We love a good bathroom success story! The original state of this bathroom had good, modern bones, but needed new finishes. Without changing the great layout it already had, we managed to give this space a brand new look! The main goal of the space was to replace the orange hues with more updated tones, resulting in a more balanced look (there is no denying the orange needed to go!). So, before we dig into the new space, take a look at how it was before: Cabinets Replacing the door and drawer fronts was a major step to creating a new look to the space. We replaced the orange stained door and drawer fronts with new ones having a grey painted finish. This instantly brightened up the space! It’s amazing what a new color can do to a room. Countertop We love using quartz in bathroom spaces, and all spaces really! But especially in bathrooms because of its non-porous qualities which means it can handle splashes of water like no other. This is why we have it as the countertop on the vanity, the tub deck, and also tub surround. There is no denying the finish of this quartz is what makes this space pop. This is a 3cm Caesarstone in a finish of Calcutta Nuvo. It has lovely marble-like markings and we love the effect it has on the tub surround. Although this space did not include any major renovation, we still achieved a space with a major new look. Don’t underestimate the power of new finishes!

LEED Certification Level: V4 Builder: BPC Green Builders, LLC Architect: Trillium Architects. The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses. Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing. Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels. Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

The kitchen may be the heart of a home, but the dining room is where the family gathers to enjoy special occasions, create and pass on traditions, and savour each other’s company free from distractions. The family behind this particular dining room enjoys doing just that. When they are not traveling the world, Matthew and Anna (names changed) love to cook meals at home with their teenage daughter, entertain family and friends, and live amongst their cherished travel souvenirs and heirlooms. Their dining room, however, was far from the perfect backdrop for these experiences. Before: Dining Room: When Matthew and Anna contacted us, they imagined a space that would comfortably seat 8 to 10 people and incorporate their beautiful inherited dining table and sideboard in a fresh, modern way. Above all, they wanted a dining room that they would feel proud to share. They worked with us to design, lightly renovate, and furnish their dining room and adjacent living space. Now, the room is nothing short of inviting and elevated. Classic Yet Contemporary Dining Room: Viewed from the living area, the dining room is a hidden gem waiting to be discovered. Matthew and Anna wanted dark blue for the walls, and we couldn’t have been happier to find the perfect shade for them. By leaning darker, this rich blue creates the perception of depth, making the room feel enticing, comfortable and secluded. The previous built-ins were underwhelming and lacked function, so we designed wider, taller, double sided cabinets that integrated the existing bulk-head, and then accessorized the shelves with the family’s travel finds, books, and decor. Topping these units with brass art lights not only blends contemporary and traditional styles, it also draws attention to the dining table’s modern show-stopping chandelier. You can’t miss it. Inside the dining room, the effect is equally impressive: enveloping yet spacious, warm yet cool, classic yet contemporary. We incorporated their heirloom pieces seamlessly into the design thanks to the 1:2 ratio. For every traditional piece, we introduced two more modern or contemporary pieces — clean lines, subtle curves, and lustrous brass hardware. The result is a collected yet updated look. In any room with dark walls, lighting is of the utmost importance. We placed a mirror adjacent to the window to reflect natural light throughout the room, and we kept the trim and ceiling white for brightness. To provide maximum versatility, we provided multiple light sources that can be adjusted to create different levels of light to suit any mood or occasion. These include: pot lights and a chandelier on dimmers, a sculptural trilight lamp on the sideboard, and art lights on the bookcases and above important art pieces. The built-ins have another surprise waiting inside this special dining room: Double-sided built-ins: dining room shelving and living room shelving. Rather than keep them white like we did in the living room, we painted the back wall of the book cases the same dark blue as the walls in the rest of the room. This reduces the contrast with the surrounding walls and emphasizes the white outline of the cabinets. We also love the dark blue walls’ role as a beautiful backdrop for this family’s treasures. The brass accessories and hand-painted vases and bowls feel like part of the experience. Of course, what is beauty without function? It may not look like it, but the base storage is only accessible from the dining room side. The units include deep cabinets for storing serving ware, as well as another delightful surprise: silverware drawers lined in luxurious navy velvet! Lastly, we designed this beautiful nook for their heirloom sideboard. From afar, the wall looks as if it has texture and perhaps a touch of shine. Up close, you will notice that it is actually navy blue wallpaper with tiny golden dots. This unique touch accentuates the brass in the room touches throughout the space.. The room feels curated, contemporary, and full of character. Words of Praise: Anna and Matthew were thrilled with their new dining room and with the design process itself, which is always the highest compliment. Saturday July 18, Time TBD | Boston The Macallen Building and Court Square Press Courtyard by Michael Blier, RLA, ASLA of Landworks Studio, Inc., with architect Nader Tehrani of NADAAA Located in a rapidly evolving area on the outskirts of South Boston, the Macallen Building condominium community features an award-winning landscape that evokes the neighborhood’s industrial heritage while demonstrating modern principles of sustainable development. Awarded LEED Gold certification in 2008, the project’s attention to sustainability permeates all aspects the three-tiered landscape. Paving materials, tree plantings, and lighting adorn an entry-level courtyard on the ground floor, known as “Macallen Way.” The second level landscape covers the roof of the parking garage, providing recreational space for building residents as well as a graphic garden designed to be viewed from the condominiums above. The third level—including a sloping green roof and terrace garden—is integral to the building’s achievement of LEED certification as the green space is specifically designed to improve stormwater management, ameliorate the urban heat island effect, and provide additional insulation to the building. Through use of these design elements, the landscape greatly diminishes the ecological impact of development and serves as a model for sustainable development throughout the evolving region. In addition to the Macallen Building attendees will also get to visit the adjacent Court Square Press Courtyard which won the American Society of Landscape Architect's 2006 Award of Excellence in the General Design category. Terren Landscapes http://www.terrenlandscapes.com 2014 PLNA Awards for Landscape Excellence Winner Category: Residential $60,000-$120,000 Award Level: Silver Project Description: We were contracted by the family to create a master plan for the property. They were experiencing extreme drainage and erosion problems due to the surrounding properties’ drastic grade changes. Erosion had caused the rear lawn to sink in various areas and the existing rear patio spaces were failing. The client wanted to rebuild their patios and walkways, repave their driveway and give their home more visual appeal. Most importantly, they wanted an environmentally friendly solution. Our design solution was to create a rain garden that would slow storm water runoff, allow for percolation, and promote infiltration, while permitting excess clean water to enter the storm drain at the street with slower velocity. The rain garden acts as a temporary holding space that allows the earth to slowly absorb water, rather than overwhelm the nearby storm drain. Our first objective was to conduct a percolation test to determine the amount of clay soil that needed to be removed before reaching the sandy loam layer. A percolation test and storm water calculations were generated to accommodate a 1” rain event. Based on our calculations and the small size of the property, we determined a depth of 18” was necessary for optimal holding capacity. We removed 18” of clay soil until a layer of sandy loam was encountered. Next, the soil was amended with compost and sand to create a highly porous planting media for the basin of the garden. We piped the three existing rear downspouts to the rain garden area to capture for infiltration and alleviate runoff throughout the rear lawn and patio space. We installed an 18” wide over-flow standpipe at a 24” depth into the ground that outlets to a stone swale that carries the water to the property edge. As an added means of holding the maximum amount of water, we designed the standpipe to sit 14” above grade. The height of this standpipe allows this rain garden to capture 14” of water before reaching the overflow capacity. We placed geotextile fabric to help reduce migration of the stones into the soil and aid in the prevention of weeds and erosion. We heavily planted the rain garden to further aid in absorption and to attract local wildlife. A native plant palette of butterfly weed, Panicum, Joe-Pye weed, and asters form a colorful backdrop while the basin was filled with obligate wetland plants such as royal ferns, irises and cardinal flowers. The upper edges in the foreground are planted with Echinacea, Rudbeckia and Monarda, satisfying the local bird community and adding bright seasonal colors. This garden effectively collects and cleanses rainwater while creating a habitat for birds, frogs, and butterflies. Our next challenge was to redesign the existing patios and walkways without increasing impervious surfaces. According to township regulations this property was currently at its maximum capacity, therefore we designed the front and rear patios with a slightly smaller footprint to decrease their existing impervious surfaces. New planting beds were designed throughout the entire property. Plants were chosen that were tolerant of specific site conditions. For the rear yard, we choose a backdrop of witch hazel and hollies to provide an evergreen screen as well as early spring color. We placed hydrangea throughout to add summer color. We planted ostrich fern under the existing spruce tree to create a lush floor. This area became an additional backdrop for the rain garden as well as a screen for the neighboring property. We choose a combination of ‘Blue Star’ juniper and creeping jenny to soften the existing rear wall with creepers. Around the rear patio areas we choose a combination of Liatris, Rudbeckia and ‘Lo and Behold’ butterfly bush. This combination of plants works in harmony with the rain garden and attracts additional butterflies. For the front of the property we worked with an existing Japanese maple that provided dense shade. We choose a shade-tolerant combination of Heuchera, Astilbe, ferns and hostas for this area. We added more hydrangeas to the front foundation of the house to provide lush layering of plant material and visual interest with additional summer blooms. Overall, we were able to exceed the client’s needs and expectations in transforming their property into a colorful paradise that attracts wildlife from season to season. The plant palette provides seasonal interest and the rain garden has successfully decreased storm water runoff. The new hardscape surfaces were designed and built with a slightly smaller footprint to decrease impervious surfaces. This project is a positive example of how all properties, regardless of size, can make an ecological difference by decreasing impervious surfaces and maintaining proper storm water management. Originally built in 1972, these eight interlocked residential units and the accompanying House Master’s Residence won an AIA award for their unique spatial complexity, balancing standard units of construction with volumetric interplay, all while bringing natural light into living spaces. However, nearly 40 years later These 1970’s era, interlocked faculty housing units won an AIA award when first completed. They were unique in spatial complexity, By early 2,000’s they were showing signs of age, and had become outdated on many levels. Working with project management for the Faculty of Arts & Sciences, we prepared one prototype design to bring the buildings into the 21st century. New insulated skylights, standing seam metal siding, cedar decks and trellises, exchanging black roofs for well insulated white roofs, were all part of a larger planning program to renovate all nine units. The prototype was implemented in 2012, to great approval and result. In 2013 a few more units were done. In 2014 the “House Masters” unit was done, with the remaining four units planned for future budgets. Sustainable features include re-use of most materials on site, (former siding was able to become sheathing below metal panels), implementing the Stretch Energy Code for insulation, and putting new white roof membranes in place. Using FSC certified wood for decks and trellises, and using Rheinzink siding, a “200 year material” according to the manufacturer. After nearly 40 years, Ronald Gourley’s AIA award winning Faculty Housing (1972) was beginning to show its age – plywood siding was delaminating, wooden decks splintering, and custom windows failing. Therefore, the opportunity to reinvent a piece of Mid-Century Modernism presented itself when two of the building’s eight alternating rooftop designs were to be rebuilt as prototypes for the remainder of the structure. The strength of the original design was its rectilinear and symmetrical arrangement of internal and external spaces, but the difference between the two had become blurred over the decades. New zinc siding, mahogany decking, and stainless steel railings accentuate the defining elements and more clearly articulate the living spaces, breathing new life into the building and reinvigorating the surrounding campus. Furthermore, the renovation also provided a chance to bring the structure up to modern energy standards and help meet Harvard’s lofty environmental goals. Insulation within the ceilings was more than tripled, white TPO roofing reduces the heat island effect, construction waste was minimized by recasting the siding as sheathing, and materials were selected not only for aesthetics, but for their longevity and ability to be recycled as well. Harvard’s energy standards brought an uncharacteristic level of environmental care to this building. Roof structures are triple insulated, allowing separating interior from exterior in the most thermally efficient manner. North facing triple insulated skylights and white TPO roofing reduces the heat gain, but allows natural light to pour in. Materials were selected not only for aesthetics, but for their longevity. Zinc, for example, is made of 100% recycled material, and has duration of 200 years. Uncharacteristic levels of environmental care were common on this project.
