Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. This beautiful house in Cranford had a vintage look to begin with, and an eye-catching permanent paint job helped complement its unique architecture. The homeowners wanted colors that would bring out the natural beauty of their house and match their personal style. To turn their vision into reality, we first employed the same detailed planning process and rigorous preparation that we apply to all our projects, which includes careful sanding to remove the old paint. We then used our durable exterior paint to cover this home in two of our bright colors: White Cottage Red

The Columbia River Gorge offers a dramatic backdrop to this hill-side retreat for a young family. Careful positioning of the plan and windows provide views to Mount Adams and Mount Hood. The home is a linear composition of a two-level volume linked to a single-level guest suite and garage. Each volume was studied and articulated to successfully balance views & privacy. The first-floor living level spills out to the rugged landscape through glass doors that open to stepped patios of natural basalt. Vast expanses of windows assure a vivid display of seasonal changes from every room. Elements include standing seam metal roofs, dark horizontal cedar siding, and a full height board-formed concrete wall designed to retain the steeply sloped natural terrain. Inside an open floor plan employing high ceilings and materials such as exposed Doug Fir framing, radiant concrete floors and bleached wood ceilings guarantees a modern, timeless look. Incorporating the owner's stock of salvaged wood screens and vintage European light fixtures makes this home truly unique and full of personality.

We entered into our Primrose project knowing that we would be working closely with the homeowners to rethink their family’s home in a way unique to them. They definitely knew that they wanted to open up the space as much as possible. This renovation design begun in the entrance by eliminating most of the hallway wall, and replacing the stair baluster with glass to further open up the space. Not much was changed in ways of layout. The kitchen now opens up to the outdoor cooking area with bifold doors which makes for great flow when entertaining. The outdoor area has a beautiful smoker, along with the bbq and fridge. This will make for some fun summer evenings for this family while they enjoy their new pool. For the actual kitchen, our clients chose to go with Dekton for the countertops. What is Dekton? Dekton employs a high tech process which represents an accelerated version of the metamorphic change that natural stone undergoes when subjected to high temperatures and pressure over thousands of years. It is a crazy cool material to use. It is resistant to heat, fire, abrasions, scratches, stains and freezing. Because of these features, it really is the ideal material for kitchens. Above the garage, the homeowners wanted to add a more relaxed family room. This room was a basic addition, above the garage, so it didn’t change the square footage of the home, but definitely added a good amount of space. For the exterior of the home, they refreshed the paint and trimmings with new paint, and completely new landscaping for both the front and back. We added a pool to the spacious backyard, that is flanked with one side natural grass and the other, turf. As you can see, this backyard has many areas for enjoying and entertaining.

A new bathroom was designed using the same space, and allowing for a larger curbless shower, two generous sink vanities and a linen cabinet. The new shower is spacious and refreshing, with tall ceilings, frameless glass walls, a curb-less and door-less entry and a barely noticeable infinity drain all adding to the openness. A bench seat was integrated into the quartz countertop wrap of the cabinets, seamlessly integrating the shower and cabinets into one cohesive space, and heat in the tile floor was also run into the bench seat to keep it warm and comfortable.

Saturday June 20, 1:30 to 3:00pm | Greenwich Village Urban Aerie by David Kamp, FASLA, of Dirtworks Landscape Architecture, PC For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. "Revival” implies a retread of an old idea—not our interests at Axis Mundi. So when renovating an 1840s Greek Revival brownstone, subversion was on our minds. The landmarked exterior remains unchanged, as does the residence’s unalterable 19-foot width. Inside, however, a pristine white space forms a backdrop for art by Warhol, Basquiat and Haring, as well as intriguing furnishings drawn from the continuum of modern design—pieces by Dalí and Gaudí, Patrick Naggar and Poltrona Frau, Armani and Versace. The architectural envelope references iconic 20th-century figures and genres: Jean Prouvé-like shutters in the kitchen, an industrial-chic bronze staircase and a ground-floor screen employing cast glass salvaged from Gio Ponti’s 1950s design for Alitalia’s Fifth Avenue showroom (paired with mercury mirror and set within a bronze grid). Unable to resist a bit of our usual wit, Greek allusions appear in a dining room fireplace that reimagines classicism in a contemporary fashion and lampshades that slyly recall the drapery of Greek sculpture. Kohl transformed his client’s outdated living room into a bright and inviting space inspired by the home’s sweeping bay views in St. Petersburg, Florida. After removing the entry, kitchen and dining room walls to create an open floor plan and enrich the living spaces with outdoor light, the living room, which was formerly paneled with mirrored walls and wooden ceilings, was transformed in modern oasis that is the couple’s new favorite space in their home. Using a custom double faced sofa, Kohl created two intimate seating areas in the living room, one facing the fire and the other looking to the water, so the couple could enjoy their new retreat from two unique vantage points. Artfully outfitting the space, Kohl employed a neutral color palette with sea foam green, sky blue and deep aubergine accents.
