Inspiration for a transitional entryway remodel in Los Angeles

This deck/patio combination creates a very modern outdoor living design. The Timber Tech low maintenance decking in Amazon Mist creates a rich aesthetic while providing a perfect area for dining and grilling. The wide angled stairs creates a smooth flow to the Belgard Paver Patio. The London Grey Lafitt pavers in the inset circle greatly compliments the gray decking. The built in ramp makes the deck easily accessible from a different entry point. This combined space is the perfect area for entertaining family and friends on a warm afternoon or chilly evening. A complete metamorphosis was needed to bring out the buried treasure hidden beneath this yard, and a family of five rattlesnakes had to find a new home! Here’s the short list of the awkward elements that had to be remedied: First, the neighbors’ living room window peered perpetually (like, all the time) and directly into the yard with no privacy whatsoever. None. Second, the vast deep end swallowed up the patio and provided no place for furniture, or walking. Only tripping and treading water was allowed. Third, the sunken lawn must have been an arena of some sort! Intentionally excavated from natural grade a full -42″ from the patio, for no good reason. Fourth, the not-worth-a-visit ramada was the focal point for the entire yard. See it up close! It’s gone. Fifth, the spa was shoved against the farthest wall and provided no invitation. It was so bad, it never had a photo taken! See the statue peeing between the two short columns? It’s over there. Peeing in the corner as all little boys are want to do. Sixth, the bbq and fire place were non-functional and equally uninviting, and here’s a better view of just how crowded the furniture is. Don’t fall in! Last, we will not mention the boulder pile droppings distributed around the yard. Oops! Sorry. The first order of business was to spend several weeks tearing out everything but the pool shell. Then another few weeks were spent wheelbarrowing in a few hundred yards of top soil (there was no access) to fill the matador pit flush to a more relatable -18″. The large gaping trough was then discretely hidden with large removable stones, so it was out of sight but still serviceable. Second, the neighbor was screened instantly with a row of mature Texas Ebony trees in a raised planter, that also housed a sculptural ironwood tree as the focal point of the property, soon to be reflected in the pool’s richer Midnight Blue pebble tec finish. A hundred or so yards of shotcrete filled not only the reclaimed deep end, but also created a sun shelf and spa ledge, now the focal jewel in the foreground as a 360 overflow vanishing edge spa clad in Pewter glass tile from Oceanside Glass, and viewed from all the interior living spaces. The BBQ was tucked around the corner out of sight but still easy access. The fireplace for two gave way to a large inviting built in banco, with a splashes of colorful fabrics to draw one out. The fire pit serves about 10 people easily, for hours at a time. Last but not least, the foreground of the pool became a sweeping entry shelf extending the full length of the pool, bedecked with fiberoptic starlights and six glowing bubblers set low, to just barely break the surface of the water, giving a lovely and tranquil sound while sleeping away with all retractable doors wide open. When this 6,000-square-foot vacation home suffered water damage in its family room, the homeowners decided it was time to update the interiors at large. They wanted an elegant, sophisticated, and comfortable style that served their lives but also required a design that would preserve and enhance various existing details. To begin, we focused on the timeless and most interesting aspects of the existing design. Details such as Spanish tile floors in the entry and kitchen were kept, as were the dining room's spirited marine-blue combed walls, which were refinished to add even more depth. A beloved lacquered linen coffee table was also incorporated into the great room's updated design. To modernize the interior, we looked to the home's gorgeous water views, bringing in colors and textures that related to sand, sea, and sky. In the great room, for example, textured wall coverings, nubby linen, woven chairs, and a custom mosaic backsplash all refer to the natural colors and textures just outside. Likewise, a rose garden outside the master bedroom and study informed color selections there. We updated lighting and plumbing fixtures and added a mix of antique and new furnishings. In the great room, seating and tables were specified to fit multiple configurations – the sofa can be moved to a window bay to maximize summer views, for example, but can easily be moved by the fireplace during chillier months. After having installed new roofing, siding, and a new porch enclosure, it was discovered that the original piping for the downspouts had failed. A few recent rainstorms had left a large pool of water behind the house. The new gutters and downspouts were now properly channeling water into a sub-surface piping system that no longer functioned. Obviously this had to be fixed, but after some further discussions, it was suggested that if a cost-effective solution could be found, perhaps a patio could be created along with the drainage solution. This would make the space between the porch and the pool more useful. The surfaces would have to be as kid-friendly as possible, as the homeowners foresaw frequent visits by their grandchildren. The flow of the spaces would have to be such that small bikes would be able to easily maneuver around chairs and tables. After a site study was conducted, several issues were discovered. Pertaining to the drainage issue, it was determined that the grade sloped directly toward the porch from the pool. This not only channeled water toward the house and porch, but created a dam in an already shallow drainage swale that trapped water off to the side of the porch. Since the soil in this area is predominantly clay, water could sit in that area for days until it drained away. On the aesthetic side, a good part of the house’s façade was brick, the porch floor was brick, the small patio and walkways were brick, and the seating wall next to the pool was brick; there was a lot of brick. The challenge would be to find a cost-effective material that would contrast will with the brick, while creating a functional patio space that also facilitated water drainage. The solution involved a significant re-grading of the area between the pool and the house, along with the installation of a completely new drain system to channel roof water away from the area. Working with the fixed points of the porch and foundation levels of the home, the slope that pitched toward the house was cut into to create a positive pitch away from the house. This created 20 in. high cut at the furthest point from the porch. To retain this, a segmental retaining wall block was used to form a curved seating wall around a mortared brick fire ring, perfect for evening campfires and marshmallow roasting with the grandchildren. Prior to the patio construction, new subsurface PVC piping was installed to channel water away from the house, under the patio, and to daylight about 100 ft. further into the side yard where it could properly drain. To construct the patio, the existing dry laid brick walks and patio were recycled as a border around a gray colored concrete paver that mimics the look of more expensive PA Bluestone, an often used companion to brick. The smooth surface texture and tight joint provide a barefoot friendly walking surface that stays cooler in the hot summer sun. The patio itself is also pitched so as to drain runoff to the lower end of the yard in case of a failure in the drain piping. Along with providing several clear pathways between the porch, pool, and driveway the new patio includes an open air dining area, a fire pit area, and a seating/lounging area (not yet furnished at the time of the photo) for larger family gatherings or more intimate dinners and fire-side relaxation. Then, all-of-the sudden, something will happen that makes them realize that they can’t wait any longer. In the case of this remodeling story, it was the snowstorm of 2016 that spurred the homeowners into action. As the family was stuck in the house with nowhere to go, they longed for more space. The parents longed for a getaway spot for themselves that could also double as a hangout area for the kids and their friends. As they considered their options, there was one clear choice…to renovate the detached garage. The detached garage previously functioned as a workshop and storage room and offered plenty of square footage to create a family room, kitchenette, and full bath. It’s location right beside the outdoor kitchen made it an ideal spot for entertaining and provided an easily accessible bathroom during the summertime. Even the canine family members get to enjoy it as they have their own personal entrance, through a bathroom doggie door. Our design team listened carefully to our client’s wishes to create a space that had a modern rustic feel and found selections that fit their aesthetic perfectly. To set the tone, Blackstone Oak luxury vinyl plank flooring was installed throughout. The kitchenette area features Maple Shaker style cabinets in a pecan shell stain, Uba Tuba granite countertops, and an eye-catching amber glass and antique bronze pulley sconce. Rather than use just an ordinary door for the bathroom entry, a gorgeous Knotty Alder barn door creates a stunning focal point of the room. The fantastic selections continue in the full bath. A reclaimed wood double vanity with a gray washed pine finish anchors the room. White, semi-recessed sinks with chrome faucets add some contemporary accents, while the glass and oil-rubbed bronze mini pendant lights are a balance between both rustic and modern. The design called for taking the shower tile to the ceiling and it really paid off. A sliced pebble tile floor in the shower is curbed with Uba Tuba granite, creating a clean line and another accent detail. The new multi-functional space looks like a natural extension of their home, with its matching exterior lights, new windows, doors, and sliders. And with winter approaching and snow on the way, this family is ready to hunker down and ride out the storm in comfort and warmth. When summer arrives, they have a designated bathroom for outdoor entertaining and a wonderful area for guests to hang out. It was a pleasure to create this beautiful remodel for our clients and we hope that they continue to enjoy it for many years to come.

A breezeway connecting the bar to the new covered patio includes two mirrored Marvin Ultimate 4-Panel Bi-Parting Sliding French Door which can be fully opened to connect the spaces. The sections of the breezeway between doors are covered, so in case of rain, guests can move easily throughout entertainment spaces without being exposed to the elements.

The clients found a house they loved for two reasons…location, location, location (first reason) and the exterior style was similar to a beloved childhood home. They came to LaMantia inquiring as to the possibilities for the first floor. Armed with the clients’ “wants and desires” LaMantia designers Jackie Prazak and Andy LaMantia went about redesigning most of the first floor into an open floor plan fit for the young family. LaMantia & Prazak found the key to providing the enlarged feeling was through the poorly designed existing home addition. The additional living space was difficult to access, thus providing no useful function to the home. Completely removing the original exterior walls of the home that blocked access into the addition was the first step in the plan. With the walls removed, the original walled-off space became a part of the home. Relocating the first floor Powder Room, revising the entry closet, removing the wall into the kitchen and resizing the Living Room all were key components to the final rebirth of the larger picture. To finalize the new kitchen space, it was suggested to raise the Bay window unit thus allowing the relocated sink location. With all the revisions, the Kitchen now could easily accommodate a stretched out “L” layout with a large seated Island and a separate desk area. With the final plans in place, the clients were amazed to find that within the existing walls of their newly purchased home they had gained so much extra use. And…the very last prize they gained was a dreamed of Mudroom!

We replaced the posts and installed a new iron gate for this area to make the entry of this house more friendly. It was a retirement community and the lady of the house was concerned when talking with friends inside the front door, that someone would back up and fall down the steps. We also hinged this in a way that allows it to swing 270 degrees and lay flat against the existing railing. Also it has a faux oil rubbed bronze finish.
