Here in Florida, we’re blessed with great weather year-round. So it’s no surprise that outdoor entertaining areas are an extremely popular way to enhance outdoor living. When our clients requested an update to their existing outdoor kitchen while they were away on vacation, we were ready to hit the ground running. While their beautiful 2-story home on a golf course had a pool and covered lanai area, the existing outdoor kitchen just didn’t function well for their needs. Mainly, they craved additional counter space and more seating. And, as avid football fans, with a son playing on a renown Division 1 college team, they also wanted a large screen TV to watch games. After all, what better way to share game day excitement than at a barbecue with family and friends? A Bigger, Better Kitchen Layout Our brilliant design team came up with a much larger, u-shaped outdoor kitchen layout for increased functionality. The extra base cabinets provided plenty of storage as well as a foundation for additional countertop space. Adjacent to the sink, we added a 24” outdoor refrigerator to keep food and beverages chilled, and the high top bar allowed for more seating around the perimeter. For cooking, our clients selected a much larger Lynx grill and side burner to replace the original grill. While the kitchen was already set up for a grilling area, it required a hood, so we built and installed a custom hood for proper ventilation. Then, we added a large screen TV above the hood for easy viewing. Finishing Touches To softly illuminate the entire space at night, we installed additional recessed light fixtures into the ceiling and under the grill hood. We also tied the Cypress wood ceiling and the crown molding together into the design with a luxurious cabinet stain. Along with these finishing touches, we added a decorative travertine stone backsplash behind the grill and homogenized the front face of the bar for a polished, matching look. Ventilation Challenges With the outdoor kitchen lanai located directly under a second-floor living area, we had expected to tuck away ventilation ductwork between the second-level floor joists and the exterior wall running parallel to the grill hood. However, upon further investigation, we discovered the second floor joist system, in fact, ran perpendicular to the grill hood. In short, we needed a new way to hide the venting without compromising the original design. Our team came up with an inspired solution: Construction of a false wall behind the outdoor kitchen allowed us to run ductwork without creating a visible chase for the vent, thus maintaining a symmetrical look on both sides of the grill and decorative hood. Exceeding Expectations In the end, we didn’t just meet our clients’ needs for a beautiful outdoor kitchen update – we exceeded them. As planned, we completed the new outdoor kitchen while they were out of town. But when our clients returned from vacation, they were so impressed with the results (and the stress-free design/build experience) that they promptly hired us for another extensive remodel – a stunning home addition!

New construction opens a wide array of options when it comes to selecting finishes. For this particular client, they wanted a durable floor that was also aesthetically pleasing to complete their basement. Since there was no topical sealer on the new concrete, a polished flooring system was selected. The basement itself was a little over 1200 square feet and featured a game room, main living area, bedrooms, bathrooms and a kitchen. All of the flooring was to be polished to a level 400 shine and finished with a densifier and stain guarding product. Polished concrete is the most durable flooring choice. It allows the concrete to breathe below grade, creates movement and character throughout the space and is very easy to maintain. With a pond out back, a polished concrete floor is easy to clean and will be able to withstand high traffic.

The client was referred to us by the builder to build a vacation home where the family mobile home used to be. Together, we visited Key Largo and once there we understood that the most important thing was to incorporate nature and the sea inside the house. A meeting with the architect took place after and we made a few suggestions that it was taking into consideration as to change the fixed balcony doors by accordion doors or better known as NANA Walls, this detail would bring the ocean inside from the very first moment you walk into the house as if you were traveling in a cruise. A client's request from the very first day was to have two televisions in the main room, at first I did hesitate about it but then I understood perfectly the purpose and we were fascinated with the final results, it is really impressive!!! and he does not miss any football games, while their children can choose their favorite programs or games. An easy solution to modern times for families to share various interest and time together. Our purpose from the very first day was to design a more sophisticate style Florida Keys home with a happy vibe for the entire family to enjoy vacationing at a place that had so many good memories for our client and the future generation. Our clients wanted to increase the size of their kitchen, which was small, in comparison to the overall size of the home. They wanted a more open livable space for the family to be able to hang out downstairs. They wanted to remove the walls downstairs in the front formal living and den making them a new large den/entering room. They also wanted to remove the powder and laundry room from the center of the kitchen, giving them more functional space in the kitchen that was completely opened up to their den. The addition was planned to be one story with a bedroom/game room (flex space), laundry room, bathroom (to serve as the on-suite to the bedroom and pool bath), and storage closet. They also wanted a larger sliding door leading out to the pool. We demoed the entire kitchen, including the laundry room and powder bath that were in the center! The wall between the den and formal living was removed, completely opening up that space to the entry of the house. A small space was separated out from the main den area, creating a flex space for them to become a home office, sitting area, or reading nook. A beautiful fireplace was added, surrounded with slate ledger, flanked with built-in bookcases creating a focal point to the den. Behind this main open living area, is the addition. When the addition is not being utilized as a guest room, it serves as a game room for their two young boys. There is a large closet in there great for toys or additional storage. A full bath was added, which is connected to the bedroom, but also opens to the hallway so that it can be used for the pool bath. The new laundry room is a dream come true! Not only does it have room for cabinets, but it also has space for a much-needed extra refrigerator. There is also a closet inside the laundry room for additional storage. This first-floor addition has greatly enhanced the functionality of this family’s daily lives. Previously, there was essentially only one small space for them to hang out downstairs, making it impossible for more than one conversation to be had. Now, the kids can be playing air hockey, video games, or roughhousing in the game room, while the adults can be enjoying TV in the den or cooking in the kitchen, without interruption! While living through a remodel might not be easy, the outcome definitely outweighs the struggles throughout the process.

The client wanted this house to be designed similar to the model home that they saw. When I walked into their home for the first time, after speaking with them, I knew exactly what their design needs were. They wanted to keep the paint color but everything else was free game. I wanted each room to have its own personality without competing against each other. This room is the guest bedroom, so I wanted it to be tranquil and inviting. I used a simple beige headboard with nailheads. The side tables is made of metal and complemented the bed so well. I chose to use crystal lamps because of the beautiful accent wall behind the bed. I used off white drapery panels, with a bronze finish drapery rod. The room was not large enough to fit a dresser so I wanted to add a mirror that makes a statement. The rug has a gray background with an ivory texted pattern, it just pulled everything together. The bedding is a mixture of textures, patterns and neutrals. Last but not least, I brought this piece of art in that just completes the room.

The back of this house was reconfigured to create one large open space. The old kitchen was relocated from the center of the space to the far end, switching locations with the dining room. Now there's plenty of room for friends & family to hang out at the island, lounge area or dining table. Very popular for game night!

This Dallas home originally built in 1958 had a one car garage that was filling up! The homeowners desired to turn that garage into living space for their family and build a new garage on their lot that would give them the storage and car protection. We came up with a plan and found materials that matched their home and the new structure looks as if it was original to the home. We built a new 2 car garage with plenty of space for extra storage and large attic above. A separate door entrance makes for easy entry to the new garage. A large timber bar that runs down the length of the outside wall is perfect for entertaining large groups of guests. We then renovated the old garage and turned it into an awesome living room. It features hardwood floors, large windows and French doors to the patio with an additional door to the driveway. We used reclaimed brick to fill in the outside of the home where the previous garage door was for an exact match! Our clients are thrilled with how this new garage and new living room enhance their home! Designed by Interior Designer, A. Lantz Design, this Lake Charlevoix project was featured on the cover of Traditional Home magazine! The epitome of indoor-outdoor living is right here in this lower level home bar. Easily service guests inside the family and rec room or open the windows to service guests out on the patio! We chose a neutral-colored, high performance fabric for the swivel bar stools - easy for conversation and keeping an eye on the game. Plenty of lower level cabinetry with quiet-closing drawers stocked with assorted tumblers, and bar glassware.

This game room belongs to a world travelling family - making the wallpaper a natural for the former 'play room' . The colors in the wallcovering made the rest of the color selections easy.
