A built-in floor to ceiling cherry wood wall unit, with granite serving surface, highlights a side wall and is topped off with a large piece of stained glass from an English pub. The mood lighting behind the stained glass and the antique library ladder really highlights this unique bookcase. Distinctive lighting fixtures and fans provide dining area lighting and circulation from the cool breezes off of Lake Burton. On the bottom, the solid oak 1.5 inch flooring is a remnant of the past on the top, the height of the ceilings is enhanced by double crown moldings throughout and a touch of the outdoors is brought indoors by the three new skylights. Knowing that the east wall in the kitchen and study were once on the home’s exterior allowed us to investigate and reveal the true character of these walls by removing the two layers of drywall and 4 inches of plaster exposing a striking addition to both rooms…… beautiful granite rock walls. The hallway flows into the granite breakfast bar which fully complements the newly exposed granite wall. From the Viking SS refrigerator to gas Jenn Air ceramic cooktop and microwave the appliances are a chef’s delight. Lighting is a critical component in a gourmet kitchen and the light from the double window is enhanced by two spotlights over the cooking area, LED task lighting under the cabinets, mood lighting over the top cabinets, and four “Murano” hand blown glass pendant lights over the sink and bar area. Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The porcelain, two bowl farmhouse sink is large enough for your biggest pots while the stainless steel sink guards will protect it from scratches. The SS faucet is professional quality and the Insinkerator will help the chef in the house save time with instant 190 degree water. An eight foot long exposed cedar tree trunk hangs over the cooking area allowing the chef to hang his/her favorite utensils and pots or pans in full lodge style. The triple crank out window provides a superb view of the pond and blazing Japanese maple trees in the fall. Outside, the hallway leads to the utility room which has been fully upgraded with all the modern amenities. The doggy door, new exterior door and crank out window provide access to the back yard and additional light. The master bedroom has four windows which provide outstanding light and air circulation. To take the chill off of nippy evenings, this bedroom also has its own romantic fireplace with travertine marble surround, remote controlled gas logs, and a beautiful antique oak and mirror mantle. To top it off, the en-suite bath contains high end fixtures, a spacious vanity, and floor to ceiling rain shower with independent valves allowing you to turn on the shower and not get wet. Located at the end of the hallway, and next to the guest bathroom, is the handcrafted stairwell leading to the sleeping loft. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician. According to an aged newspaper article, Mrs. Fowler was very interested in the indigenous flora and fauna and grew a variety of native plants on the property including some that were rare or endangered. Many metal name tags still remain along the various paths on the property thus reminding you of times gone by and the true beauty of property. Lastly, this solidly built home has just been structurally solidified, become more energy efficient, and reconfigured to further usable space all while retaining the Lodge’s original charm. After removing the flooring in the kitchen, hall and both bathrooms, the home’s structure and roof were fortified with numerous concrete footers to support both bathrooms, kitchen, and stairwell walls that extend from floor to roof. To make this home more comfortable, energy efficient, and bring it up to modern standards, the electrical system was upgraded to 220 service with the wiring, outlets, electrical panels and fixtures replaced throughout the entire home. A whole house surge protector was also installed to protect against damage that may occur with lightning strikes. Speaking of electric…..the pond’s newly poured formed concrete wall contains a pipe enabling you to install your own hydro-electric system. And whether you might decide to tie into the grid or store you energy in a battery system, you could generate your own electric 24/7. The homes plumbing was also replaced with new pipes, energy/water efficient fixtures in each bathroom (including three Toto toilets), and a new cistern was installed behind the garage with a laboratory grade water filtration system. The task of water heating was completed by a gas Rinnai point of use hot water heater in the utility room and all windows were replaced with Anderson thermal pane and 6 Velux skylights were mounted to bring the outdoors inside. The home’s HVAC system was top of the line several years ago and both sets of new gas logs are controlled with remotes. Formerly a summer home, all exterior walls were studded out with insulation added, and whole house fans were installed in the attic and upstairs bathroom. A comfortable dual-basin vanity requires at least 60 in. (152 cm) of wall, plus a few extra inches so doors and drawers clear. In narrow baths, depth becomes the deal breaker. Units measuring 21 in. (53 cm) or less keep morning traffic moving.     Use at least 60 inches of wall, a shallow depth in narrow baths and 30 inches of clear floor space in front of your double-sink vanity.   Plumbing reality check. Converting a single to a double adds a second drain and tees off the hot- and cold-water lines. It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

A custom-made expansive two-story home providing views of the spacious kitchen, breakfast nook, dining, great room and outdoor amenities upon entry. Featuring 11,000 square feet of open area lavish living this residence does not disappoint with the attention to detail throughout. Elegant features embellish this home with the intricate woodworking and exposed wood beams, ceiling details, gorgeous stonework, European Oak flooring throughout, and unique lighting. This residence offers seven bedrooms including a mother-in-law suite, nine bathrooms, a bonus room, his and her offices, wet bar adjacent to dining area, wine room, laundry room featuring a dog wash area and a game room located above one of the two garages. The open-air kitchen is the perfect space for entertaining family and friends with the two islands, custom panel Sub-Zero appliances and easy access to the dining areas. Outdoor amenities include a pool with sun shelf and spa, fire bowls spilling water into the pool, firepit, large covered lanai with summer kitchen and fireplace surrounded by roll down screens to protect guests from inclement weather, and two additional covered lanais. This is luxury at its finest!

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. My team took a fresh approach to traditional style in this home. Inspired by fresh cut blossoms and a crisp palette, we transformed the space with airy elegance. Exquisite natural stones and antique silhouettes coupled with chalky white hues created an understated elegance as romantic as a love poem.

Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. Designed by Hlevel Architecture, this two-story single family custom residence offers four bedrooms, five baths, and two-car garage. This modern style home features an open floor plan perfect for entertaining friends and family.

Starting Each Day Clean and Refreshed In This Classically-Modern, Marble Masterpiece In 1985, the previous owner of the house had added an addition of which part included a 17 feet by 13 feet space off the master bedroom for both a master bath and walk-in closet. Irrespective of the dated red carpet that blanketed the entire bathroom of this 1964 colonial in Annandale, VA, the combination bathroom/closet space had its other oddities, primarily in that there was no shower. The current homeowners -- a family of five, who has been in the home for 7 years, was tired of going down the hall to use the kids’ bathroom to take a shower before work. The renovation that they have created now is a bright and luxurious space that one could bask in all day. They used this bathroom renovation opportunity to total remake the layout and function of this essential room that sets the tone for the day ahead. Prior to the renovation, the existing bathroom oddly had two entrances, a typical one off of the master bedroom, but another straight off the upstairs hallway. As the toilet was out in the open in the previous design, ensuring that this second door was closed when company was in town was essential and a nuisance. As you entered the room, situated below the arc window, a large soaking tub that was covered on three sides with wooden steps dominated the room from the corner it projected. A relatively small 42” single bowl sink did not leave much space for his and hers toiletries, and there was no other linen closet or cabinetry for storage in the bathroom. The 8 foot by 5 foot closet with accordion doors had poorly laid out rungs not letting the storage space to be fully utilized. At over 220 square feet, the room did offer considerable space to work with, yet the existing layout, which even included a partition wall behind the vanity, felt cramped and dysfunctional. The homeowners wished to create a classic yet modern, private, deluxe bathroom that would better integrate into their master suite and enable them to start and end each day in a luxurious way. They wanted to maintain having a soaking tub, add in a large shower, have an enclosed commode, expand to include double sinks, and add more storage for toiletries and linens. We worked with the customer to develop a creative design with extensive plumbing rework that accomplished all these needs and more. The first order of business was to gut out all the carpet, tub, cabinetry, and non-load bearing partition walls. The new tub would be generally in the same location, but as the previous walk-in closet would be repurposed for the commode and the walk-in shower additional water lines, plumbing, and draining needed to be added; fortunately the room below is the garage, which enabled the team to frame out some bulkheads to accomplish this complex plumbing. Following the framing, including walling up the second entrance to the bathroom, adding in a pocket door for the commode, and creating the shape of the new shower, the team also laid down the wiring for one of the luxuries of this room – heated flooring. A glossy percaline boarder, and two-inch hexagon shape percaline tiles cover the entire floor, making it much easier and cleaner than the previous carpet. Marble look tile is predominant throughout the bathroom as despite the angled frameless glass door, the entire shower is covered in 18 inch polished marble look tiles. The shower coats the user in water from either the overhead rain head, large main showerhead and/or the hand held sprayer. Over 7 feet of white Italian Statuetto marble countertop, enable the couple to have two sink bowls and plenty of room on each side. The bowls are exposed in this stainless steel console sink design which required the team to ensure that the exposed plumbing looked pristine, and painting the bottom of the porcelain bowl to match the coloring. The white cast-iron 72-inch Cecilia claw-foot soaking tub and its chrome lion’s paws complement that other chrome and white used throughout the room. A tall, almost floor-to-ceiling linen closet finished in arctic white is nestled in the corner near the tub, enabling ample storage of towels, etc. Other cabinetry includes an 18 inch-wide vanity with decorative footing is centered between the two sinks, and a 27 inch wall mounted cabinet with shelf is above the Kohler Devonshire elongated toilet. Billowing cloud colored grey blue paint was a great choice for this room to pick up on the veining in the marble. Mirrored medicine chests, a chandelier, wall sconces, and overhead recessed lighting also were incorporated into the design and function of the new room. The artful combination of classic design from material choices, such as free-standing Victorian claw-foot tub along with the modern design as seen in the angled shower, frameless medicine cabinet mirrors, and frosted glass pocket door on the commode, make this bathroom quite a masterpiece. The clients are enjoying having their private space and not having the use the kids’ bathroom anymore.

This kitchen and breakfast room underwent a MAJOR transformation. From the configuration and layout to every surface and fixture! We removed an eye sore of a post, replaced the ceramic tile floors with natural hardwoods which were continued from the living area to create better continuity and flow. The cabinets were refaced, where possible, we kept the existing cabinetry to save the budget and the Earth! Take a walk through of the space and look a the BEFORE to get the full WOW factor.

This modern beach house in Jacksonville Beach features a large, open entertainment area consisting of great room, kitchen, dining area and lanai. A unique second-story bridge over looks both foyer and great room. Polished concrete floors and horizontal aluminum stair railing bring a contemporary feel. The Bravo was the winner of the Best Master Suite award in the 2015 Parade of Homes. With marble on the floors, counter tops, and throughout the shower, this master bath has a serious wow factor.

The homeowners wanted to turn a transitional style house into a modern masterpiece. When you walked through the front door, there was a wall in between the dining and kitchen that closed off the space into “rooms” and created additional angles to the house in which the homeowners did not like. To create the open, modern feel, we decided to take down a non-load bearing wall that housed the original pantry and refrigerator. Now you can walk through the front door and the expansive kitchen, dining and sunken living room welcome you with a stunning view of the bay. The new cabinets were done in the Madrid door in a combination of Bistro and Walnut to create a two-toned look. We also installed a new backsplash and Quartzite countertop with a waterfall edge.
