For this project we renovated unused attic space to create an entire 3rd floor guest bedroom with an ensuite bathroom. Careful planning was required to make sure this project was not just possible but complimentary to the rest of the home.
A new stair case and landing was added matching the existing oak stairway and railings. A solid oak entry door with matching finish helped make the new stairwell look original to the home.
The bedroom has a custom built queen sized bed with integrated end tables that house the HVAC ductwork. Bedside switch controls for the sconce lights, recessed lights and fan made for convenient lighting control.
2 Alcove beds with reading lights and charging stations to accommodate the kids.
For the bath we installed a vanity, toilet, tiled floor and stall shower making a full bathroom ensuite.
Efficiency is always a factor but for an attic where guests are meant to feel comfortable we focused on careful insulating. A large window brings in the natural light and the casement style captures the wind, cooling and venting the new room.

Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

Wonderful opportunity to own an incredible home with Ocean Views from almost every room. The original owner completely renovated the house in 2001 to include cement plank exterior, roof, kitchen, and more. Follow the tabby walkway to the front entrance and when you step inside you will love the Brazilian Cherry floors and great views. Studioteka was asked to transform a dark, and very dated kitchen and dining area for a professional couple residing in New York’s sought after Riverdale neighborhood, just a stone’s throw from Van Cortlandt Park. The couple like to cook and entertain, and wanted a space where they’d be able to host dinner parties that could also spill onto their beautiful back deck and yard. The design team removed the old kitchen cabinets and the wall which had previously separated both spaces, allowing for the creation of an oversized island that also contained cabinetry and space for a breakfast bar. Old ductwork which had been contained in the wall was rerouted, and cleverly hidden within the new island’s custom drawers and cabinetry. The gas range was relocated to the far wall, and the dishwasher was moved from the window side to the island side of the kitchen, allowing for a better kitchen workflow. New recessed and pendant lighting illuminate the space, and highlight the island. The Brazilian Bajkal Quartzite countertops provide a light contrast to the dark wood of the cabinetry below, while white subway tile and cabinets above provide openness, making the space appear larger and light filled. The kitchen window and French doors leading to the outdoor space in back were replaced, and side lights were added around the door, allowing for the creation of a new and light filled and beautiful entertainment space in the home.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was.
The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior.
This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters.
A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home.
The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout.
The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace.
The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. A new spa was added to the existing pool, along with a new BBQ area and firepit.

Former Kitchen space was enlarged in width by about three feet, when original basement stairs, located where refrigerator, and counter with slide-in range/oven are now located, was removed and infilled. Utilities, including plumbing pipes for Master Bath above, and ductwork from adjacent Powder Room are concealed in new ceiling coffers, which are aligned with existing Living Room coffers.

We transformed a separate bathroom and laundry room into a single, cohesive space by removing the load-bearing wall that divided them. The new room features a stunning blend of industrial and modern design elements, including exposed ductwork and wooden beams that add a raw, structural aesthetic. The walls and ceiling are freshly painted in modern, sleek tones, enhancing the room's contemporary feel. The bathroom area boasts a luxurious tub with a built-in niche, while the laundry section includes a functional sink paired with an LED mirror. A convenient folding table and additional storage cabinets provide ample space for laundry tasks and organization, making this renovated room both stylish and highly practical.

Lancaster Press Partners teamed up with Lancaster based David Lyall Home & Design to furnish and accessorize the sales model at the Press Building. The upscale condos boast high ceilings, large windows, balconies, exposed ductwork, original brick walls and concrete columns and beams. Hardwood floors, granite countertops, stainless steel appliances, and Moen plumbing fixtures all come standard.
