Reverse Shed Eichler
This project is part tear-down, part remodel. The original L-shaped plan allowed the living/ dining/ kitchen wing to be completely re-built while retaining the shell of the bedroom wing virtually intact. The rebuilt entertainment wing was enlarged 50% and covered with a low-slope reverse-shed roof sloping from eleven to thirteen feet. The shed roof floats on a continuous glass clerestory with eight foot transom. Cantilevered steel frames support wood roof beams with eaves of up to ten feet. An interior glass clerestory separates the kitchen and livingroom for sound control. A wall-to-wall skylight illuminates the north wall of the kitchen/family room. New additions at the back of the house add several “sliding” wall planes, where interior walls continue past full-height windows to the exterior, complimenting the typical Eichler indoor-outdoor ceiling and floor planes. The existing bedroom wing has been re-configured on the interior, changing three small bedrooms into two larger ones, and adding a guest suite in part of the original garage. A previous den addition provided the perfect spot for a large master ensuite bath and walk-in closet. Natural materials predominate, with fir ceilings, limestone veneer fireplace walls, anigre veneer cabinets, fir sliding windows and interior doors, bamboo floors, and concrete patios and walks. Originally built to house a garage, workshop and wood storage, this simple structure has been gently re-imagined into a unique guesthouse with a rustic accents and modern comforts.
The exterior retains the classic barn appearance, with the addition of carefully placed windows and industrial-looking Corten steel siding. The introduction of a large dormer to the center of the structure was a simple move, but provided multiple functions:
• breaks up the 8’-0” ceiling on the main floor, letting in additional daylight and providing visual relief to the otherwise low ceiling
• creates circulation space with the rustic steel stair and bridge
• utilizes reclaimed wood siding on the ceiling and walls, contrasting with white drywall and clean bright finishes
• visually connects the two upstairs bedrooms with the main floor
The focus of the interior was to preserve and accentuate the barn features as much as possible, and have a warm and cozy, energy efficient guest house. Programming included two bedrooms, two bathrooms, dining area, farmhouse kitchen and pantry, living room and laundry room.
Materials and furnishes were selected to create a clean, comfortable and inviting interior with a rustic edge. The exposed steel beam was left unfinished showing its existing wear and tear, and the new steel stair was left raw to eventually age and match the beam. Durable and economical oak floors were used throughout. Traditional subway tile and penny rounds contrast with the modern, clean lines of the kitchen and bathrooms. A custom sliding barn door adds texture to the kitchen and closes off the pantry and laundry room from the space. Furniture was a mix of new and existing, which makes the spaces both familiar and comfortable.
All in all, there is a timeless look to the end product; a traditional farmstead structure has definitely been giving a great new lease on life.

This custom, high-performance home was designed and built to a LEED for Homes Platinum rating, the highest rating given to homes when certified by the US Green Building Council. The house has been laid out to take maximum advantage of both passive and active solar energy, natural ventilation, low impact and recyclable materials, high efficiency lighting and controls, in a structure that is very simple and economical to build. The envelope of the house is designed to require a minimum amount of energy in order to live and use the home based on the lifestyle of the occupants. The home will have an innovative HVAC system that has been recently developed by engineers from the University of Illinois which uses considerably less energy than a conventional heating and cooling system and provides extremely high indoor air quality utilizing a CERV (conditioned energy recovery ventilation system) combined with a cost effective installation.

Project Description:
Located in a highly commercialized area of lower Bucks County, the property that was once a declining horse track is now revitalized as Pennsylvania's #1 casino. Parx Casino is owned and operated by Greenwood Gaming & Entertainment, Inc. and includes high stakes
gaming, horse racing, premium entertainment and multiple restaurants and amenities. It's doors are open 24 hours a day. In the midst of an economic downturn, Parx brought in many much needed jobs, stimulating the local economy.
The construction of the Parx Casino project began in 2008. The main portion our landscape installation ran the course of 2009 and into 2010. We originally were contracted to install a landscape that was already designed. The owner however was not totally satisfied with the design that he had commissioned, so we made a few recommendations to them. We took a leap of faith and installed one section of the landscape as a mock-up for a concept that we envisioned. Hoping to stir some interest and excitement and help the client draw in huge numbers of patrons, our concept included a high energy, formal and contemporary layout based upon low hedging and bright panels of color to match the Parx Casino logo. Lines were clean to compliment the building theme and layout. We were given the owners blessing right away and proceeded to redesign the majority of the newly re-developed site.
There were a number of demanding deadlines and site related challenges. The site is very windy and open. Large volumes of vehicular and pedestrian traffic pulse through the site's veins continuously. The scale of the building and property is immense. In order to complete a project of this magnitude, a large labor force was utilized. Overnight and overtime hours were sometimes a necessity. Our veteran supervisory team ensured a good quality product on demand. Great quantities of the highest quality plant materials were needed to soften the huge expanse of asphalt, concrete and building facade. Massive 20 foot evergreen trees were brought in as a wind break, softening the building and obscuring the view to the valet security areas. Views were kept open from the main road to allow visitors a clear view of building entrances and mega-sized digital signage. A hardy mix of evergreen, deciduous and herbaceous plant materials were used to stir seasonal interest year round. Bright colors light the way down the main boulevard, drawing in the masses toward the casino entrances. We installed an automatic overhead and drip irrigation system to help keep the windy site from drying out. To supply the expansive landscape with water, we provided a large pump, which pushed thousands of gallons of water through a 4” main. The two-wire system features a smart controller and pressure regulating heads.
The installation project as a whole was very successful. We took a plan that was given to us, made it our own, and turned our vision into reality. The client so satisfied that they've contracted us to maintain the landscape we implemented ever since. The casino shows no signs of slowing down. Thousands of patrons test their luck daily at Parx. The local economy, strengthened. The Lower Bucks strip is once again the place to be.

They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood.
Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality.
The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months.
