Every detail of this European villa-style home exudes a uniquely finished feel. Our design goals were to invoke a sense of travel while simultaneously cultivating a homely and inviting ambience. This project reflects our commitment to crafting spaces seamlessly blending luxury with functionality. The living room drew its inspiration from a collection of pillows characterized by rich velvet, plaid, and paisley patterns in shades of blue and red. This design approach conveyed a British Colonial style with a touch of Ralph Lauren's distinctive flair. A blue chenille fabric was employed to upholster a tufted sofa adorned with leather and brass bridle bit accents on the sides. At the center of the room is a striking plaid ottoman, complemented by a pair of blood-red leather chairs positioned to capture a picturesque lake view. Magnolia, Texas has quickly become one of the most attractive areas in North Houston for buyers seeking space, privacy, and a quieter lifestyle. Once considered a long-distance commute from major employment centers, the area is now far more accessible thanks to major transportation improvements. With the expansion of State Highway 249 (Aggie Expressway) and continued development of the Grand Parkway (SH-99), commuting from Magnolia and nearby acreage communities has become significantly more convenient. While residents enjoy the benefits of a rural setting with large homesites, commuting to nearby job centers such as The Woodlands, Spring, and Houston requires some planning, especially during peak travel times.

Renovation and restoration of a classic Eastlake row house in San Francisco. The historic façade was the only original element of the architecture that remained, the interiors having been gutted during successive remodels over years. In partnership with Angela Free Interior Design, we designed elegant interiors within a new envelope that restored the lost architecture of its former Victorian grandeur. Artisanal craftspeople were employed to recreate the complexity and beauty of a bygone era. The result was a complimentary blending of modern living within an architecturally significant interior.

Situated just north of Fitler Square, these four townhomes evoke a sense of elegance and refined urban living often found within the historic homes of the area. The facade employs brick patterning and cast stone, creating a privacy screen at the lower level for occupants, and a unique visual language for the streetscape. Each home contains over 5,000 square feet of living space between 6 floors, including a rooftop penthouse with views of center city and the Schuylkill River. The interiors were designed in-house to match the same level of sophistication and style as the exterior, giving the occupants a unique experience as they move through the home. Kitchen cabinetry and casework were designed by J.Thom, bringing in an elevated level of contemporary detailing and refinement to each space.

THE SETUP Upon moving to Glen Ellyn, the homeowners were eager to infuse their new residence with a style that resonated with their modern aesthetic sensibilities. The primary bathroom, while spacious and structurally impressive with its dramatic high ceilings, presented a dated, overly traditional appearance that clashed with their vision. Design objectives: Transform the space into a serene, modern spa-like sanctuary. Integrate a palette of deep, earthy tones to create a rich, enveloping ambiance. Employ a blend of organic and natural textures to foster a connection with nature. THE REMODEL Design challenges: Take full advantage of the vaulted ceiling Source unique marble that is more grounding than fanciful Design minimal, modern cabinetry with a natural, organic finish Offer a unique lighting plan to create a sexy, Zen vibe Design solutions: To highlight the vaulted ceiling, we extended the shower tile to the ceiling and added a skylight to bathe the area in natural light. Sourced unique marble with raw, chiseled edges that provide a tactile, earthy element. Our custom-designed cabinetry in a minimal, modern style features a natural finish, complementing the organic theme. A truly creative layered lighting strategy dials in the perfect Zen-like atmosphere. The wavy protruding wall tile lights triggered our inspiration but came with an unintended harsh direct-light effect so we sourced a solution: bespoke diffusers measured and cut for the top and bottom of each tile light gap. THE RENEWED SPACE The homeowners dreamed of a tranquil, luxurious retreat that embraced natural materials and a captivating color scheme. Our collaborative effort brought this vision to life, creating a bathroom that not only meets the clients’ functional needs but also serves as a daily sanctuary. The carefully chosen materials and lighting design enable the space to shift its character with the changing light of day. “Trust the process and it will all come together,” the home owners shared. “Sometimes we just stand here and think, ‘Wow, this is lovely!'”

LHIC was invited to design a new dining area that would include space in which our client could entertain larger groups of people. We built a custom solid walnut bar, large enough for a bartender to work during parties, and a buffet with wine and liquor storage. The counter tops of the bar are marble. Designer glass doors were installed as an additional accent. New appliances with an ice maker and cooling fridge for wine were added. Lighting in the room includes a chandelier, sconces, strip lights, puck lights and well placed low profile recessed lights. Removal of walls and repair of floors were needed to establish one large open room. An interior designer was employed for furniture, paint colors and curtains. The room is now ready for entertaining! This Houston, TX property, nestled in the Timbergrove neighborhood, rests on a floodplain. To address this, the owners constructed a custom farmhouse porch raised above a substantial crawlspace beneath the home. Concealing this crawlspace was pivotal, requiring a foliage that will mature to effectively mask and blend it. The property's sloped and sun-soaked terrain posed another layer of complexity, both of which our landscape architect seamlessly integrated into the design process. Guided by these factors, we devised a plan that features three distinctive gardens, each leading gracefully to the house. The front garden boasts a xeriscape design with succulents and Blackstar gravel. The middle garden showcases the rugged beauty of West Texas native plants, accentuated by moss rock boulders and Texas sage. As you approach the house, the final garden combines a medley of the owners' favorite ornamental plants such as hollyleaf fern, wood fern, salvia, yucca plants, frog root, and blue flag iris. We employed chop block raised beds crafted from rectangular limestone cuts, aligning with the farmhouse's aesthetic. Strategic placement of Brody juniper trees ensures they will mature in harmony with the home.

This newly built home, nestled in Wellesley Hills was commissioned by an active and busy young family. A flowing balustrade invites visitors into the formal entry. The interior trim and custom cabinetwork are elegantly detailed throughout. A collaborative design effort allowed the children to help with the design of their own spaces. Cantoni Atlanta designer Kohl Sudnikovich transformed his client’s outdated living room into a bright and inviting space inspired by the home’s sweeping bay views in St. Petersburg, Florida. After removing the entry, kitchen and dining room walls to create an open floor plan and enrich the living spaces with outdoor light, the living room, which was formerly paneled with mirrored walls and wooden ceilings, was transformed into a modern oasis that is the couple’s new favorite space in their home. Using a custom double faced sofa, Kohl created two intimate seating areas in the living room, one facing the fire and the other looking to the water, so the couple could enjoy their new retreat from two unique vantage points. Artfully outfitting the space, Kohl employed a neutral color palette with sea foam green, sky blue and deep aubergine accents. The Magpies are delighted! This stunning project is nestled in the South Australian country township of Willunga, whose name is derived from the Aboriginal word meaning “The locality of green trees”. During the course of the renovations a family of 11 magpies swooped in and now call this abundantly treed property ‘Home’. The clever design frames the natural views to the north, uninhibited by the alfresco structure. Passive solar design methodology is employed by utilising optimal eaves overhang allowing warming winter sun to penetrate into the interior of the building, whilst excluding the harsh rays during summer. A blending of the old and new help to keep a sense of history whilst combining a modern, natural feel with a semi industrial working space. Bringing the outdoors in by maximising the views of the abundant vegetation and birdlife is a feature of this addition. Well known local identities, and the owners of this spectacular building, are now enjoying their lifestyle passion for preparing food and entertaining in this enlarged, purpose built space…. As are their fine feathered friends.

This three bedroom duplex apartment is uniquely located at the corner of Gramercy Park. The project involved the renovation of one apartment and expansion into the unit above. The one bedroom apartment upstairs was converted into a Master Suite, while the original Master Bedroom was absorbed into the living room, creating a larger entertainment space to accommodate a piano and a custom bar with a cantilevered counter. A new staircase connecting the existing apartment with the Master Suite is tucked away to maximize open social area. The dark wood floors were continued through the stair to suggest that this had always been part of the original design. Upstairs, the new Master Bedroom faces south overlooking the park with integrated millwork on either side of the fireplace. A built-in bed floats off the floor and adjacent wall. Her closet used space flanking the fireplace for built-in shoe storage, providing a functional yet colorful display when lit. Cove lighting, stretched fabric and frosted glass were employed to provide a warm glow for the spaces when not illuminated by the abundant daylight on both levels. Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house. The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage. By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House.
