In the quite streets of southern Studio city a new, cozy and sub bathed bungalow was designed and built by us.
The white stucco with the blue entrance doors (blue will be a color that resonated throughout the project) work well with the modern sconce lights.
Inside you will find larger than normal kitchen for an ADU due to the smart L-shape design with extra compact appliances.
The roof is vaulted hip roof (4 different slopes rising to the center) with a nice decorative white beam cutting through the space.
The bathroom boasts a large shower and a compact vanity unit.
Everything that a guest or a renter will need in a simple yet well designed and decorated garage conversion.

This classical sized LA bathroom is 9' by 4' with a shower stall of 3' by 3'.
The color scheme was to go with whites and gray but with a touch of earth tones coming from the accent Limestone tiles.
to gain additional space we used a 18" deep vanity and a great skirted toileted with 11" rough-in drain.
the floors are white wood look a like ceramic tiles and gray matching wood look a like tile baseboards.
The center piece of the whole bathroom is the shower, using vertical chevron style tile gives the feeling of space and at the same time the chevron shape adds depth.
for the accent of the shower unit we used mosaic 3D shapes of limestone tile and to finish it off a stainless steel hidden drain and a Hansgrohe shower system.

A run down traditional 1960's home in the heart of the san Fernando valley area is a common site for home buyers in the area. so, what can you do with it you ask? A LOT! is our answer. Most first-time home buyers are on a budget when they need to remodel and we know how to maximize it. The entire exterior of the house was redone with #stucco over layer, some nice bright color for the front door to pop out and a modern garage door is a good add. the back yard gained a huge 400sq. outdoor living space with Composite Decking from Cali Bamboo and a fantastic insulated patio made from aluminum. The pool was redone with dark color pebble-tech for better temperature capture and the 0 maintenance of the material.
Inside we used water resistance wide planks European oak look-a-like laminated flooring. the floor is continues throughout the entire home (except the bathrooms of course ? ).
A gray/white and a touch of earth tones for the wall colors to bring some brightness to the house.
The center focal point of the house is the transitional farmhouse kitchen with real reclaimed wood floating shelves and custom-made island vegetables/fruits baskets on a full extension hardware.
take a look at the clean and unique countertop cloudburst-concrete by caesarstone it has a "raw" finish texture.
The master bathroom is made entirely from natural slate stone in different sizes, wall mounted modern vanity and a fantastic shower system by Signature Hardware.
Guest bathroom was lightly remodeled as well with a new 66"x36" Mariposa tub by Kohler with a single piece quartz slab installed above it.

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing.
The new kids’ bathroom was given a good size to work with. 5.5’ by 9’.
Allowing us to have a good size shower with a bench, 3’ vanity and comfortable space for the toilet to be placed.
The bathroom floor is made of white Thasos marble for a neutral look since the wall tiles were so unique in color and design.
The main walls of the bathroom are made from blue subway tiles with diagonal lines pattern while the main wall is made of large 24”x6” tile with diamond/triangle shapes in different warm and cool colors.
Notice the unique shampoo niche in the bench area, it continues into the pony wall as well without any interruptions thus creating a long L-shaped space for all the bath items to remain hidden.

Facelift to this bathroom included removal of an internal wall that was dividing the vanity area from the toilet \ shower area. A huge shower was constructed instead (4.5' by 6.5') the vanity was slightly moved to allow enough space for a wall mounted toilet to be constructed.
1920's hand painted concrete tiles were used for the floor to give the contrast to the modern look of the toilet and shower, black hexagon tiles for the shower pan and the interior of the shampoo niche and large white subway tiles for the shower wall.
The bench and the base of the niche are done with a 1 piece of Quartz material for a sleek and clean look.
The vanity is a furniture style with storage underneath and Carrera marble on top.
All the plumbing fixtures are by Kohler with a vibrant modern gold finish.

This vast open master bath is about 300 sq. in size.
This color combination of Black, gold and light marble is a traditional color scheme that received a modern interpretation by us.
the black mosaic tile are used for the step to the tub, shower pan and the vertical and shampoo niche accent tiles have a combo of black glass and stone tile with a high gloss almost metallic finish.
it boasts a large shower with frame-less glass and a great spa area with a drop-in Jacuzzi tub.
the large windows bring a vast amount of natural light that allowed us to really take advantage of the black colors tile and tub.
The floor tile (ceramic 24"x24 mimicking marble) are placed in a diamond pattern with black accents (4"x4" granite). and the matching staggered placed tile (18"x12") on the walls.

Creation of a new master bathroom, kids’ bathroom, toilet room and a WIC from a mid. size bathroom was a challenge but the results were amazing.
The master bathroom has a huge 5.5'x6' shower with his/hers shower heads.
The main wall of the shower is made from 2 book matched porcelain slabs, the rest of the walls are made from Thasos marble tile and the floors are slate stone.
The vanity is a double sink custom made with distress wood stain finish and its almost 10' long.
The vanity countertop and backsplash are made from the same porcelain slab that was used on the shower wall.
The two pocket doors on the opposite wall from the vanity hide the WIC and the water closet where a $6k toilet/bidet unit is warmed up and ready for her owner at any given moment.
Notice also the huge 100" mirror with built-in LED light, it is a great tool to make the relatively narrow bathroom to look twice its size.

The galley kitchen is a familiar style in the older homes of southern California, we reconfigured the division of space by moving the wall between the laundry area and the kitchen this allowed us to gain additional need space at low expense. The color scheme was whites and light gray for the contrast.
The unique stone farmhouse sink acts as a centerpiece of the kitchen. the quartz reflection counter and the glass tile backsplash utilizing all the natural light coming in to reflect it all over and creates a light and bright feeling as you walk through the space. To add warmth to the kitchen and tie it to the rest of the house we used ceramic tiles mimicking wood look and texture.

A small galley kitchen in a standard LA home is a common sight in Los Angeles.
The wall between the laundry room and the kitchen was removed to create one big open space.
The placement of all large appliances ( Fridge, Washer\Dryer and Double oven) on a single full height built-in cabinets wall opened up all the rest of the space to be more airy and practical.
The custom made cabinets are in a traditional manner with white finish and some glass doors to allow a good view of the good chinaware.
The floors are done with wood looking tile and color matched to the dark oak floors of the rest of the house to create a continuality of colors.
The backsplash is comprised of two different glass tiles, the larger pieces as the main tile and a small brick glass as the deco line.
The counter top is finished with a beveled edge for a touch of modern look.

Mixing different bunch grasses, like these two forms of fescue, add personality to low ground cover areas.

A European modern interpretation to a standard 8'x5' bathroom with a touch of mid-century color scheme for warmth.
large format porcelain tile (72x30) was used both for the walls and for the floor.
A 3D tile was used for the center wall for accent / focal point.
Wall mounted toilet were used to save space.

Yellow winter flowers of Sedum rubrotinctum will give way to delicate chartreuse foliage. Dwarf Mexican Sage (Salvia leucantha 'Santa Barbara' is just starting to bloom in the same purple hue as the Wandering Jew.
