Restorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light. A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space. In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.

The old Bauman kitchen was terribly partitioned off. The laundry room and closet left a narrow hallway between the kitchen and the dining room. The Bauman’s really wanted an open space. They connected with ALL Renovation & Design at a home show. And we immediately got to work modifying the existing space. This proved to be a challenge because there was almost nowhere for the ductwork that fed the upstairs to go. But with some creative planning, we rerouted the ducts to go inside the cabinet next to the wine rack. This allowed us to knock out the walls that separated the kitchen and the dining room giving a beautiful open space. The homeowner had several requests that were designed to make their daily life easier. One was adding a second sink to the island. Another request was extending the kitchen past the window to allow for more cabinets and counter space. In between, we added a comfortable window seat.All the lighting was designed around how the space was going to be used. An example is how where the table was going to be positioned in the dining room next to the pantry and custom wine rack dictated where the ceiling fan and recessed lighting would be installed.The result is a beautiful, functional space that is completely open… just what the Bauman’s wanted. Maple cabinets painted Simply White, Via Lactea Granite countertops, Arley Anatolia Classic 3”x6” tile backsplash in the Matte Carrara with the Mapei Pewter grout, Coretech Georgetown Oak Luxury Vinyl Tile flooring, and LED i-Lighting undercabinet lighting.

As part of a complete remodel on this McKinney Avenue high rise condo, Edict designed a complete kitchen remodel. The cabinetry is 100% custom designed, no off the shelf or RTA cabinetry here. Made from rift cut white oak, the lighter cabinets have a clear coat natural finish and the darker cabinets are stained in an ebony finish giving a great sense of contrast and interest to this kitchen. The kitchen is packed with high end appliances including a Miele built in coffee machine, a wine fridge, Miele integrated hood and Miele gas cooktop as well as a deep single stainless steel sink, an integrated trash compactor and new integrated SubZero refrigerator. The kitchen's lighting has cable lighting for the main source of light which pulls in the industrial feel of the loft's exposed beams and ductwork, a new custom lightbox suspended above the new island with integrated LED cans and 3 pendants to light it. Also, above the ceiling panel, above the cabinets, under the cabinets and the toe kicks all have integrated LED lighting - all lighting is dimmable giving the most diverse options for a lighting solution. All of the cabinetry doors and drawers have Blum hardware and most are without handles for the most seamless look possible. Instead, one presses the drawers and cabinets and they pop open and close with soft close drawers. We transformed a separate bathroom and laundry room into a single, cohesive space by removing the load-bearing wall that divided them. The new room features a stunning blend of industrial and modern design elements, including exposed ductwork and wooden beams that add a raw, structural aesthetic. The walls and ceiling are freshly painted in modern, sleek tones, enhancing the room's contemporary feel. The bathroom area boasts a luxurious tub with a built-in niche, while the laundry section includes a functional sink paired with an LED mirror. A convenient folding table and additional storage cabinets provide ample space for laundry tasks and organization, making this renovated room both stylish and highly practical.

Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home. MORE DETAILS Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. We also painted the plumbing stack white to not make it stand out. We also redesigned the bathrooms, giving each a unique treatment. In the master bath, we took a Victorian-goes-modern approach with coral walls, champagne fixtures, and a clawfoot tub. In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. Both maintain elements, such as tiles, fixtures, and colors, that coordinate with the overall eclectic farmhouse look. HOW WE COLLABORATE Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs. SPACE PLANNING Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Uniquely-shaped spaces naturally require more concentration than those built in the standard rectangular shape. Questions we consider include: Where will people really spend time in this space? What will the flow of foot traffic be? Is there easy access to the kitchen island? Does it flow well into the hallways? Does the island protrude into anything? Working in New York, with its variety of homes and architectural styles, has greatly developed our experience with standard spaces and unconventional ones alike. This beautiful modern farmhouse kitchen includes custom shaker style cabinets complete with an accent kitchen island in the middle. The countertops are marble and quartz. The quartz countertop is made to look like concrete, but is much more durable and easy to clean. The sink is a granite undermount with a large faucet and water dispenser. Above is recessed lighting inset into tongue and groove ceiling painted in a white to simulate a farmhouse feel. The flooring is wood plank ceramic tile. This interesting lake house is finished off with exposed ducting at the highest point of the ceiling, which saves money by not having to run ducting throughout the home.

Hallway has recessed LED lights in walls. (Ductwork in ceiling precluded recessed lights there.) At the end of the hall is the remodeled master bedroom. Accessible doors and cork flooring throughout.

The former boiler room of the Lebanon Mills jewelry manufacturing complex in Pawtucket, RI is transformed into a sleek, modern graphic design office and private residence. The space – featuring 30 foot high ceilings and the remnants of the original boiler room configuration – required a visionary approach, and the final product is a vision of spare, minimalist elegance. New floor systems were inserted into the grand ceiling spaces, along with luminescent, glowing acrylic panel feature wall systems. The kitchen and living area features 15 foot high windows leading out onto a deck with views onto the blackstone river.
