The new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite encompasses a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and elderly guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings.

The living room was long and narrow but with an amazing bay window. Instead of a galley style living room used by the previous owner, we decided to change the furniture arrangement by putting one big comfy L-shaped sectional all the way to one side to create a pass-through area enabling a better foot traffic. We then added two side chairs for extra seats. We also mounted our TV on top of the fireplace to gain more space. Although it's not my favorite design choice to have TV on top of the fireplace because I think it takes away from the fireplace but we had to work within the limitation of the space. For the fireplace, we bought wood stove insert and inserted it into the existing masonry fireplace. The look was updated by granite tiles around the insert and custom built wood mantel. Buying wood fireplace insert was the best decision we made. First of all, it created a memorable space in our home. I LOVE the sound of wood cracking and the smell of wood burning. In winter nights we would sit around the fireplace and make s'mores like it's a campfire. Second, it's a clean burning and efficient heater. You don't lose the majority the fire’s heat up the chimney thereby saving money on your heating bill. The coffee table is purchased from Wicker Emporium and it's made from reclaimed pine timbers giving the house a rustic feel. The side chair by the fireplace is the perfect spot for me to relax, put my feet up on the large ball shaped knitted foot rest and enjoy a cup of cappuccino or cozy up with a good book.

Typical of bungalows and city lots, the footprint of this home was narrow with living spaces in front, bedrooms in back and kitchen centrally located. However, unlike most bungalows, the hall running from front to back have been closed off to, presumably, accommodate a walk-in pantry. Couple that with the fact that this circa 1925 bungalow had seen a lot of living – read boisterous children and remodeling trends like z-brick, soffits, and fluorescent overhead lighting – the kitchen was due for a major overhaul. Truly the hub of this house, the modest 11’ x 12’ kitchen was most in need of additional countertop space, convenient garbage/recycle bin, counter-depth refrigerator, storage aids, informal dining for two, and sound-proofing to enable this musically adept family to coexist despite varied schedules. Gone are the wall soffits, boxy overhead lighting, six-foot baseboard heat unit, extra deep refrigerator, refurbished cabinets, laminate countertops, z-brick wall covering, and makeshift door swags. Enter rich mahogany cabinets, roll and pull-out storage units, endcap spice storage, gorgeous granite tops, marble backsplash, LED lighting, acoustic insulation and solid-wood doors. Under the guise of such a handsome room, provisions such as a period style sink allow for more efficient use of corners with pull-out half-moon trays for storage. Redirecting the baseboard heat to a compact, toekick unit, means more cabinet and counter space – perfect for a baking and/or entertaining area removed from the basic work triangle. The eating area, also, doubles as a work station with drawers for office supplies and dedicated outlet for cable tv. Our retired clients approached us to renovate the Kitchen and Powder Room in their 1993 home, which they have lived in for 30 years. As they love to entertain and have visits with their grandchildren, they needed the Renovation to focus on creating an updated and open concept Main Floor to make their home to look and feel more spacious and inviting. As the Dining Room and Living Room both felt closed off and isolated, they were often unused. As well, the Main Staircase was carpeted with wooden pickets, and needed a modern facelift. After working closely with the clients to understand their wants and needs, one of our talented Sosna designers, Camila, was able to create a design plan that not only optimized functionality but also made the space uniquely theirs. During the planning stage, it was discovered that an exhaust pipe that went from the Basement, and through the Main Floor to the roof could be removed. Removing this pipe freed up a lot of space, allowing for more storage to be added. Camila then worked closely with the construction area of the Sosna team to provide our clients with the home of their dreams. Our team first removed the walls separating the Living Room, Dining Room, and Kitchen to create a brighter, more open space. We then brought up an existing window sill to match the window at the Kitchen sink to make space for an extra long countertop and plenty of cabinetry. We built a large peninsula with 4 seats in the Kitchen, functioning much like an Island. The peninsula was positioned to face Kitchen window, providing a direct view to their beautiful backyard. We made sure to incorporate plenty of storage space, and practical features. Appliance garages were installed to store unsightly small appliances, and a coffee station was added, perfect for mornings and afternoon visits with family and friends. The Powder Room plumbing was updated, providing the space with a modern look, and more efficient fixtures, and the staircase was given a beautiful modern update that will be much easier to maintain. Our clients and their beautiful dog stayed with their daughter’s family during the renovation. While it was wonderful to spend time with family, it’s always nice to be home again.
