UserThis boutique loft is located in the heart of the St. Lawrence Market District in downtown Toronto. There are only 12 units in the entire building which makes it a hot commodity!
When we went to meet the clients for our initial consultation we were immediately struck by the 11' 6" high ceilings and the 10 x 25ft windows.
This unit had plenty of original charm i.e. exposed ductwork, exposed electrical conduits and junction boxes but it lacked in the finishings and decor department.
The Hope Designs Team was hired to stage the loft and bring in the "wow factor".
Utilizing the some of the clients existing furnishings in combination with Hope Designs furniture, art, decor and accessories we able to transform the space.

In this remodel, we removed a load-bearing wall between the existing kitchen and dining room, letting everyone in the home fully enjoy both the working side of the kitchen and the newly attached breakfast area.
In order to keep the new Microlam beam concealed, ductwork was installed to create a more seamless look. In addition, raised panel white shaker-style cabinets with coordinating crown molding made the space feel fresh and updated.
Keeping with the cool color theme, our clients selected contrasting black Soapstone counters, Chevron Carrara marble wall tile, charcoal gray wood flooring, and GE Profile stainless steel appliances. Lastly, for a unique accent, we constructed a custom shelf with matching cabinetry to store their wall-hung television and doorbell camera.

Michael Nash Design, Build & HomesThe homeowners of this large single-family home in Fairfax Station suburb of Virginia, desired a remodel of their master bathroom. The homeowners selected an open concept for the master bathroom.
We relocated and enlarged the shower. The prior built-in tub was removed and replaced with a slip-free standing tub. The commode was moved the other side of the bathroom in its own space. The bathroom was enlarged by taking a few feet of space from an adjacent closet and bedroom to make room for two separate vanity spaces. The doorway was widened which required relocating ductwork and plumbing to accommodate the spacing. A new barn door is now the bathroom entrance. Each of the vanities are equipped with decorative mirrors and sconce lights. We removed a window for placement of the new shower which required new siding and framing to create a seamless exterior appearance. Elegant plank porcelain floors with embedded hexagonal marble inlay for shower floor and surrounding tub make this memorable transformation. The shower is equipped with multi-function shower fixtures, a hand shower and beautiful custom glass inlay on feature wall. A custom French-styled door shower enclosure completes this elegant shower area. The heated floors and heated towel warmers are among other new amenities.

Kowalske Kitchen & BathCountry House Living Room:
New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC.
Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling.
Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room.
New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.
Jordan Design Build GroupA large, low bulkhead ran through the old bathroom making it an awkward and uncomfortable space. By resizing and relocating the ductwork we created full height clearances and the enlarged bathroom is now more welcoming and functional for guests.
Main Street Custom Homes & RemodelingRestorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light.
A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space.
In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.
Chi Renovation & DesignThis transformation blends high-end minimalist design with everyday functionality. The dramatic waterfall-edge quartz island and dark cabinetry anchor the space, creating a bold, center point for cooking and entertaining. To soften the industrial tones, our design team integrated floor-to-ceiling vertical wood slat paneling, adding rich, natural texture and warmth. Every fine detail—from the emerald green seating to the matte black fixtures—was meticulously curated to deliver a seamless, high-quality finish.
