Sitting aside the slopes of Windham Ski Resort in the Catskills, this is a stunning example of what happens when everything gels — from the homeowners’ vision, the property, the design, the decorating, and the workmanship involved throughout. An outstanding finished home materializes like a complex magic trick. You start with a piece of land and an undefined vision. Maybe you know it’s a timber frame, maybe not. But soon you gather a team and you have this wide range of inter-dependent ideas swirling around everyone’s heads — architects, engineers, designers, decorators — and like alchemy you’re just not 100% sure that all the ingredients will work. And when they do, you end up with a home like this. The architectural design and engineering is based on our versatile Olive layout. Our field team installed the ultra-efficient shell of Insulspan SIP wall and roof panels, local tradesmen did a great job on the rest. And in the end the homeowners made us all look like first-ballot-hall-of-famers by commissioning Design Bar by Kathy Kuo for the interior design. Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results. Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry. Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements. The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends. The primary goal for this project was to craft a modernist derivation of pueblo architecture. Set into a heavily laden boulder hillside, the design also reflects the nature of the stacked boulder formations. The site, located near local landmark Pinnacle Peak, offered breathtaking views which were largely upward, making proximity an issue. Maintaining southwest fenestration protection and maximizing views created the primary design constraint. The views are maximized with careful orientation, exacting overhangs, and wing wall locations. The overhangs intertwine and undulate with alternating materials stacking to reinforce the boulder strewn backdrop. The elegant material palette and siting allow for great harmony with the native desert. The Elegant Modern at Estancia was the collaboration of many of the Valley's finest luxury home specialists. Interiors guru David Michael Miller contributed elegance and refinement in every detail. Landscape architect Russ Greey of Greey | Pickett contributed a landscape design that not only complimented the architecture, but nestled into the surrounding desert as if always a part of it. And contractor Manship Builders -- Jim Manship and project manager Mark Laidlaw -- brought precision and skill to the construction of what architect C.P. Drewett described as "a watch." The floor plan of this beautiful Victorian flat remained largely unchanged since 1890 – making modern living a challenge. With support from our engineering team, the floor plan of the main living space was opened to not only connect the kitchen and the living room but also add a dedicated dining area.

The owners, inspired by mid-century modern architecture, hired Klopf Architecture to design an Eichler-inspired 21st-Century, energy efficient new home that would replace a dilapidated 1940s home. The home follows the gentle slope of the hillside while the overarching post-and-beam roof above provides an unchanging datum line. The changing moods of nature animate the house because of views through large glass walls at nearly every vantage point. Every square foot of the house remains close to the ground creating and adding to the sense of connection with nature.
