We used the timber frame of a century old barn to build this rustic modern house. The barn was dismantled, and reassembled on site. Inside, we designed the home to showcase as much of the original timber frame as possible. This can best be seen on the third floor landing. The homeowners of this condo sought our assistance when downsizing from a large family home on Howe Sound to a small urban condo in Lower Lonsdale, North Vancouver. They asked us to incorporate many of their precious antiques and art pieces into the new design. Our challenges here were twofold; first, how to deal with the unconventional curved floor plan with vast South facing windows that provide a 180 degree view of downtown Vancouver, and second, how to successfully merge an eclectic collection of antique pieces into a modern setting. We began by updating most of their artwork with new matting and framing. We created a gallery effect by grouping like artwork together and displaying larger pieces on the sections of wall between the windows, lighting them with black wall sconces for a graphic effect. We re-upholstered their antique seating with more contemporary fabrics choices - a gray flannel on their Victorian fainting couch and a fun orange chenille animal print on their Louis style chairs. We selected black as an accent colour for many of the accessories as well as the dining room wall to give the space a sophisticated modern edge. The new pieces that we added, including the sofa, coffee table and dining light fixture are mid century inspired, bridging the gap between old and new. White walls and understated wallpaper provide the perfect backdrop for the colourful mix of antique pieces. Interior Design by Lori Steeves, Simply Home Decorating. Inspiration for a farmhouse kitchen remodel in Austin

This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

At our Modern Farmhouse project, we completely remodeled the entire home and modified the kitchens existing layout allowing this new layout to take shape. As you see here, we have the custom 1/4 Sawn Oak island with marble quartz 2 1/2" mitered countertops. To add a pop of color, the entire home is accented in beautiful black hardware. In the 12' island, we have a farmhouse sink, pull out trash and drawers for storage. We did custom end panels on the sides, and wrapped the entire island in furniture base to really make it look like a furniture piece. On the range wall, we have a drywall hood that really continues to add texture to the style. We have custom uppers that go all the way to the counter, with lift up appliance garages for small appliances. All the perimeter cabinetry is in swiss coffee with black honed granite counters.

Fresh white walls and clean geometry highlight original features of the barn. For maximum efficiency, Franklin lined exterior walls with structurally insulated panels (SIP's). Utilizing this system over standard stick-building processes saved construction time, and insulates more efficiently than traditional insulation.

Inspiration for a contemporary master porcelain tile bathroom remodel in Chicago with flat-panel cabinets, light wood cabinets and white walls

We bumped out the kitchen and put in a wall of windows to the expansive view. We designed a wall to both create an entry nook, and house the refrigerator and upper cabinets. A drywall enclosure was designed to give the range balance and become the focal point of the kitchen. The island was custom-wrapped in stainless steel and a cantilevered oval high eating bar was installed to again take advantage of views. We specified layers of fun lighting.
