Formerly the workshop of mid-century artisans, this manufacturing building in NYC's SoHo neighborhood was transformed into an 11,000 sf townhouse. The home features a full level spa, two-story living room, six bedrooms, eleven bathrooms, and rooftop addition with pool.
Neighboring buildings were underpinned to lower the cellar to accommodate the spa which features dry stacked stone walls that blend into the swimming pool and hot tub and are featured throughout the entire level. The architect’s vision was to have visual recognition that the space was below ground. Thinking about the striations of the earth beneath its surface, he was inspired by the Therme Baths and Spa in Zurich where all the walls are clad with narrow strips of Vals quartzite. After seeing a rendering, the stone supplier advised that only certain stones could survive constant submersion in pool water and the stone should not have the cleft face he had originally imagined due to bacteria issues. Honed, Super Grey granite with white veining was used – the slabs cut into long 3” wide strips installed at random lengths to accentuate the concept of layering as found in the Earth.
The kitchen was designed to feel more like a furnished room to integrate with the family room. The architect addressed this through materials and the design of the over-sized island. The countertop is the only veined stone in the kitchen – a beautiful single slab of Super White marble. The island is clad in mirror-polished stainless steel, transforming it into a beautiful piece of furniture that blends into the space.
A two-story living room with 22' ceilings created a problem of comfortable scale. The key was the fireplace – the strongest vertical element in the room. By using horizontal vein-cut slabs of light-colored Driftwood marble, the scale of the space instantly became more intimate.

Small but super usable space. All the space needed for storage, folding, washing and drying.

Carl's outdated master bathroom needed a functional upgrade with a modern aesthetic. His primary focus was the cramped shower and bulky bathtub, which took up valuable space but offered limited utility.
By removing the old shower and tub, we completely transformed his bathroom into a spa-like retreat with a custom-designed shower area that offers both style and comfort.
The remodel opened up the bathroom by removing the old tub and expanding the shower. Featuring a herringbone tile pattern in Blu Notte Polished 3x16, the new shower walls stand out with their bold, polished finish.
A pony wall was added for enhanced privacy. The custom-built bench in the new dry-off area integrates seamlessly with the shower design, bringing additional comfort and functionality.
Frameless glass supported by brushed nickel clips enhances the clean, modern aesthetic, allowing light to flow freely through the room.
Snow White hex tiles on the shower floor provide a timeless appearance while offering practical slip resistance.
Complementing the design, the pony wall and bench in the dry-off area are finished with Super White tile, creating a seamless and harmonious look throughout the space.
Carl's bathroom is now a modern, functional retreat with sleek finishes and a spacious custom shower, offering luxury and comfort.

This transformation started with a builder grade bathroom and was expanded into a sauna wet room. With cedar walls and ceiling and a custom cedar bench, the sauna heats the space for a relaxing dry heat experience. The goal of this space was to create a sauna in the secondary bathroom and be as efficient as possible with the space. This bathroom transformed from a standard secondary bathroom to a ergonomic spa without impacting the functionality of the bedroom.
This project was super fun, we were working inside of a guest bedroom, to create a functional, yet expansive bathroom. We started with a standard bathroom layout and by building out into the large guest bedroom that was used as an office, we were able to create enough square footage in the bathroom without detracting from the bedroom aesthetics or function. We worked with the client on her specific requests and put all of the materials into a 3D design to visualize the new space.

The layout of the bathroom needed to change to incorporate the larger wet room/sauna. By expanding the room slightly it gave us the needed space to relocate the toilet, the vanity and the entrance to the bathroom allowing for the wet room to have the full length of the new space.
This bathroom includes a cedar sauna room that is incorporated inside of the shower, the custom cedar bench follows the curvature of the room's new layout and a window was added to allow the natural sunlight to come in from the bedroom. The aromatic properties of the cedar are delightful whether it's being used with the dry sauna heat and also when the shower is steaming the space. In the shower are matching porcelain, marble-look tiles, with architectural texture on the shower walls contrasting with the warm, smooth cedar boards. Also, by increasing the depth of the toilet wall, we were able to create useful towel storage without detracting from the room significantly.
This entire project and client was a joy to work with.

The stainless steel washer & dryer have their own custom unit with beveled white subway tile backsplash, New Super White Quartzite top and drying rack area. The dated utility sink was replaced by an undermount stainless steel sink and pull-out spray faucet.

Super proud of this transformation! We removed the wire racks above the laundry units and replaced them with stock cabinetry, painted the beige counter white, swapped out a broken plastic sink for a stainless steel option + new faucet, added luxury vinyl plank flooring, relocated the lights and added a junction box to have two matching chandeliers instead of one center light, added a custom surround for the laundry units that can easily open when necessary to get to the water shut off, added wallpaper, shirt hanging rod, two clothes hanging racks and a mirror to reflect all this happiness. Seller was THRILLED with this transformation and couldn't believe she had suffered a sad, dark laundry room for years prior. This was NOT an expensive re-do either - just looks like it!!

The girls are collecting seeds from this perennial. They loved learning about when to harvest them and how to save them to use as bird seed. They also know which birds will be attracted by this specific plant both when flowering and by the seed.

This kitchen is the embodiment of sophistication. We opted for a stately Chocolate finish, which is enhanced even further by the Ebony Glaze. Yorkshire Camed Glass Inserts add to the feeling of being on a grand estate, while black granite countertops add opulence.
Made for food lovers, we created a cooking zone that's filled with smart storage solutions including a Wall Hood Mantle Cabinet, Under Cabinet Open Storage and Base Pantry Pull-out. Near the oven, we also included Base Pots and Pans Storage as well as an Asymmetrical Easy Reach Super Susan, which is a beautiful way to access dry ingredients. Counter space to the right and left, plus the large island behind the stove give the chef plenty of room to prepare dishes.
Special touches such as a Base Z-Angle, Spindles and Apple Legs add to the overall grand look of the kitchen.

This room shows super white but was much better in person. We took a brown tuscan style vanity and painted is a Benjamin Moore color, left the gorgeous granite top, added a new mirror and lighting and an oversized sketch drawing for interest. We did NOT update the flooring but did steam clean it. We know the buyers will most likely change the floor and vanity but we succeeded in a low cost update from the previous very dark look. If the budget allowed, we would have done picture molding or wallpaper for added interest.
