Hammer & Hand, Alice Design, and Domestic Arts worked together to transform an unfinished basement into a multifunctional guest bedroom and family room. The finished basement now serves many purposes: family entertainment room, guest bedroom, extra storage, laundry room, and mudroom when entering from the carport. The Main Stay House exists as a straightforward proposal on an urban infill lot, paring down the components of a house to a minimal amount of planes and openings. The scheme is anchored by a modern entry sequence and a staircase volume, both clad in iron spot masonry externally and internally, creating thresholds between the respective realms of public, common and private, by minimal means. The masonry contrasts with an otherwise muted interior atmosphere of smooth, desaturated surfaces. The entry sequence is a twist upon the conventional domestic front door, front facade, and fence. The front masonry wall replaces the typical residential fence and frames an indirect access to the front door, functioning as a privacy barrier while revealing slices of the interior to the public street. The staircase bifurcates the layout to provide a clear division between the common and private zones of the house, while clearly reading as a mass from all outside view. Brick and glass become portals between common and private zones. The design consolidates the service core along the west façade, allowing the structure to fully open the living zone to the pool court and existing trees. The Twin Peaks Passive House + ADU was designed and built to remain resilient in the face of natural disasters. Fortunately, the same great building strategies and design that provide resilience also provide a home that is incredibly comfortable and healthy while also visually stunning. This home’s journey began with a desire to design and build a house that meets the rigorous standards of Passive House. Before beginning the design/ construction process, the homeowners had already spent countless hours researching ways to minimize their global climate change footprint. As with any Passive House, a large portion of this research was focused on building envelope design and construction. The wall assembly is combination of six inch Structurally Insulated Panels (SIPs) and 2x6 stick frame construction filled with blown in insulation. The roof assembly is a combination of twelve inch SIPs and 2x12 stick frame construction filled with batt insulation. The pairing of SIPs and traditional stick framing allowed for easy air sealing details and a continuous thermal break between the panels and the wall framing. Beyond the building envelope, a number of other high performance strategies were used in constructing this home and ADU such as: battery storage of solar energy, ground source heat pump technology, Heat Recovery Ventilation, LED lighting, and heat pump water heating technology. In addition to the time and energy spent on reaching Passivhaus Standards, thoughtful design and carefully chosen interior finishes coalesce at the Twin Peaks Passive House + ADU into stunning interiors with modern farmhouse appeal. The result is a graceful combination of innovation, durability, and aesthetics that will last for a century to come. Despite the requirements of adhering to some of the most rigorous environmental standards in construction today, the homeowners chose to certify both their main home and their ADU to Passive House Standards. From a meticulously designed building envelope that tested at 0.62 ACH50, to the extensive solar array/ battery bank combination that allows designated circuits to function, uninterrupted for at least 48 hours, the Twin Peaks Passive House has a long list of high performance features that contributed to the completion of this arduous certification process. The ADU was also designed and built with these high standards in mind. Both homes have the same wall and roof assembly ,an HRV, and a Passive House Certified window and doors package. While the main home includes a ground source heat pump that warms both the radiant floors and domestic hot water tank, the more compact ADU is heated with a mini-split ductless heat pump. The end result is a home and ADU built to last, both of which are a testament to owners’ commitment to lessen their impact on the environment.

Casual and relaxed, yet comfortable and elegant, this dining room continues in the theme of seaside decor. Mixing finishes and patterns in the space lends a feel of informality. Relaxing tones of seafoam, ivory, and sand complete the palette.

Soapstone is the only counter top material that is not affected by heat and resists staining. You can spill on it, or place a hot pot directly on the counter. Soapstone was the material of choice for thousands of laboratory countertops for many years because it is completely non-absorbent. It is comparably priced with most other counter top materials. It is soft and will show wear, but scratches are quite easy to repair with a little mineral oil. Soapstone was used by Native Americans in Maryland; it is a traditional and natural material.

Hammer & Hand and architect Kevin Fischer (of Alice Design) and Charlotte Cooney (of Domestic Arts) transformed an exposed and underutilized yard area into a space for entertaining, relaxing, and guest quarters. Prestige seized the opportunity to build one of the hottest trends in Seattle architecture: living small and smart in a contemporary DADU (detached accessory dwelling unit). This modern structure boasts engineered wide-plank wood flooring and refined CVG fir cabinetry. The one bedroom dwelling feels much larger than its 492 square feet and includes vaulted ceilings, a spacious ¾ bathroom, and a greatroom that opens to the privacy-screened deck. The large windows welcome natural light and views of Mount Rainier and Lake Washington. Of special construction note: interior design decisions include under-cabinet LED kitchen lighting, sleek solid-surfacing countertops, penny round tile backsplash, and a stainless steel appliance package.
