This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction.
With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included:
•A geologic review
• Percolation test (for septic)
• Water well probability analysis
• Grading analysis
• Biologic review
• Site survey and topographic mapping
• Earthquake zone and archeological clearances
With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.

This beautiful, 1,600 SF duplex three-bedroom, two-bath apartment in the heart of the West Village was originally a diamond in the rough with great potential. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

This lakeside home is in a beautiful location, but the original design was dated, and not functional. The Clients requested a major end-to-end renovation involving adding a 3rd floor loft, expanding the home’s footprint, and redesigning every room. Their vision included lots of bright colors and plenty of room for entertaining. This spectacular renovation was featured in the “Parade of Homes”, and also documented in various publications.

The Net Zero Barn is one half of a larger project (see “Farm House Renovation”). When the new owners acquired the property, their hope had been to renovate the existing barn as part of the living space; the evaluation of the structural integrity of the barn timbers revealed that it was not structurally stable, so the barn was dismantled, the timber salvaged, documented, and repaired, and redeployed in the “Farm House Renovation”. The owners still wanted a barn, so CTA sourced an antique barn frame of a similar size and style in western Ontario, and worked with a timber specialist to import, restore, and erect the frame on the property. The new/old barn now houses a sleeping loft with bathroom over a tv area and overlooking a large pool table and bar, sitting, and dining area, all illuminated by a large monitor and triple paned windows. A lean-to garage structure is modelled on the design of the barn that was removed. Solar panels on the roof, super insulated panels and the triple glazed windows all contribute to the Barn being a Net Zero energy project. The project was featured in Boston Magazine’s December 2017 Issue and was the 2020 Recipient of an Award Citation by the Boston Society of Architects.

New deck/ balcony and staircase design for a 100 year home. We helped with both permitting and construction documents. The staircase and deck/ balcony provides access to the 2nd floor of the home, gives expansive views, and provides an egress route in case of emergency. This hillside home in Piedmont, CA was remodeled to change the style from a 1940's rancher with eight foot ceilings and dark interiors, into a modern geometric composition with vast white interiors for casual living and generous daylighting for displaying the artist-owner's works.
In a city known for rigorous and difficult design review, an addition, two variances, and a full stylistic change were unanimously approved on the first round. All sloped roofs and attics were eliminated and replaced by a series of stacked and overlapping flat roofs. This made the house taller on the inside and shorter on the outside, which helped earn design review cooperation in the community. Windows were concentrated toward the rear yard views or moved up high on the side walls for daylight and privacy, benefitting the owners as well as the neighbors.
At the start, the owner husband was so enthusiastic and engaged in transforming his house into something modern that he presented the architect with a scaled foamcore model, rather than the usual magazine clippings and wish list. He participated in the design decisions throughout the process. The owner wife is the artist who did all the artwork in the house. She had been craving a display space with large walls and good natural light. Both of them loved the location and great views.
The project was an opportunity to transform the style of an older traditional home into a modern one, while solving numerous problems. By rebuilding the 1800 ft2 top of the 3-story home it was possible to change the style of the whole building, since the lower floors were a neutral base, and also to change the lifestyle of the owners, who wanted to move their master suite upstairs and live primarily on the top floor as empty nesters.
Going into the project, the architect knew there were multiple encroachments into the setbacks and potential privacy issues with close by neighbors. He approached this as a complex puzzle made up of architectural and political pieces which all had to fit together elegantly. It took many careful moves, small and large, to arrive at a serene and cohesive result that tied old and new together seamlessly.
The design-build contractor worked closely with the owners and handled all of the construction phase documents and design adjustments, adding ideas of their own to make the project really sing.
The project was a collaboration in three acts. The owner had a strong design concept from the start. The architect developed it into a realistic project and garnered the design approvals. Then the contractor executed brilliantly
