The home is open and airy with vaulted ceilings and full of mementos from world adventures through the years, including to Cambodia, home of their much-adored sponsored daughter. The home, full of love and memories was host to a growing extended family of children and grandchildren. This was THE place. When the homeowner’s wife passed away suddenly and unexpectedly, he became determined to create a space that would continue to welcome and host his family and the many wonderful family memories that lay ahead but with an eye towards functionality. We started out by evaluating how the space would be used. Cooking and watching sports were key factors. So, we shuffled the current dining table into a rarely used living room whereby enlarging the kitchen. The kitchen now houses two large islands – one for prep and the other for seating and buffet space. We removed the wall between kitchen and family room to encourage interaction during family gatherings and of course a clear view to the game on TV. We also removed a dropped ceiling in the kitchen, and wow, what a difference. Next, we added some drama with a large arch between kitchen and dining room creating a stunning architectural feature between those two spaces. This arch echoes the shape of the large arch at the front door of the townhome, providing drama and significance to the space. The kitchen itself is large but does not have much wall space, which is a common challenge when removing walls. We added a bit more by resizing the double French doors to a balcony at the side of the house which is now just a single door. This gave more breathing room to the range wall and large stone hood but still provides access and light. We chose a neutral pallet of black, white, and white oak, with punches of blue at the counter stools in the kitchen. The cabinetry features a white shaker door at the perimeter for a crisp outline. Countertops and custom hood are black Caesarstone, and the islands are a soft white oak adding contrast and warmth. Two large built ins between the kitchen and dining room function as pantry space as well as area to display flowers or seasonal decorations. We repeated the blue in the dining room where we added a fresh coat of paint to the existing built ins, along with painted wainscot paneling. Above the wainscot is a neutral grass cloth wallpaper which provides a lovely backdrop for a wall of important mementos and artifacts. The dining room table and chairs were refinished and re-upholstered, and a new rug and window treatments complete the space. The room now feels ready to host more formal gatherings or can function as a quiet spot to enjoy a cup of morning coffee.

Originally built in 1938, this bungalow cottage had enduring character, but its traditional closed kitchen layout – typical of the era – didn’t align with the way the homeowners envisioned living in the space. Inspired by their travels through England’s Cotswolds, the French countryside, and Carmel’s whimsical Storybook Cottages by the Sea, the homeowners dreamed of a home that captured the romance of cottages and one that would seamlessly connect with their stunning English-style garden. After years of attempting to reimagine the kitchen in its original location the homeowners realized it would never truly suit the way they lived & wanted to entertain. The original kitchen was historical & was built when the kitchen was the last room you wanted guests to see. It was tucked into the front corner of the home off a hallway leading to the main level bedrooms and bath. To reach the dining room, you passed through a servery swing door, then continued into the living room. While the original door had charm, it disrupted the flow and connection between the kitchen and the main living areas. To bring the homeowners’ vision to life, the design called for a bold move—relocating the kitchen entirely. We designed a 560-square-foot addition off the living room – placing the kitchen at the heart of the home and connecting it to the gardens. The new space includes a sunlit breakfast nook, a charming butler’s pantry, a garden vestibule with its own entry porch, and a wraparound porch that encourages indoor-outdoor living. The main level remodel also redefined existing spaces: the old dining room was transformed into a cozy study library, while a former bedroom became an elegant dining room just off the new kitchen. Every design decision honored the home’s original 1938 architecture and character. Matching the home’s original 1.5-story proportions, the new kitchen wing was designed with intersecting gables that echo the scale and pitch of the existing roofline. A stone-wrapped chimney topped with a handcrafted copper cap is straight from the pages of a storybook. Decorative corbels, intricate window trim, and cedar shake in the gable ends further connect the new architecture to the home’s historic detailing. Finishes and fixtures were thoughtfully chosen to marry the home’s moodier, character-rich original rooms with the brighter, lighter new spaces. The result is a timeless transformation that feels as though it has always been part of the home – an enchanting blend of storybook charm, functional design, and garden-centered living. At the ground level, a Pennsylvania bluestone porch and stone skirting ground the addition in traditional materials. Inside, a tongue-and-groove ceiling with hand-hewn beams gives purpose and intimacy to the heightened kitchen ceiling. The home’s signature arched openings were meticulously replicated in the new kitchen, breakfast nook, and dining room, ensuring a seamless transition between old and new. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. The owners are restaurateurs with a special passion for preparing and serving meals to their patrons. This love carried over into their new outdoor living/cooking area addition. The project required taking an existing detached covered pool pavilion and expanding it into an outdoor living and kitchen destination for themselves and their guests. To start, the existing pavilion is turned into an enclosed air-conditioned kitchen space with accordion French door units on three sides to allow it to be used comfortably year round and to encourage easy circulation through it from each side. The newly expanded spaces on each side include a fireplace with a covered sitting area to the right and a covered BBQ area to the left, which ties the new structure to an existing garage storage room. This storage room is converted into another prep kitchen to help with support for larger functions. The vaulted roof structure is maintained in the renovated center space which has an existing slate roof. The two new additions on each side have a flat ceiling clad in antique tongue and groove wood with a lower pitched standing seam copper roof which helps define their function and gives dominance to the original structure in the center. With their love of entertaining through preparing and serving food, this transformed outdoor space will continue to be a gathering place enjoyed by family and friends in every possible setting.

A Modern Penthouse on Choctawhatchee Bay Private Residence / Destin, Florida Builder: Ron Porter, Regal Stephens Construction The team at E. F. San Juan worked closely with the homeowner and builder on this bayside penthouse condo to create custom walnut wall paneling, trim, baseboards, and casing, plus twelve-foot hidden doors to match. Challenges: The greatest challenge on this project was that the design was very contemporary and had been entirely envisioned by the homeowner. We met the challenge with great enthusiasm by working with the homeowner and the builder (Ron Porter of Regal Stephens Construction) to bring their vision to reality. Ron was an enthusiastic participant in the project, giving us free rein to design and engineer a solution that would provide the look the homeowner desired. Solution: To achieve a component of the contemporary look the homeowner sought—inconspicuous trim—we ground custom moulding knives exclusive for this project’s baseboard and casing. The baseboard throughout the residence was designed to be discreet and also includes recessed lighting. The walnut bump-outs on the wall surrounding the fireplace were a great challenge, as were the highly figured, flush walnut doors flanking the fireplace. When open, these twelve-foot-tall doors are hidden and look like paneled sections that blend into a recess in the wall; when closed, the doors also blend seamlessly with the flanking walnut wall. This creates a long, continuous wall of walnut wood when viewed from the kitchen area. E. F. San Juan also created custom leather-covered barn doors between the dining room and the living room. We thoroughly enjoyed working on this project. The homeowner knew exactly what she wanted from a design perspective, and the builder was an encouraging partner throughout the process. Our texture story continues with woven leather counter stools, a sculpted entryway console and stone lamp, wabi-sabi artwork, and luxurious layers of bedding in unique palettes in each bedroom. A custom sectional and ottoman invite you to stay a while in the loft-style bonus room, and the rich pop of green in the den secretary desk makes sitting down to work feel more like play. The cabana naturally rises from the hillside, a quiet gesture of respect for the land. Instead of flattening or reshaping the terrain, the team studied it, honored it, and translated it into architecture that responds to its environment. A focus on sustainability and minimal environmental impact guided every decision in the pool house design. The stucco façade supports the ivy’s climb. Porcelain pavers by Cancos form the patio and interior floor, creating a seamless indoor-outdoor plane. Inside, the floor is heated with radiant systems underneath, and above, a slatted white oak ceiling conceals integrated linear LED lighting and built-in heaters, making the space a true four-season retreat. Landscape lighting is woven throughout the property, ensuring the architectural experience continues long after sunset. Materials were locally sourced, and the finishes were kept natural, allowing the building to blend into the surroundings without imposing. A Living Roof, A Living Legacy Topped with a thriving, green roof and wrapped in lush Boston ivy, the structure feels more discovered than built. The living roof, engineered for structural support and walkability, is planted with a mix of native, low-maintenance seedlings that require mowing just twice a year. It provides thermal insulation, encourages biodiversity, and visually softens the entire structure. Pollinators and birds now share the roof, proof of how architecture can coexist with ecology.
