We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Sparkle and pizzazz was added with purple, crystal and mirrored accessories. The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness. The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well. The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry. One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark. As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces. The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

The dual staircases cascading down to the magnificent gunite pool certainly makes for a grand entrance. The lights and fans were purchased from Lighting, Inc. The wood is No. 1 select treated pine material. It has two coats of primer. The wood has three coats of Sherwin Williams Super Paint. The Top is cover by a twin wall polycarbonate plastic, and the color is called Opal to make it water tight. To be dry underneath This Project is located in Bay Oaks, Clear Lake.
