At Boston St. our customer contacted us after settling on a Canton waterfront home with great views, but in desperate need of a renovation. We were hired to design and renovate her 6 story split level, with the addition of a 7th level loft. The original builder designed the layout with a mechanical space in the middle of the floor-plan. This made it challenging, but not impossible, to achieve the main level open concept our customer dreamed of. Our customer had a clear vision of how she wanted the home to look, feel, and function. Through careful planning we developed a space consistent with this vision from top to bottom.

AFTER: Challenge: In order to center a misplaced ceiling electrical box, we had to run new wires without disturbing the cement ceiling. I added a 2" dropped ceiling to accommodate the wiring. The homeowners of this large single-family home in Fairfax Station suburb of Virginia, desired a remodel of their master bathroom. The homeowners selected an open concept for the master bathroom. We relocated and enlarged the shower. The prior built-in tub was removed and replaced with a slip-free standing tub. The commode was moved the other side of the bathroom in its own space. The bathroom was enlarged by taking a few feet of space from an adjacent closet and bedroom to make room for two separate vanity spaces. The doorway was widened which required relocating ductwork and plumbing to accommodate the spacing. A new barn door is now the bathroom entrance. Each of the vanities are equipped with decorative mirrors and sconce lights. We removed a window for placement of the new shower which required new siding and framing to create a seamless exterior appearance. Elegant plank porcelain floors with embedded hexagonal marble inlay for shower floor and surrounding tub make this memorable transformation. The shower is equipped with multi-function shower fixtures, a hand shower and beautiful custom glass inlay on feature wall. A custom French-styled door shower enclosure completes this elegant shower area. The heated floors and heated towel warmers are among other new amenities.

In this remodel, we removed a load-bearing wall between the existing kitchen and dining room, letting everyone in the home fully enjoy both the working side of the kitchen and the newly attached breakfast area. In order to keep the new Microlam beam concealed, ductwork was installed to create a more seamless look. In addition, raised panel white shaker-style cabinets with coordinating crown molding made the space feel fresh and updated. Keeping with the cool color theme, our clients selected contrasting black Soapstone counters, Chevron Carrara marble wall tile, charcoal gray wood flooring, and GE Profile stainless steel appliances. Lastly, for a unique accent, we constructed a custom shelf with matching cabinetry to store their wall-hung television and doorbell camera.

This boutique loft is located in the heart of the St. Lawrence Market District in downtown Toronto. There are only 12 units in the entire building which makes it a hot commodity! When we went to meet the clients for our initial consultation we were immediately struck by the 11' 6" high ceilings and the 10 x 25ft windows. This unit had plenty of original charm i.e. exposed ductwork, exposed electrical conduits and junction boxes but it lacked in the finishings and decor department. The Hope Designs Team was hired to stage the loft and bring in the "wow factor". Utilizing the some of the clients existing furnishings in combination with Hope Designs furniture, art, decor and accessories we able to transform the space.

A modern kitchen with built-in appliances and concealed range hood. The goal was to make the kitchen look as sleek and clean as possible with tons of functionality. The splash is a linear random cut porcelain tile. The ceiling over the island conceals existing HVAC ductwork that could not be relocated.
