The soft back-cushion is filled with a mix of ripped foam and down, which shapes to give you optimum support while sitting on the sofa. As with all down cushions, you need to regularly plump them back into shape, and fabric back cushions should also be turned regularly.

Located on the flat of Beacon Hill, this iconic building is rich in history and in detail. Constructed in 1828 as one of the first buildings in a series of row houses, it was in need of a major renovation to improve functionality and to restore as well as re-introduce charm.Originally designed by noted architect Asher Benjamin, the renovation was respectful of his early work. “What would Asher have done?” was a common refrain during design decision making, given today’s technology and tools. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home. Challenges: Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade. Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature. Solution: We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more. Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida. The 3 bathrooms in this 1970's house were in serious need of remodeling - as in gut and re-build - so the owners decided to have them all done at once and while at it, refinish the floors, refurnish the living room and furnish the new screen porch addition. As a designer in a seasonal resort area, I am accustomed to working with my customers long distance. Using (and e-mailing) computer drafted renderings, product layout pages very professional builders, suppliers and steady communication, my client and I moved flawlessly through the challenges all remodel projects present. My goal was to find fabrics and furnishings that reflected the home's original architectural Mid Century Modern integrity The house has very strong horizontal lines that I wanted to repeat in the furniture, bathroom fixtures, tile and light fixture selections. We transformed this kitchen from an outdated southwest style space to a classic Spanish style kitchen. The custom built in refrigerator and freezer was created by selecting various molding pieces and designing doors and side panels to replicate a Spanish antique. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”
