You are welcomed into the home by a traditional double column gabled entry porch. This classic cottage design features an open floor plan with cathedral ceilings in the living room and plenty of natural light to capture views. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Our clients had purchased a lot on Lake Charlevoix and they hired us to help them design their family vacation home and that is what we did. You are welcomed into the home by a traditional double column gabled entry porch. This classic cottage design features an open floor plan with cathedral ceilings in the living room and plenty of natural light to capture views. The fireplace with built-ins serves as a beautiful focal point. The home has a master suite on the main level as well as another guest suite. The kitchen is warm and welcoming with a central island and plenty of counter space. A 3/4 bath is located off the mudroom / laundry area which also features a beach entry to minimize sand coming into the home. Ship-lap finish is throughout the first floor living spaces. The second floor has two guest bedrooms with dormers facing the view, a full bathroom, loft area and plenty of storage. We employed an efficient use of space with four bedrooms and four baths in just under 3000 square feet. The 2 1/2 car garage has stairs leading to a bonus room. The exterior finishes are low maintenance using a mixture of lap siding, shake siding and board and batten detailing. Standing seam metal roofing emphasizes the window seat and highlights exterior porches. Raised panels also highlight bump outs and other exterior details.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

This small community of 10 single family dwellings was designed to meet all 20 Imperatives of the Living Building Challenge. Energy efficient construction, lighting and appliances are combined with photovoltaic and solar thermal collectors to provide at least 105% of all power required by the residents. The form and density of dwellings are optimized to meet all potable water needs through an innovative rainwater collection, storage and filtration system. Graywater and onsite composting feed the permaculture-inspired landscape of community gardens and fruit trees, fostering a healthy sense of community and empowerment for the residents. The power, water, waste and urban agricultural elements are part of the site’s architectural expression, making the life-sustaining systems transparent to residents, neighbors and visitors. This reinforces the educational intent of Urban Grapevine as an integral part of a citywide network of sustainable community gardens.

Madrona Passive House, a new Seattle home designed by SHED Architecture & Design and built by Hammer & Hand, combines contemporary design with high performance building to create an environmentally responsive and resource-efficient house. The home’s airtight, super-insulated building envelope and passive design minimize energy consumption while providing superior thermal comfort to occupants. A heat recovery ventilator supplies constant fresh air to the home’s interior while recovering 90% of thermal energy from exhaust air for reuse inside. A rooftop solar photovoltaic array will provide enough energy to offset most, perhaps all, of the home’s energy consumption on a net annual basis. To manage stormwater the project employs permeable pavers for site hardscape and two cisterns to capture and control rainwater from the home’s roof and the green roof on the garage. By investing in sustainable site development strategies, efficient building systems and an advanced envelope, the project aims to respect the home’s environmentally critical site and achieve one of the world’s most demanding building energy standards: Passive House. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
