Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Client Needs: • Empty-Nesters desire to Age in Place and fulfill future accessibility needs. • Bedroom desired for aging parent. • Provide for large extended family multiday visits year round. • Maximize a simple live-work-play experience. • Owner’s desire to live off the land and grid. • Cost-conscious Net-Zero Energy Passive House quality required. • Maximize views from hill over farm land. • Inexperienced subcontractors to build. The Solution: • 1-story slab-on-grade design provides accessible rooms and circulation. • Matched cost-effective construction and insulation level with room needs. • High-performing construction at primary living areas meet Passive House standards. • Lighter insulated, wood stove heated rooms provide for extended 4-season use: - Glazed Screen Porch: living & sleeping. - Greenhouse: extended growing season. - Garage: storage & maintenance work. • Root Cellar: insulated concrete room stores food and provides storm sheltering. The Result: • Each room and the entire house serve the couple, additional parent, and large extended family gatherings well. • Cook(s) stay engaged with living and dining room guests while cooking in the open kitchen. • Easy living provided with uniquely placed activity areas and rooms flowing together, allowing circular movement thru the house. • Sweeping indoor and outdoor views provided. • Owners self-performed large parts of the construction using the simple building design. • A ground mounted solar array makes the Passive House home Net-Zero Energy. • The couple is practically self-sustaining for food, water and energy.

This was and still is a 2,700 s.f. brick rancher yet this project resulted in a complete makeover while still maintaining the original footprint and exterior structure. The house was built in 1954 in a lovely location across the street from the Grove Park Inn Golf Club. During our initial meeting, my clients, who had recently moved to Asheville, expressed that they enjoyed cooking and engaging with their family and friends while doing so. They wanted the bathrooms updated, a more functional master bedroom and a larger kitchen. The house had a traditional layout with 3 bedrooms, 2 baths, a small kitchen, separate dining and living rooms with an adjoining 570 s.f. family room. It didn’t take long before we all agreed that the large family room would be converted to their master bedroom suite. In order to expand the kitchen, a wall between the existing kitchen and dining was removed, stairs leading to the basement were relocated, a bump out in the existing kitchen became a pantry and one of the adjacent bedrooms was opened up to the new kitchen as the new dining room. Both baths were redesigned and a powder room was created by rearranging existing closets. An existing curved wall in the hallway prompted the design of large open arches between the newly created spaces. This concept extended to the design on curved counter surfaces in the kitchen along with a reflected curved dropped ceiling over the cooking area. The exterior of the house was enhanced with bay windows, a new copper-roofed front porch overlooking the Grove Park Inn properties with the Blue Ridge Mountains beyond. A circular drive was designed for the convenience of guests. Exterior double-hung windows were replaced with French patio doors in the new kitchen/dining and living areas. This allows easy access to the new front porch and back deck while enhancing the openness of the home.

YOUNG ARCHITECTS STUDIO COMPETITION PROJECT: Clean Water Workshop PARTICIPANT: Robert Tuñón and Keith Labutta DESCRIPTION: Pittsburgh’s waterways are not polluted because of our industrial past, but because our antiquated infrastructure causes 16 billion gallons of wastewater to overflow into the city’s rivers every year. The built-up shoreline forces rainwater runoff directly into the waterways, and the lack of green space at the rivers’ edge allows for limited natural filtration. There is increased public access and interaction with the riverfront, but recreationalists lack awareness of the unhealthy state of the rivers. As an intervention, the Clean Water Workshop provides a place where every day recreational activities aid in the filtration of rainwater runoff. Collective individuals and teams power a variety of resistance machines to generate the energy used in the water filtration process. To carry out this mission, the highly visible urban void beneath the Tenth Street Bypass will be utilized, as it is a place where a dense roadway system meets a high volume of pedestrian traffic. JURY COMMENTS: The jury selected this project because it addresses a real void with a real solution, addressing a need that exists both recreationally and environmentally. We need attention drawn to clean water and the solution engages the community. It achieves everything we want to do on our riverfronts and makes it fun to participate. This space is very bleak from the other side of the river, yet the solution makes all the space useable and beautifully conveys the aesthetic of Pittsburgh’s riverfronts at night. The project has a totally modern sensibility, done simply and practically, as a celebration of health. It is clearly presented and highly inventive. The graphics are superb.
