This renovation in Manhattan placed us within a block of Central Park, delivering a complete overhaul of an ideally-located 1800-square-foot condo. The project was for a young family, whose newly-purchased property is in a post-war building and was in sponsor-condition when we arrived, warranting quite a bit of love. At the same time, they wanted to be able to have guests come in and not see clutter. Our solution was neatly designed opportunities for storage nestled throughout the apartment.
To start, we created a custom entertainment unit, offering storage below, with open shelves above. Built-in under the living room window is banquette seating with significant storage beneath. Not only does the dual-purpose nook offer areas to store toys galore, the cozy spot offers beautiful windows with views of the shimmering skyline and rooftop gardens, providing practical peace of mind. Every inch of this renovation was designed with intention, so no space is wasted.
UNIQUE KITCHEN DESIGN
There are various custom elements that make this particular NYC kitchen renovation stand-out. While the majority of the apartment has herringbone wood flooring, determination was made that having herringbone in the kitchen would have been way too busy. So, we went with straight planks for the kitchen, blended from the living room with a custom wood flooring design. The straight planks not only look better, they were most cost-effective. Additionally, there’s wood paneling lining the kitchen, accenting the off-white and chestnut cabinets with a touch of luxe. Finally, the quartz backsplash and countertop offer a nice and seamless touch to the overall modern design.

Our goal with the kid’s bedroom design was to offer a multi-purpose space the child could enjoy and use as needs change over the years. Beyond the playful wallpaper, we provided plenty of timeless built-ins that can be used to store diapers and books early on, while also including a desk space for homework in later years (hopefully).

Technical Challenge: The balance between high-end design aesthetic and value engineering on these optional production stairs is the challenge. They have to be beautiful so buyers select the option but also cost effective and efficient to install.

This major remodel not only included changing the kitchen layout but also the design and function of the large living room. Walls were removed, integrating and modernizing the living room space. New steps were built to follow the shape of the living room. The entire floor was replaced with 48" x 48" light gray porcelain tile, giving the space more spaciousness and light. The new steps at the lower level of the living room were made with straight nosings, and a continuous LED light was hidden underneath, enhancing the space with a scenic effect. The kitchen was also modernized. The curved pantry was demolished and replaced with a straight one, which allowed us to add cabinetry on the side facing the family room to create a coffee station and bar space. The center island and peninsula were also reworked and enlarged. On the peninsula, the unevenness was also removed and everything was left at a single height, which allowed us to place a waterfall at the end with a book-match between the top and the waterfall itself. The old oven tower in the diagonal corner was also removed, and those walls were refinished. A 48"-wide Sub-Zero refrigerator was added, and a new oven tower was installed, expanding and making the kitchen workspace more efficient. The wall cabinets above the cooktop were removed, and a range hood was installed. A full backsplash was installed across the entire surface, matching the Unique Calacatta countertop. Pullouts were added to the cabinets, and all doors are now one-touch opening. To complete the look, LED lights were installed under the wall cabinets and in the base cabinets as well.

“I wanted to take this opportunity to tell you that I am extremely pleased with the work that Columbia Roofing did in replacing the roof on our Kent Island home. The house has a complicated roof structure with multiple gables and a quarter round conical roof which spans between two vertical walls in the back. We choose a 50 year Owens Corning shingle and to assure a good job, we only obtained quotes from roofing companies that received outstanding reviews.
We were pleased when the Columbia production crew roofed the house without issue and brought the full visual effect of slate using the 4 tab asphalt shingle with its distinctive keyway.
When it came to the conical roof, we were faced with the possibility of having to install a metal roof in lieu of maintaining the slate like appearance that was so prominent on the other roof sections of the house. Our preference was to maintain the appearance of slate on the conical section similar to that seen on the old slate roof cathedrals. While this is easy to say, I can now appreciate how difficult it is to do.
To honor our wishes, Ben Alsop came to the house and worked through the complicated layout necessary to use the same 4 tab shingles on the conical section. To do the job properly, every single 4 tab shingle had to be cut into individual tabs.
Each tab was then taken up on the roof where the keyway was aligned to vertical through a system of straight lines drawn from the point of the conical roof to the starter shingle at the roof’s edge. Each tab had to be cut again (often multiple times) after the tab alignment was complete. To assure the accuracy necessary to maintain the visual effect, Ben took it upon himself to personally perform the roofing of the conical section.
Ben is a manager for Columbia Roofing who no longer performs the physical roofing work after coming up through the ranks of the roofing trade. His personal dedication to getting this job done for us in a way that is simply stellar could not go without acknowledgement. Ben is not only a craftsman, he is an artisan whose skill set can clearly be seen in the pictures that I have attached.
