This newly completed residence is located on Sanibel Island on a unique bayou site with western exposure for a perfect view of the sunset.
The main entry is a long narrow drive that was planted with seven large native live oaks to create an oak canopy with a native hammock understory consisting of native shrubs and ferns for a tunnel like entry experience. Three large curved coconuts sit at the drive terminus and frame the view of the entry lawn and landscape at the front of the residence.
There was a strong emphasis on incorporating native palms and vegetation into a Zen-inspired garden feel. Native paurotis palms and green and silver thrinax palms were carefully specified and trimmed for use as architectural elements on the tall exterior walls. Tropical bamboo of many different varieties were incorporated into the buffers for both ambiance and screening purposes. Landscape grasses and bromeliad species were planted for interest along the front entry way.
Native shrubs and perennial dune grasses and groundcovers were incorporated into the side yard buffer and in the back yard on the berm at the bayou edge to blend the built element into the natural landscape. The sodded area in the back and side yards functions as stormwater detention area and prevents stormwater from running directly into the ecological sensitive bayou.
All City of Sanibel codes were met for this environmentally and ecosystem rich site including holding and mitigating stormwater runoff on site and meeting the 75% native plant requirement in all vegetation categories.

BPLAN panels can be applied anywhere in the world and in different contexts, in the same project, given the properties of the materials you use, the quality of production processes and finishes.
In the United Arab Emirates, BPLAN panels were applied in the same project, from the outside, giving elegance, dynamism and versatility to the elevations, to the interior, with panels that divide the spaces with formal wealth grid.
Outside, BPLAN panels mark the main entry points, in large spans, in a formal and calculation exercise that confers the continuity of the pattern, without structural elements that could disturb the reading of the same. This exercise of commitment between elegance and resistance was incorporated in aluminum with 8mm thickness, combined with a peripheral structure in stainless steel.
The other elements that punctuate the elevations consist of self-supporting panels that give formal versatility and the use of the elevation, because they are associated with sliding rails.
In all applications abroad, it is evident the interrelationship with the interior of the building, in a gesture of continuity and coherence.
The separation of spaces is punctuated by panels obtained through the same processes and materials, particularly at the level of finishing, in a gold of extreme elegance in a building of great conceptual robustness.

THE SETUP
Sam’s client had lived in her downtown townhome home for less than a year when she decided to remodel the spacious second level. This open area consisted of three sections: a TV and fireplace zone, a sparsely furnished dining area, and a dominant central kitchen. The kitchen featured a long back wall with three segmented sections and a massive island housing the cooktop. She found the kitchen’s functionality lacking and its presence overwhelming – it dominated the entire floor, regardless of where you stood.
Design objectives:
- Reconfigure key kitchen elements (sink, cooktop, oven) while minimizing the kitchen’s visual impact
- Optimize the kitchen’s back wall, eliminating existing dead space
- Create a purposeful, well-defined dining area
- Establish a distinct, comfortable living area
- Reuse existing appliances and flooring
- Maintain an overall modern design aesthetic
THE REMODEL
Design challenges to be solved:
- Redesign the island to reduce its overwhelming presence
- Create a comfortable, dedicated living room within the available space

THE RENEWED SPACE
Design solutions:
- Sam created raised end caps for the island. This separated the kitchen from adjacent living and dining areas while focusing the kitchen’s functionality. The new sink location offers ample workspace, allowing the cook to interact with guests seated at the island. The redesigned island also provides additional storage.
- For the living area, Sam opted for a functional-yet-minimalist approach. Large-format tile creates a natural stone look for the fireplace and TV wall. The recessed TV and extended fireplace shelf maintain a sleek profile. - Artistic wallpaper adds depth and texture, while the intentional lack of extensive shelving keeps the space open and distinct.
- Sam transformed the dining area’s blank wall into a feature, adding a unique dry bar with counter space, open shelves, cabinet storage and a beverage fridge. - - - Wallpaper behind and above the bar contributes to the area’s personality. A mirror adds depth while pendant lights add style and visual interest.
Relocating the cooktop to the back wall facilitates hidden ventilation, reducing visual clutter. Sam balanced transitional and modern elements for a contemporary yet comfortable feel. The digital control panel on the convection cooktop maintains a sleek look, while the wall oven is now at an easy-to-use height. ----- Mirrored base cabinet fronts and a paneled fridge prevent cabinetry monotony.
The redesign has delighted Sam’s client, achieving her main goal of creating a more inviting and visually appealing space. Each section now has its own visual personality and functionality while harmonizing within a monochromatic palette. The entire floor offers wow-factor pop upon first glance, with each area maintaining its distinct character while contributing to a cohesive, modern aesthetic.

A Scottish crest badge is a heraldic badge worn to show allegiance to an individual or membership in a specific Scottish clan. Crest badges are commonly worn by members of Scottish clans. Crest badges consist of a crest and a motto/slogan. These badges usually consist of elements from the clan chief’s coat of arms. For example, the Wallace clan crest is an image of a dexter arm in armor with sword in hand and has a motto translating to “for liberty”.

This project features a modern transitional kitchen with clean lines and natural tones, designed to open up the space, improve functionality, and create a more refined everyday living experience. Located in an upscale private enclave in South Charlotte, the home sits within a setting known for its balance of quiet residential living and proximity to areas like SouthPark and Quail Hollow Club. The original kitchen felt closed in, so one wall was opened up and the layout was reworked to create a more open flow, allowing for better movement, improved sightlines, and a more natural gathering space around the island.
The design leans modern while maintaining warmth through transitional elements. Perimeter cabinetry in L&C Shallow Green introduces a muted, earthy tone that moves away from traditional white kitchens while still keeping the space light and inviting. The cabinet style remains shaker but with slimmer profiles and minimal detailing, paired with Amerdeco brushed satin hardware featuring clean, straight bar pulls. Calacatta Elysio countertops add subtle movement and contrast, while the Zellige Pearl Opal backsplash in a horizontal stacked layout delivers a clean, modern texture that is enhanced by under-cabinet lighting. A Kraus Kore stainless steel apron-front sink provides a streamlined, modern take on a classic feature, and a Z Line stainless steel range hood serves as a strong visual focal point with its exposed chimney design. Decorative end panels and consistent cabinetry throughout maintain a cohesive and intentional look.
Functionality was a key priority throughout the project. The updated layout improves workflow, while integrated storage solutions maximize usability without adding visual clutter. The result is a space that feels open, efficient, and easy to live in. The overall design balances modern simplicity with subtle warmth through elements like shaker cabinetry and natural flooring, preventing the space from feeling overly stark. This kitchen reflects a clear shift toward a more modern aesthetic while maintaining the comfort and familiarity that define transitional design.

When this client wanted to update her Kitchen, we knew that we did not have the space to change the footprint. The homeowners’ decided to bring their hardwood floors from the Great Room into the Kitchen. It is always a good idea to keep your flooring as consistent as possible. We kept their existing cabinetry but painted the perimeter Benjamin Moore’s White Dove with a charcoal glaze wiped way back. We added color in the island with Sherwin Williams’ Keystone Gray. To give cabinetry a more finished look, we often add paneling to the ends and island. For this island, we did an X pattern to mimic the barn door in the Great Room. We opened up the space from the backdoor into the Kitchen by removing a built-in desk area. Our wonderful contractor solved the loss of storage issue by adding a hidden cabinet next to the refrigerator. This client loves copper so we added some of those elements with the farmhouse sink and the lighting. We pulled the color for the subway tile backsplash from the “marble” like quartz countertops. We softened the space with a relaxed roman shade over the sink and added texture with woven shades in the Breakfast Area. This homeowner’s outdoor living area was designed to incorporate relaxing and fun features that could gather the whole family. Various materials were used in order to wrap up the whole look. The outdoor patio area was laid down with full color bluestone dimensional natural stone. The colors of this natural stone brought a calming element to the whole area. The fire-pit incorporated into the patio was made up of the Pennsylvania fieldstone wallstone that was also found in the outdoor kitchen and retaining walls surrounding the backyard. This consistency kept each of the features uniform while still highlighting them in a great way. The bluestone treads and caps found on the retaining wall and fire-pit added a nice element of color to the whole area.
