Between the range and custom designed wood hood, a framed mosaic tile accent in the backsplash, creates a focal point. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. The owners of a Bethesda home purchased the property next door with the intent to combine the two lots and build an addition to their existing house. They wanted a swimming pool with an outdoor living area, a two-car garage, family room, kitchenette, and guest suite. The client wanted a place to park two sports cars. The new garage is 625 sq.ft. We installed a heavy-duty elastomeric-coated floor that has a high polish. Our team reviewed the site and what it would look like once the neighboring house was demolished. One of the crucial goals of the designers was to locate the pool behind the addition and keep the massing of the addition down to retain sunlight to the pool in the summer without the new structure or existing house shading the pool. Framing. We ordered pre-built trusses for the roof of the addition. Pre-built trusses are more common in new house construction, but it was the most efficient way to frame the structure. The trusses were delivered to the jobsite and we hired a crane and operator to lift them onto the structure where our crew fit them in place. Though there is currently no connection between the second floor of the main house and the second floor of the addition, the trusses were designed to allow for a future connection, should the clients want. For the two openings that connect the main floor of the house to the main floor of the addition, we waited until we had almost completed the framing before we cut through the back wall of the house. Exterior Finishes. For the siding, we used real stucco to match the stucco on the existing home. We added Hardipanel with a stucco pattern as an accent. We also matched the existing home’s roofing for the addition. Upper level. The second floor of the addition is 632 sq.f.t and has a sitting area/exercise space, a full bath, bedroom and a storage closet. The trusses were designed so the clients can eventually connect the addition through the second floor of the main house. The railings on the stairs to this level match the railing in the main house. A water tap with reverse osmosis filter provides the highest quality drinking water. To keep a clean and sleek counter we installed a raised air switch for the garbage disposal and integrated soap dispenser. The island also houses the Thermador Sapphire 7-Program Dishwasher with a hidden touch control panel and a custom Walnut wood front. The cabinetry under the Galley Workstation features a trash roll out, as well as storage for the culinary tools. Above the existing mantel we built a recessed space for the flat screen television hiding all wiring inside the walls for a completely clean look. The space that was once a desk was transformed into a bar area. The glass shelves and glass cabinet front liquor cabinet stand out. But this bar area has hidden secrets. Tucked beneath the black granite is a Thermador under-counter double drawer refrigerator with matching wood front panels. They blend in perfectly with the cabinets. A wireless printer is easily accessed on a slide out drawer. Plus, what looks like merely wooden panels on the wall are concealing recessed storage for more bottles and glasses! Overhead recessed lighting and speaker system provide illumination and entertainment through the entire space. This luxury home had original, solid oak flooring through most of the first floor which the homeowner obviously wanted to keep but were in desperate need of repair and refinishing. Our master craftsmen wove in new wood flooring to match the old where needed, particularly where walls had been changed and where the floor was damaged. We sanded the floors, smoothing away years of wear and tear. The entire wood floor was then uniformly stained, making it impossible to differentiate where any repairs were made. The renovation of an extensive linear residence and site facing Port Orchard waterway embraces water, greenspace and forested hillside. The home, completed this fall, serves as an artist’s studio, galleries, family space, game room, outdoor living areas and peaceful retreat. New interiors and exterior spaces and finishes, cabinetry, lighting, paving, landscape and courtyards become settings for the owner’s art + collections, three-generations of family and the wonderful colors and textures of the land + water. Inside, a monumental central stair and tapered two-story tall red cedar and steel column was designed as the residence’s entry focal point and internal landmarks, guiding the visitor’s eye to the main atrium…. and upward. Heavy wide-flange steel moment frames support the house and enable whole walls of glass. Rough, mill-finished steel contrasts refined cabinetry, stone, wood structure and defining dropped ceilings, reflecting the opener’s love of the tension between highly polished and detailed + rough, found art. Outside, A new southern “dining room” was designed for warm summer evening gatherings under a heavy-timber trellis. The focus, opposite water and island views, is a metal perforated screen. The final screen is composed of the lyrics from a Joe Cocker song of great meaning to the owners, cut from ½” marine bronze, set into dark-fired brick. “Oh My Darling, Be Home Soon….” Natural daylight and high-efficiency lighting are central players as in any gallery. What was your experience like, working with Rhodes Architecture + Light? “They worked with us because it was a remodel, an existing thing, and we had to try to make it work for all of our interests and how our family operated. They listened, and we listened, and it was a great communication back and forth.”–Jane How has the renovation changed the way you live and enjoy your home? “I remember saying to them that I want the whole floor heated because it gets so chilly down here. And we had the wood burning stove, but it was over there and now we just turn the floor heat on and we can come down. It’s cozy and nice. So we’re looking forward to winter now.”–Ken “We have 5 kids together and now a bunch of grandchildren. I wanted a marble countertop, but there’s just no way. I didn’t want it to be a place where I had to say, ‘No, no, no. Wipe up your drink, do this, do that.’ I wanted it to be a place where everybody can come with all the kids, and we make a big mess, and I can clean it up. And we can enjoy ourselves here, because that room upstairs, we almost never went in. This is a recent project we completed at Vail Golf Course Townhomes. We helped the client create a real chef's kitchen by maximizing her small-medium sized kitchen space. We created cooking efficiences by including many smart storage features, such as: pullout spice racks, a base pullout pantry, two knife drawers, rollout trays in the base cabinets, a cutting board pullout, a base trash pullout and much more! This is a great example of how to maximize the functionality of your kitchen, even without a ton of space.
