Elegant Oasis: Maximizing Entertaining Space In reimagining this 14,233 sqft lot, the goal was to create a high-impact, space-efficient outdoor environment, where space meets sophistication for unrivaled outdoor entertaining. This presentation outlines the thoughtfully designed elements which were meticulously integrated to maximize entertaining space within the constraints of the property. The project commenced with relocating the pool to the furthest reaches of the property, respecting property line setbacks to amplify the area available for entertainment. Adjacent to the back door, a covered built-in kitchen and intimate seating area offer protection from both bugs and the scorching afternoon sun, thanks to a convenient drop-down screen. The 18'x36' pool serves as the focal point, backed by an 18" masonry wall adorned with LED lighting accents. Behind this backdrop, a hedge of long-blooming hydrangeas and espalier-shaped European hornbeams complements the formal design, infusing the space with timeless elegance. The pool deck features a sturdy 5" rebar-reinforced concrete overlay with Valders Dove White and gray stone laid in a herringbone pattern (5'x18" pieces). To address stormwater retention, a large drywell behind the pool was repurposed as the base for a putting green, encircled by permeable gravel and stone coping. Landscape lighting makes it perfect for endless fun, day and night. To minimize the “fence feeling” and to distinguish the detached garage driveway, a grand outdoor fireplace and wall were constructed. This space also includes an outdoor TV and speaker system. A pergola, built from large steel I-beams and cedar, provides respite from the summer sun. For continuity and aesthetic impact, the hydrangea hedge extends the entire length of the property, maximizing the use of the narrow 36" side. The front of the property is equally striking. A heated concrete driveway, saw-cut into 5'x5' squares, provides a grand entrance. The front porch and walkway feature heated, randomly patterned bluestone, expertly set on a concrete sub-base. Two sets of garden walls enclose the front yard, with the closest to the front door boasting three water scuppers and a pondless waterfall system, creating a captivating ambiance for arriving guests. The property's front and rear areas are adorned with various planting beds and containers, which are seasonally adapted to ensure a vibrant landscape year-round. Formal, columnar trees, such as slender silhouette sweetgum, columnar tulip trees, sheared European hornbeams, and shaped tricolor beech, were chosen to harmonize with the property's architecture. Crushed blue granite gravel was used to cover all planting beds, maintaining a clean and low-maintenance appearance. In conclusion, our project has not only met but exceeded our client's expectations by delivering a low-maintenance, high-impact, and space-efficient outdoor haven.

The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed! At EcoCraft homes we specialize in modern architecture and cutting edge building technologies. Inspired by west coast modern architecture, the EcoMod Home harmonizes energy efficiency and modern urban design. Thoughtfully developed to maximize performance and beauty, the EcoMod home redefines what is possible with prefab modular building technology. The compact plan is easily adaptable to urban lot densities and specific site conditions found within the City of Pittsburgh. The EcoMod house consists of five modular units stacked upon a first floor prefabricated wall system. The EcoMod home was developed to create an efficient, livable space with a light and airy interior while including modern home design options for homeowners.

The owners wanted a unique bathroom that would complement their beautiful, one of a kind, modern residence. Olympic Grey marble from Turkey was selected. This was a renovation so we were particularly careful in handling and installation. There were many challenges to the project. First, the material is quite specific in its veining so we needed to make a mock up to determine how to cut the slabs in a way that would allow the vein to follow around the room (in and out of niches). We were working with a finite amount of material, 14 slabs, so we needed to design and engineer the project accordingly. In addition, the client wanted to maximize efficiency for cost control so we designed the seam placement to fall strategically (behind the toilet, for example) so that he would not need to purchase additional material. The bathroom is actually quite small so there were significant constraints in trying to fit and maneuver the large panels in tight spaces. The vanity countertop was made in Pental Quartz Thassos Polished 1-1/4”. We carved channels in the vanity top to insert Troca Mother of Pearl Flat Liners. We followed this same detail at the Tub Apron. Kowalske Kitchen & Bath was hired as the remodeling contractor for this first floor remodel in the countryside of Oconomowoc, WI. By opening the kitchen up to the living room, the layout is better for hosting family gatherings. The entire family can be together in the kitchen and living room – cooking or spending time together. Highlights of this country kitchen include a window seat, walk-in pantry and space for their treasured piano. Project Goals + Restore the beauty of their family home, that was built by the homeowner’s grandfather + Cooking functionality for their family farm + Add a workstation sink for easy food prep + Pantry storage space for canned items & wine collection + Design that honors the mid-century ranch bones of the house her grandfather built and their own traditional style Challenges & Issues + Needed space to highlight their piano, since the homeowner is an avid pianist + Old layout didn’t have good views of their outdoor space – the lake, gardens and chicken coop + Kitchen was too small and cut off from the rest of the home + The heat and air conditioning did not function well due to several past additions Country Kitchen Features: Cooking Kitchen – We created a larger kitchen by expanding into the old dining room. The homeowners needed more space for canning vegetables, cooking and entertaining. Mid-Century Country Design – The ranch home was built in the 1950s so we kept the mid-century and country kitchen design aesthetic by using hickory wood, tall verticals and long horizontals. Kitchen Window Seat – A custom window seat with a curved backrest creates a gathering spot in the kitchen. This connects the home to the outdoor view of the lake where the family fishes and ice skates in winter. The bench is large enough to be used as a guest bed when they have visitors. The cozy nook has shelving, art lights, and a hidden radiator underneath to keep it warm and toasty. Window Backsplash – Along the range wall, a new window backsplash features the beautiful view of the farm driveway, trees and gardens. Minimalistic Hood – The hood with the wood shelf mimics the new fireplace mantel and ties the country kitchen and living room together. New Pantry – The old kitchen area was converted into the new pantry and a laundry room. The pantry is their working kitchen where they can store food, their wine collection, and have countertop space for small appliances. Butcher block countertops, colorful wallpaper and a new window make the pantry inviting. Adjustable shelves allow for flexible storage options. The pocket door can be closed when they have guests. Recycled Ash Flooring in Kitchen – The homeowners chose an eco-friendly flooring for their country kitchen. The beautiful varied width wood planks are from recycled ash trees from Milwaukee parks. Workstation Sink – This sink has sliding platforms that hold bowls, colanders and cutting boards to multiply the countertop by going deep instead of wide. The sink can be used to chop, rinse, prep, dry dishes, hold hot dishes and clean up after a meal more efficiently. Country House Living Room: New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC. Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling. Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room. New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.

“I learned to let workers walk around to gape at the ornate details during their first visit before trying to engage them with any business.” This 1904 home was built by partners of the Pantages Theaters. Oak floors with marquetry borders, ornate plaster ceilings, beveled glass windows, molded trim, and carved figureheads create an elegant home. Unfortunately a multiyear leak had ruined a corner of the dining room, so specialists were found to match the original decorative plaster and basket weave inlaid flooring. Workers painstakingly set 10,000 finish nails into the flooring. “We want to retrofit to Passivhaus standards.” We undertook a thorough sealing of the old walls and attic, insulated the basement with polyiso, and blew piles of cellulose in the attic. Windows on the second floor and basement were replaced with triple glazed units, while the elegant first floor windows were refurbished and fitted with interior storms. Barred from removing the interior plaster or exterior stucco, we insulated the first floor walls from above. Analysis of dollars per BTU saved guided our decision to not remove the stucco to outsulate with mineral wool. In the end, we cut heat losses by 84% from an EUI of 121 to just 19, and received Built Green 4-Star certification. “We’d like to view Mt. Rainier from the master bedroom.” The entire second floor was demolished back to the studs, except for the elegant central stair hall. The floor plan was completely rearranged to fit three bedrooms plus a study under the existing roof. New waste plumbing pipes were threaded down through the house in two directions to serve the new family bathroom, split into a bathing chamber and a toilet chamber. “We love to cook and entertain dinner guests.” The old servant kitchen, tucked away in the back with its own separate stair, was replaced by a new mud room and bathroom. The old 3 foot door from dining to kitchen was widened to an 8 foot archway, carefully replicating the door casing so it appears to be original. The new kitchen has views to the back yard garden, soapstone countertops, custom cherry cabinets, a glass tile splash, energy- and water-efficient appliances, and even a filtered water stub out for the espresso maker. “I really want 4 more inches of head room in the basement.” We demolished the old slab, excavated without undermining the shallow footings, installed new gravel, insulation, vapor retarder and concrete slab. The northeast basement corner was thermally isolated to become a root cellar which will store food produced by the entire yard’s conversion to permaculture. The basement now houses the guest bed and bath, family room, laundry, and mechanical room. “We expected lead paint, but I’ve never seen asbestos in plaster before.” The hazmat crew did all necessary plaster demo. Trim and doors were carefully removed, labeled, and stored for reinstallation. Lead RRP and construction IAQ procedures were vigorously followed. When the new HRV and flexible ventilation tubing arrived on site, we set up a clean room where all HVAC materials were stored and cut prior to installation to assure pristine air quality. “We don’t want to draw our fresh air from down near the ground.” The old laundry chute, our only existing vertical chase, had been promised three times over for plumbing, wiring, and ducts. So we routed the new fresh air duct from the basement HRV up through the old furnace chimney to the sky, a symbol of clean green replacing dirty fossil fuel.

The steps leading to the kitchen from the side door were reoriented and turned in the opposite direction. This change created an opportunity for a large walk in pantry and helped to better define the flow through the space. The prep sink and cooking space are designed to be a social experience and are located close to, and in view of, the family room furniture arrangement. The clean-up area is located in a more private area of the space so that dirty dishes following a party could be stacked out of sight. The refrigerator is centrally located so it can efficiently service both work zones. Slab wood veneer doors in a textured gloss finish are framed by pilasters forming a cohesive furniture concept throughout the design. White countertops receive waterfall sides in strategic locations and are complimented by white porcelain tile backsplash with a modern wavy texture. Blue pendants, blue counter stools and a blue accent wall satisfy the client’s need for a splash of their favorite color. The wall between the kitchen and dining area was removed to achieve the open concept that the clients wanted. The existing small kitchen table was replaced by an eating area with stools at the island and a larger, family-friendly dining table. This beautiful kitchen was remodeled for a growing family in the Chicago suburbs. As they were purchasing a new home, they realized there were many drawbacks to the kitchen. It needed to be redesigned to meet their lifestyle and it made sense to do it before moving in. It was a large kitchen but the functional work space was very small. The work triangle was cumbersome and traffic flowed right through it. The existing kitchen had new red oak floors. They were beautiful, but dark red floors just aren’t practical for a growing family with dogs. THE REMODEL The first thing we did was redesign the space and reorient the layout with two islands. Incorporating a built-in banquette, instead of a table, freed up plenty of room for them. The islands are strategically placed in the opposite direction of the previous layout’s single island. This not only creates a better view from the family room, it keeps the traffic flow out of the work area while facilitating two separate workspaces. The small island incorporates a new prep sink. It’s right across from the cooking area, which is a new focal point with a gorgeous new metal hood. The larger island incorporates a Galley Workstation with accessories for efficient prep, expediting and serving. The 4′ sink makes post-meal clean-up a breeze. The butler’s pantry just outside the kitchen was large enough to create a new beverage center for morning coffee and cocktail prep. An ice maker was added to this area but there wasn’t enough room for a new wine cooler and refrigerator drawers. A separate area using previously unused space was added to the kitchen (by the table) – it includes a new wine cooler and cold beverage drawers. This is framed nicely with some glass door cabinets and a lighted open niche above for decorative display. STRATEGIC DESIGN A combination of colors and finishes highlight different focal points in the kitchen – this includes a slate blue, a soft grey and a light whitewashed stain on rift-cut oak. The stained white oak makes the wine cooler and refrigeration areas look more like furniture pieces instead of kitchen cabinets. The floors were refinished with a very light grey stain that enabled us to lighten up the color and get the red out of the finish. A new ceiling was designed to add architectural detail to the space – it includes three separate tray areas with new crown molding and lighting. THE RENEWED SPACE This stunning new kitchen is the perfect fit for the family and their home – the finishes and design elements flow beautifully into the adjoining spaces. It fulfills all of the family’s dreams for a beautiful and comfortable space that is functional and versatile.

For finishing touches, the very talented Home Owner, chose Elegant hardware as seen in this images, such as brushed gold handles and knobs which add a great deal of sophisticated finish. Overall, this contemporary yet classical kosher kitchen in Great Neck represents a perfect blend of modern functionality and timeless elegance, designed to be both beautiful and practical.

On top of many other considerations, sound was a significant factor – in more ways than one – when it came time for prentiss+balance+wickline ARCHITECTS to design Seattle’s “Ballard Cut” house. In fact, it was particularly relevant to the home’s fenestration. Situated on a patch of ground that offered gorgeous views of Puget Sound on one side but a railroad cutback on the other, Ballard Cut presented a unique challenge. To address this conundrum, the designers at prentiss+balance+wickline wanted windows with optimal sightlines to augment the inlet-side views and proper sound absorption to negate the roar of the trains. Our inspiration for this home was an updated and refined approach to Frank Lloyd Wright’s “Prairie-style”; one that responds well to the harsh Central Texas heat. By DESIGN we achieved soft balanced and glare-free daylighting, comfortable temperatures via passive solar control measures, energy efficiency without reliance on maintenance-intensive Green “gizmos” and lower exterior maintenance. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners. Welcome to Mosaic Walk, modern and energy efficient living in the heart of Orange County, very close to the 5, 22, and 57 freeways. This beautiful end-unit townhome was built in 2011 and features 3 levels and 1,347 sf of living space. The main level is located on the 2nd floor with powder room, large living room and adjacent dining area, private balcony and modern kitchen with large pantry and lots of cabinet space, stainless steel appliances and granite counter tops. The bedrooms and laundry closet are located on the third floor. The private master suite has a spacious master bathroom with walk-in closet, marble dual vanity and rainshower. The 2nd bedroom also has a private full bathroom. Cut down your utility bills in this LEED Certified home with tank-less water heater, dual glazed windows with low e glass, auto shut-off motion sensors in all baths, water efficient toilets, ceiling fans, and LEED certified construction. The major kitchen renovation of this old country farmhouse was a task of love, one that had been planned for many years by these Barrington seasoned homeowners. After interviewing no less than five companies, the homeowners chose the design team at Advance Design Studio to make the transformation they had long planned for. “They had an understanding of the right design for the space almost from the instant they walked in the room”, says Sharon Scott of the design team of Nicole Ryan at Todd Jurs at Advance Design Studio. “They were the only designers who laid out ideas in the first meeting at the house that we really loved”, she says. “It was obvious that they understood the house, and understood us - and from then on the decision to hire them literally made itself”. The original kitchen had a dividing “wall” of cabinetry…that made the rather large space seem very small, and cut off the kitchen from the eating area that has a beautiful garden view completely hidden from the main kitchen. Circulation was poor, leaving family members on top of one another when entertaining family and friends. The new kitchen design nearly doubles the kitchen size within the original space; opening it up completely and enjoying an expansive island containing a new Kohler Whitehaven Smart Divide farm sink, a dishwasher, and pull out double trash receptacle. The great new gathering space accommodates four pull out stools beckoning grandchildren and friends alike. Removing the range from the island and relocating it to create a dramatic “feature” wall, completely out of the way of guests; it is now crowned with a beautiful completely customized wood hood designed to ventilate much more efficiently than the original island range containing a limited downdraft system. The much more efficient use of the space after removing a pantry closet made way for a fully functional “tall wall” housing a double oven and refrigerator, out of the way of guests. Removing the restrictive cabinetry wall now allowed for an expansive floor to ceiling pantry cabinet with full extension pull out shelving, and an elegant display area complete with a beautiful furniture detailed buffet. Fitting perfectly into the farmhouse charm of the old estate, Medallion Silver Lancaster cabinetry was chosen in a soft white Maple Divinity paint finish lining the perimeter. The stunning island hints to this old home’s past with Medallion Gold’s Maple Devonshire style graced with a Carriage Black Heirloom painted finish. The rubbed off black paint finish reveals the soft wood tones beneath, mimicking furniture you’d see in your grandmother’s home that has lovingly been polished for years to reveal a soft, subtly rubbed-off sheen. Counter tops reverse contrast with perimeter tops of black “Raven” granite possessing a subtle honed finish, and a shift to Quartz Difinity Viareggio - resembling white Carrera marble on the island. A simple herringbone detail completes the decorative range wall, and subtle porcelain subway tiles grace the backsplash throughout. The design is finished off with crisp Thermador and Bosch stainless steel appliances, and bright brushed cup pull and handle combination hardware. A pull down Kohler Bellaria faucet makes cleanup a breeze, and soft under-cabinet LED lighting throughout makes every work surface shine softly, and highlights the cabinetry display area with grace. One special detail was created to make the dramatic ceiling transition to a vaulted area above the breakfast nook extra special. A tongue and groove solid wood ceiling was hung above, and a subtle greenish-grey distressed paint finish was hand developed on site by the talented crew, complementing the new kitchen with a completely unique surface that appears as if it’s been there for many, many years. It’s just one standout feature in the amazing new space that is sure to be in every conversation as newcomers enjoy the newest best hangout in this old home renewed! This West Seattle kitchen remodel in the heart of the Admiral District is a thoughtfully designed kitchen renovation that balances craftsmanship, functionality, and timeless style. The project focused on maximizing workspace, improving appliance layout, and creating a warm, inviting aesthetic tailored to the homeowner’s lifestyle. Custom cabinetry by Superior Cabinets showcases stunning rift-cut white oak with a custom stain on the lower cabinets, paired with painted white upper cabinetry for a clean, classic contrast. Sleek hardware and intentional storage solutions enhance both usability and visual appeal, while the expanded layout delivers significantly more countertop space for cooking and gathering. Countertops were fabricated by Floform using Pental Quartz in the color Aura (polished)—a durable, elegant surface that brightens the space and complements the cabinetry. The backsplash features Bedrosian Tile Celine White gloss tile, paired with a handcrafted Motawi Deco tile accent that adds a unique focal point behind the induction cooktop. Appliances were sourced from Albert Lee Appliance, featuring a combination of Bosch and GE appliances. The layout was carefully reconfigured to meet the client’s specific requests, including a wall oven positioned at an ergonomic height, an induction cooktop, and improved workflow throughout the kitchen. To further enhance functionality, an outdated hallway access was closed off, allowing for better use of wall space and cabinetry. Lighting was a key design priority. The client specifically requested no recessed can lighting, so the space incorporates layered illumination using Rejuvenation Hardware fixtures and under-cabinet lighting. This approach creates a warm, inviting ambiance while maintaining excellent task lighting. Finishing touches include Sherwin-Williams paint in a rich green tone that adds depth and character, Kohler sink and faucet fixtures for reliability and style, and updated Milgard windows that bring in natural light while improving energy efficiency. The result is a highly functional, beautifully detailed kitchen that reflects the charm of West Seattle while delivering modern performance and thoughtful design.
