining room.

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

The mixture of grey green cabinets with the distressed wood floors and ceilings, gives this farmhouse kitchen a feeling of warmth. Cabinets: Brookhaven and the color is Green Stone Benjamin Moore paint color: There's not an exact match for Green Stone, but Gettysburg Grey, HC 107 is close. Sink: Krauss, model KHF200-30, stainless steel Faucet: Kraus, modelKPF-1602 Hardware: Restoration hardware, Dakota cup and Dakota round knob. The finish was either the chestnut or iron. Floors: European Oak that is wired brushed. The company is Provenza, Pompeii collection and the color is Amiata. Distressed wood: The wood is cedar that's been treated to look distressed! My client is brilliant , so he did some googling (is that a word?) and came across several sites that had a recipe to do just that. He put a steel wool pad into a jar of vinegar and let it sit for a bit. In another jar, he mixed black tea with water. Brush the tea on first and let it dry. Then brush on the steel wool/vinegar (don't forget to strain the wool). Voila, the wood turns dark. Andrew McKinney Photography

This couple purchased a second home as a respite from city living. Living primarily in downtown Chicago the couple desired a place to connect with nature. The home is located on 80 acres and is situated far back on a wooded lot with a pond, pool and a detached rec room. The home includes four bedrooms and one bunkroom along with five full baths. The home was stripped down to the studs, a total gut. Linc modified the exterior and created a modern look by removing the balconies on the exterior, removing the roof overhang, adding vertical siding and painting the structure black.
