> Removed old pantry door and installed 2X4s to wall off door area. Removed interior shelving. Constructed door on right side door. Installed new door unit and new shelving inside Pantry. Installed studs to wall off opening from entry hall. Installed drywall, tape, floated, and textured. Installed base boards.

> Moved dishwasher over towards right side of sink area. Ran new hot/cold lines and drain line.
> Custom built center island shaker-style cabinets. Added pendant lights over island with new switch. Trenched the concrete to run electrical line to island cabinets.
> Constructed custom shaker-style cabinet walls and cabinet box over refrigeration.
> Reconfigured sink area and cabinets. Custom built new shaker-style lower cabinets at location.

W.A. Rose Construction recently completed a family room and bathroom remodel for Berkeley architect Caitlin Lempres Brostrom, of First Bay Architecture. The goal was to expand the functional living area at the rear of the house, which required repositioning several rooms. The laundry room was moved to the basement, and the powder room was moved to what had been the pantry in the kitchen.
A single window and door onto the patio was replaced with a stylish sliding French door and an awning--into which we installed recessed light fixtures. We added insulation to the walls and ceiling that were opened at the rear of the residence and insulated the entire underfloor. Lempres Brostrom chose to include seismic upgrades as part of the project plan.
Roberts Electric was the electrical contractor on this project. They rewired and upgraded the electrical, installing soft overhead LED lights in the family room as well as individual LED light fixtures over the game table and desk.
The hardwood flooring was left in place and patched where needed, and we installed wainscoting, painted to match the design in the rest of the home. W.A. Rose worked closely with Kizanis Cabinets in San Leandro on the customized built-in bookcases and desk, to help make this a warm, inviting, functional room in which this family gathers to work and play.

This kitchen showcases a stunning transformation. Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer.
We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals.
The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage.
White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen.

The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere.
