Meticulously renovated 2 years ago, this circa 1889 brick row house has been thoughtfully designed for today’s urban family. Currently configured as a 2 family home, the owner’s triplex features 3 bedrooms, den and 2½ bathrooms. Keeping future expansion in mind, the oversized 1 bedroom garden apartment can easily be recaptured to integrate with the main residence for a total of 3,000+ square feet of living space across 4 floors. The bright open parlor level features contemporary clean lines, working gas fireplace, half bath and a designer Scavolini kitchen with a Wolf and SubZero appliance suite, waterfall island and LaCantina doors opening the rear of the home to a stunning Ipe deck and private yard below – perfect for seamless indoor/outdoor entertaining. When this 6,000-square-foot vacation home suffered water damage in its family room, the homeowners decided it was time to update the interiors at large. They wanted an elegant, sophisticated, and comfortable style that served their lives but also required a design that would preserve and enhance various existing details. To begin, we focused on the timeless and most interesting aspects of the existing design. Details such as Spanish tile floors in the entry and kitchen were kept, as were the dining room's spirited marine-blue combed walls, which were refinished to add even more depth. A beloved lacquered linen coffee table was also incorporated into the great room's updated design. To modernize the interior, we looked to the home's gorgeous water views, bringing in colors and textures that related to sand, sea, and sky. In the great room, for example, textured wall coverings, nubby linen, woven chairs, and a custom mosaic backsplash all refer to the natural colors and textures just outside. Likewise, a rose garden outside the master bedroom and study informed color selections there. We updated lighting and plumbing fixtures and added a mix of antique and new furnishings. In the great room, seating and tables were specified to fit multiple configurations – the sofa can be moved to a window bay to maximize summer views, for example, but can easily be moved by the fireplace during chillier months. Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

When our client requested a cozy retreat for her study, we re-configured a narrow 6’ x 12’ space off the Master Bedroom hall. By combining 2 separate rooms, a dated wet bar and a stackable washer/dryer area, we captured the square footage needed for the Study. As someone who likes to spread out and have multiple projects going on at the same time, we designed the L-shaped work surface and created the functionality she longed for. A tall storage cabinet just wide enough to house her files and printer, anchors one end while an oversized ‘found’ vintage bracket adorns the other, giving openness to an otherwise tight space. Previously separated by a wall, the 2 windows now bring cheerful natural light into the singular space. Thick floating shelves above the work surface feature LED strip lighting which is especially enticing at night. A sliding metal chalkboard opposite of the worksurface is easily accessible and provides a fun way to keep track of daily activities. The black and cream “star” patterned floor tile adds a bit of whimsy to the Study and compliments the rustic charm of the family’s antique cowhide chair. What is not to love about the compact yet inviting space?

Custom built-in cabinets and bookshelves with textured grasscloth wallpaper makes the perfect backdrop for this cozy family room. Sheer striped roman shades still lets plenty of light it while still allowing for privacy. Vintage swivel club chairs upholstered in an updated blue plaid fabric. The yummy rich brown tufted leather ottoman allows for plenty of room to rest your feet on.

Entertaining and relaxing in style After helping our client on various projects throughout their home, they wanted to reconfigure their living room to serve as an area for family time and entertaining. By creating a space within a space we allowed function to meet fun! A space for their family to gather for movies and Sunday games to entertaining with ease for special occasions. Their newly designed living room includes a full working bar with a beer tap and refrigerated draws. The bar area was built in to a bay window leaving the transom windows to allow additional light from the outside in. Other unique and favorite features are the custom made curved cabinets, the LED lit Iridescent glass minbrick mosaic tile behind the TV and glass shelves, the 2 ½ inch thick Danby Montclair Marble and a mirror that turns into a TV.
