An environmental consultant had to assess a site and provide a plan to the client for retaining wall design meant to block the flood water from a nearby river from entering the site. Some old hand drawn sketches of a retaining wall structure and a PPT with landscaping plans, was all that was provided. Improvising the basic design and preparing a well rendered 3D model, to facilitate the consultant to give final presentation of the design to the client, was the task.
Challenges
1. Client expected a design improvement based on a landscape PPT & some handmade designs developed in 2008.
2. Files were without any exact dimensions or additional inputs from the client
3. No plans, elevations and CAD files were given to support the team for further design revisions and 3D modeling
4. Client’s verbal explanations were to be used as a base to analyze and understand the requirements.
5. Numerous brainstorming sessions, repeated iterations and approvals.
6. Client was accessible only through email and conference call
Engineering Solution
Retaining the wall to stop flood water from a nearby river entering the area filling it with debris
1. Hi-Tech team deftly handled the communication, approvals and design development process.
2. Built a retaining wall to extend the useful area towards the flood plain of the river.
3. Retaining wall was designed as a 3 stepped structure with property (7 – 8 homes and a swimming pool) at the top.
4. Terraces with trees and shrubs were included. This design feature made the entire wall look like a natural retaining boulder covered with greenery.
5. Narrow walkways and stairs that led to the terrace were incorporated in the design
6. Subterranean garage under the flat ground surface of the property was also included as a part of the design

Buju Architects was instructed to design 6 new holiday homes in the coastal village of Rhosneigr. Now four years later, construction nears completion. Consisting of a combination of 3 townhouses and 3 detached houses, each home is designed carefully to maximise sea views and sit comfortably in context.
With just a short walk to the beachfront, it was quickly established early on that we wanted to take full advantage of these stunning coastal views. To achieve this, we decided to flip the floor layouts around and created an “upside-down home”. By positioning all of the bedrooms at ground level and the living spaces to the top floor meant that the amazing views could be fully appreciated from the high vaulted living spaces throughout the day.
These views are also maximised by utilising large feature glazed gables each with their own spacious balconies. The feature gable on the detached houses were also carefully designed and specifically orientated at a 45-degree angle towards these views for maximum effect.
A similar palette of materials was used as those of surrounding buildings and a strong design theme was created across the site. Local stone, cedar cladding and white render clad these fantastic properties. The density of development was carefully considered to allow enough space for access and amenity, whilst respecting local residents.
Services: Buju Architects were appointed for RIBA Stages 1-6 as Architect and Principal Designer. From developing the concept design, through planning, tender and construction. Buju Architects coordinated the design process and managed correspondence with the local Council.

Originally built in 1972, these eight interlocked residential units and the accompanying House Master’s Residence won an AIA award for their unique spatial complexity, balancing standard units of construction with volumetric interplay, all while bringing natural light into living spaces. However, nearly 40 years later
These 1970’s era, interlocked faculty housing units won an AIA award when first completed. They were unique in spatial complexity, By early 2,000’s they were showing signs of age, and had become outdated on many levels. Working with project management for the Faculty of Arts & Sciences, we prepared one prototype design to bring the buildings into the 21st century. New insulated skylights, standing seam metal siding, cedar decks and trellises, exchanging black roofs for well insulated white roofs, were all part of a larger planning program to renovate all nine units. The prototype was implemented in 2012, to great approval and result. In 2013 a few more units were done. In 2014 the “House Masters” unit was done, with the remaining four units planned for future budgets.
Sustainable features include re-use of most materials on site, (former siding was able to become sheathing below metal panels), implementing the Stretch Energy Code for insulation, and putting new white roof membranes in place. Using FSC certified wood for decks and trellises, and using Rheinzink siding, a “200 year material” according to the manufacturer.
After nearly 40 years, Ronald Gourley’s AIA award winning Faculty Housing (1972) was beginning to show its age – plywood siding was delaminating, wooden decks splintering, and custom windows failing. Therefore, the opportunity to reinvent a piece of Mid-Century Modernism presented itself when two of the building’s eight alternating rooftop designs were to be rebuilt as prototypes for the remainder of the structure.
The strength of the original design was its rectilinear and symmetrical arrangement of internal and external spaces, but the difference between the two had become blurred over the decades. New zinc siding, mahogany decking, and stainless steel railings accentuate the defining elements and more clearly articulate the living spaces, breathing new life into the building and reinvigorating the surrounding campus.
Furthermore, the renovation also provided a chance to bring the structure up to modern energy standards and help meet Harvard’s lofty environmental goals. Insulation within the ceilings was more than tripled, white TPO roofing reduces the heat island effect, construction waste was minimized by recasting the siding as sheathing, and materials were selected not only for aesthetics, but for their longevity and ability to be recycled as well.
Harvard’s energy standards brought an uncharacteristic level of environmental care to this building. Roof structures are triple insulated, allowing separating interior from exterior in the most thermally efficient manner. North facing triple insulated skylights and white TPO roofing reduces the heat gain, but allows natural light to pour in. Materials were selected not only for aesthetics, but for their longevity. Zinc, for example, is made of 100% recycled material, and has duration of 200 years. Uncharacteristic levels of environmental care were common on this project.

his project aimed to transform a dark and disorganized basement into a bright, functional, and inviting space. The client’s vision focused on creating an organized area for the kids, a dedicated fitness zone for mom, and an overall brighter and more accessible space.
To effectively address the client’s needs, we devised a solution that involved installing four custom built-ins to manage the children’s belongings and creating a dedicated, open fitness area for moM. We also introduced a half bath with convenient access to the outdoor space and improved natural light by enlarging window sizes and fitting a full-light door.
This finished basement now has a simple, clean, and sophisticated feel. A busy family with four young kids, these clients sought a solution to keep their stuff organized and tidy, have a dedicated fitness area, and generally make the space brighter and more inviting. And, now, they have it.

The kitchen may be the heart of a home, but the dining room is where the family gathers to enjoy special occasions, create and pass on traditions, and savour each other’s company free from distractions. The family behind this particular dining room enjoys doing just that.
When they are not traveling the world, Matthew and Anna (names changed) love to cook meals at home with their teenage daughter, entertain family and friends, and live amongst their cherished travel souvenirs and heirlooms. Their dining room, however, was far from the perfect backdrop for these experiences.

When Matthew and Anna contacted us, they imagined a space that would comfortably seat 8 to 10 people and incorporate their beautiful inherited dining table and sideboard in a fresh, modern way. Above all, they wanted a dining room that they would feel proud to share.
They worked with us to design, lightly renovate, and furnish their dining room and adjacent living space. Now, the room is nothing short of inviting and elevated.
Classic Yet Contemporary Dining Room:
Viewed from the living area, the dining room is a hidden gem waiting to be discovered. Matthew and Anna wanted dark blue for the walls, and we couldn’t have been happier to find the perfect shade for them. By leaning darker, this rich blue creates the perception of depth, making the room feel enticing, comfortable and secluded.
The previous built-ins were underwhelming and lacked function, so we designed wider, taller, double sided cabinets that integrated the existing bulk-head, and then accessorized the shelves with the family’s travel finds, books, and decor. Topping these units with brass art lights not only blends contemporary and traditional styles, it also draws attention to the dining table’s modern show-stopping chandelier. You can’t miss it.
Inside the dining room, the effect is equally impressive: enveloping yet spacious, warm yet cool, classic yet contemporary. We incorporated their heirloom pieces seamlessly into the design thanks to the 1:2 ratio. For every traditional piece, we introduced two more modern or contemporary pieces — clean lines, subtle curves, and lustrous brass hardware. The result is a collected yet updated look.
In any room with dark walls, lighting is of the utmost importance. We placed a mirror adjacent to the window to reflect natural light throughout the room, and we kept the trim and ceiling white for brightness. To provide maximum versatility, we provided multiple light sources that can be adjusted to create different levels of light to suit any mood or occasion. These include: pot lights and a chandelier on dimmers, a sculptural trilight lamp on the sideboard, and art lights on the bookcases and above important art pieces.
The built-ins have another surprise waiting inside this special dining room:
Double-sided built-ins: dining room shelving and living room shelving.
Rather than keep them white like we did in the living room, we painted the back wall of the book cases the same dark blue as the walls in the rest of the room. This reduces the contrast with the surrounding walls and emphasizes the white outline of the cabinets. We also love the dark blue walls’ role as a beautiful backdrop for this family’s treasures. The brass accessories and hand-painted vases and bowls feel like part of the experience.
Of course, what is beauty without function? It may not look like it, but the base storage is only accessible from the dining room side. The units include deep cabinets for storing serving ware, as well as another delightful surprise: silverware drawers lined in luxurious navy velvet!
Lastly, we designed this beautiful nook for their heirloom sideboard. From afar, the wall looks as if it has texture and perhaps a touch of shine. Up close, you will notice that it is actually navy blue wallpaper with tiny golden dots. This unique touch accentuates the brass in the room touches throughout the space.. The room feels curated, contemporary, and full of character.

This renovation in Manhattan placed us within a block of Central Park, delivering a complete overhaul of an ideally-located 1800-square-foot condo. The project was for a young family, whose newly-purchased property is in a post-war building and was in sponsor-condition when we arrived, warranting quite a bit of love. By delivering a complete interior renovation of the apartment, including two bathrooms, kitchen, floors, lighting, and custom millwork, we provided a modern, highly-functional space the family can proudly call home for years to come.
PARENTS NEED SPACE
Storage was the most important factor in this renovation. With a small child ready to rumble at all hours, our clients knew they were going to have all kinds of stuff taking over their space. At the same time, they wanted to be able to have guests come in and not see clutter. Our solution was neatly designed opportunities for storage nestled throughout the apartment.
To start, we created a custom entertainment unit, offering storage below, with open shelves above. Built-in under the living room window is banquette seating with significant storage beneath. Not only does the dual-purpose nook offer areas to store toys galore, the cozy spot offers beautiful windows with views of the shimmering skyline and rooftop gardens, providing practical peace of mind. Every inch of this renovation was designed with intention, so no space is wasted.
UNIQUE KITCHEN DESIGN
There are various custom elements that make this particular NYC kitchen renovation stand-out. While the majority of the apartment has herringbone wood flooring, determination was made that having herringbone in the kitchen would have been way too busy. So, we went with straight planks for the kitchen, blended from the living room with a custom wood flooring design. The straight planks not only look better, they were most cost-effective. Additionally, there’s wood paneling lining the kitchen, accenting the off-white and chestnut cabinets with a touch of luxe. Finally, the quartz backsplash and countertop offer a nice and seamless touch to the overall modern design.
FORWARD-THINKING DESIGN FOR CHILDREN
Our goal with the kid’s bedroom design was to offer a multi-purpose space the child could enjoy and use as needs change over the years. Beyond the playful wallpaper, we provided plenty of timeless built-ins that can be used to store diapers and books early on, while also including a desk space for homework in later years (hopefully).
COMPLIMENTARY BATHROOMS
When we renovated the two bathrooms in this Manhattan apartment, our goal was to create similar but distinct designs between the two spaces, that still felt unique in their own right and blended with the rest of the home. The wood vanities incorporate the heavy wood tones from other rooms, while the strong accent tiles on the walls and big, bold marble floor tiling create elegant foundations for each space.

Viewed from the court, this project highlights a seamless transition from the home’s white brick architecture to the versatile outdoor living areas. We utilized high-quality synthetic turf to provide a lush, year-round green aesthetic that requires zero irrigation—a sustainable choice for the DFW climate. The layout demonstrates smart landscape architecture, partitioning the yard into distinct zones for recreation, lounging, and swimming. Thoughtful drainage solutions are integrated beneath the turf and court surfaces to manage heavy Texas rain events effectively.

Recently, we were lucky enough to partner with One Kings Lane to lend a painting hand on a spring redesign of the fabulous Mindy Kaling’s NYC apartment. Mindy had worked directly with designer Sally Gotfredson of The Studio at One Kings Lane to help envision her space, and although Mindy herself was in L.A. for the majority of the project, Sally and the pros at OKL were able to expertly manage her project from the East Coast!
When it came to the painting portion of the renovation, Mindy wanted the apartment to be “…a reflection of [her] street style – great accents on top of a neutral palette.” She wanted statement fixtures, like chandeliers, eye-catching artwork, and brass accents. And she wanted all of these on a fresh, clean palette for maximum effect.
To achieve this, Paintzen kept it simple. We supplied white paint in a matte finish for all the ceilings and certain walls to create a bright, crisp surface over which Sally could create an impactful design. (Get the look with Delicate White!)
Rather than feeling bland, these fresh and clean white walls made a huge difference with this makeover… and were the ideal option for Mindy’s Nolita home. It laid the foundation for all the beautiful, bold, and perfectly “Mindy” additions that One Kings Lane had in store for her home.
