Inspiration for a timeless powder room remodel in New York with a console sink and multicolored walls

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. The Point Break Entertainment Chest has two end units, a center unit, and crown and base rails that fit together to makes a full cabinet. The unit features an open grid pattern on its two sliding doors allowing for a glimpse at the items behind it. The doors slide over the shelf end units when viewing the television or slide over the center unit to feature the accessories on the end units. The end units also have puck lights to illuminate the wood-framed glass shelves.

Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. The home is so gorgeous that once you are inside and open the Nano doors, you simply don’t want to leave.” The job took almost two years to complete, but everyone seems quite happy with the results, proving that large or small—and in cases necessitating a quick turnaround or execution of a long-term vision—Cantoni has the resources to come through for all clients.

AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants. Complete Master Bathroom remodel! We began by removing every surface from floor to ceiling including the shower/tub combo to enable us to create a zero-threshold walk-in shower. We then re placed the window with a new obscure rain glass. The vanity cabinets are a cool grey shaker style cabinet topped with a subtle Pegasus Quartz and a Waterfall edge leading into the shower. The shower wall tile is a 12x24 Themar Bianco Lasa with Soft Grey brush strokes throughout. The featured Herringbone wall connects to the shower using the 3x12 Themar Bianco Lasa tile. We even added a little Herringbone detail to the custom soap niche inside the shower. For the shower floor, we installed a flat pebble that created a spa like escape! This bathroom encompasses all neutral earth tones which you can see through the solid panel of clear glass that is all the way to the ceiling. For the proportion of the space, we used a skinny 4x40 Savanna Milk wood look tile flooring for the main area. Finally, the bathroom is completed with chrome fixtures such as a flush mounted rain head, shower head and wand, two single hole faucets and last but not least… those gorgeous pendant lights above the vanity!

Inspiration for a timeless family room remodel in DC Metro

Choosing to abandon uniformity in your kitchen can be a great choice if you're looking to opt out of a monochrome aesthetic. Two-toned kitchen cabinets add visual interest and contrast while drawing focus to different features within the space. Designs utilizing two-toned cabinets have become very popular in recent years and it's not a trend that will be fading out any time soon. Our clients opted for a combination of Earl Grey and Macchiato Classic cabinetry in their two-toned kitchen. The large island with its second faucet, sink, microwave drawer and lower storage is the focal point of the room and a great work surface for food prep and entertaining. A vertical pull out PowerDock was installed into the top of the island for plugging in kitchen tools, phones and laptops. Dolomite Marble subway tile and Brunello quartz countertops brighten up the kitchen and balance out the tone of the cabinets creating a light and airy feel. The addition of contrasting touches such as the Honey Bronze, Flat Black hardware and Champaign Bronze faucets, accessories the room beautifully. The subdued and sophisticated style of this two-toned kitchen is exquisite and shows the various ways that two-tone cabinets can be versatile and appealing. Some of the other areas that were remodeled in this home included the complete overhaul of the existing stair well, a guest bath and laundry area. The guest bath has beautiful vanity cabinets in Celest finish, Monochrome Lotus Deco tile and very reflective Midnight Dots in the shower floor and niche. The combination of all three give a striking white, blue and black design that will inspire and show that you can use pattern and texture in small spaces. A twenty four inch wall mounted shower seat can be lifted and secured when in use and tucked away to allow access out of the shower. A pocket door from the guest bathroom provides a second access point to the hallway with the laundry that has also been revamped with the same style and finish of cabinetry.

This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency.
