This modern primary bath is a study in texture and contrast. The textured porcelain walls behind the vanity and freestanding tub add interest and contrast with the window wall's dark charcoal cork wallpaper. Large format limestone floors contrast beautifully against the light wood vanity. The porcelain countertop waterfalls over the vanity front to add a touch of modern drama and the geometric light fixtures add a visual punch. The 70" tall, angled frame mirrors add height and draw the eye up to the 10' ceiling. The textural tile is repeated again in the horizontal shower niche to tie all areas of the bathroom together. The shower features dual shower heads and a rain shower, along with body sprays to ease tired muscles. “When the Cameron’s hired us to work with them, we were confronted with a typical Chicago problem…flooding on the property because of the grade differences between the two neighbor’s lots on both sides. The fixes were effective and beautiful; a raised bed on the north side to match the neighbor’s grade and a grassy area that was pitched toward a Rain Garden on the south side which effectively managed the water from the other neighbor’s garage and incorporated a percentage of native plants addressing Sustainable Sites Initiative™ requirements (the LEED like standards being set forth for the Landscape industry). The compact, cost effective home is successful in responding to constraints of the site. The home sits comfortably within the site and actively benefits from it with passive solar principals and energy efficiency and environmentally conscious provision of thermal mass.

To home stage this property, we painted the fence, and changed out the door, address sign, mailbox, and light, as well we cut back the shrubbery, we did not change out the whole door jam, just the door. It updated the property, tied into the fairly recent updated windows. This property was built in the 1980's, but with some simple cost effective changes, we were able to update it, for a quick resale.
