First off, we did some minor changes to the bedroom. We replaced the carpet with a beautiful soft multi-color gray low pile carpet and painted the walls a soft white. The fireplace surround was replaced with Carrara 12×12 polished porcelain tile for a more elegant look. Finally, we tore out a corner built in desk and squared off and textured the wall, making it look as though it were never there. We needed to strip this bathroom down and start from scratch. We demoed the cabinets, counter tops, all plumbing fixtures, ceiling fan, track lighting, tub and tub surround, fireplace surround, shower door, shower walls and ceiling above the shower, all flooring, soffits above vanity areas, saloon doors on the water closet and of course the wallpaper! We changed the walls around the shower to pony walls with glass on the upper half, opening up the shower. The term “forever home” is often used to describe a house that portends to meet all of one’s current and future needs. Attaining such a residence often entails moving from one’s current home, leaving behind years of memories. We had the satisfaction of collaborating with a client to make their existing home into their forever home with smart adaptations that will allow them to age in place…in the house and neighborhood they love. The site is challenging in that the front of the home is perched atop a steep incline, and the home is primarily entered via a more accessible alley in the back. Thus, the home has two “fronts.” The existing low-slung ranch/bungalow had suited this couple for many years. However, newly retired with more free time, the couple sought to create a more gracious home to enjoy entertaining indoors and out, hosting guests for extended stays, and exploring their artistic sides in a proper studio space. A successful project would be a home filled with natural light that allowed them to age in place. A “happy house.” Inspiration for the design was found in the owners’ love of 1920s Arts & Crafts bungalows and bright colors. The existing home provided design cues, such as a porch with stucco columns and shallow arches that had been concealed by a previous renovation. Building upon that, we proposed to reconfigure the roof into a cross-gable to maximize interior space on the second floor while increasing the home’s contextuality with neighboring ones. A new primary bedroom suite with bathroom, his and hers closets, and a dressing room for the lady of the house were created. To maximizing versatility, the dressing room can also be utilized as a guest room. The balance of the second floor includes a hall bathroom and large office, gallery walls to display artwork, storage areas, and even some private meditation spaces with doors hidden behind bookcases. A first-floor addition expanded the casual dining room into the rear garden and created a new art studio. To imbue the middle of the house with light, skylights were introduced over the existing stair; new screened stairwells, inspired by the work of Louis Sullivan, filter the natural light. Acknowledging practical issues of aging in place, all openings were designed to allow easy passage by a wheelchair, and bathroom accommodations include grab bars and roll-in showers. Additionally, a small first floor bathroom was expanded and, along with an adjacent bedroom, will allow for single floor living if necessary. Exterior detailing was again influenced by the Arts & Crafts tradition: deep overhangs, brackets, and tapered columns. New cedar shingles were installed, the original porch restored, and the low arch motif was re-introduced into the design. A new garden of native plantings with an outdoor room anchors the house in the landscape. While one never truly know what the future holds, creating their “forever home” gives the inhabitants peace of mind that they can live in this place that brings them joy and gives them comfort now and, in the days, to come.

Pulling it all together, Premium Antasit 12×14 installed floor tile was installed in a 50/50 brick pattern. The pebble tile that was installed in the shower floor was also installed in an oval shape under the bathtub for a great modern look and to break up the solid gray flooring. Addison Oak Wood planks were installed vertically behind the bathtub, below the fireplace surround and behind the potty for a modern finished look. The fireplace was surrounded with Carrara 12×12 polished porcelain, as well as the wood planks. Finally, to add the finishing touches, Z-Lite brushed nickel vanity lights were installed above each vanity sink. Our clients drastically needed to update this master suite from the original forest green floral wallpaper to something more clean and simple. They wanted to open up the dated cultured marble enclosed tub and shower and remove all soffits and plant ledges above the vanities. They wanted to explore the possibilities of opening up the shower with glass and look at installing a freestanding bathtub and they definitely wanted to keep the double sided fireplace but update the look of it. First off, we did some minor changes to the bedroom. We replaced the carpet with a beautiful soft multi-color gray low pile carpet and painted the walls a soft white. The fireplace surround was replaced with Carrara 12×12 polished porcelain tile for a more elegant look. Finally, we tore out a corner built in desk and squared off and textured the wall, making it look as though it were never there. We needed to strip this bathroom down and start from scratch. We demoed the cabinets, counter tops, all plumbing fixtures, ceiling fan, track lighting, tub and tub surround, fireplace surround, shower door, shower walls and ceiling above the shower, all flooring, soffits above vanity areas, saloon doors on the water closet and of course the wallpaper! We changed the walls around the shower to pony walls with glass on the upper half, opening up the shower. The tile was lined with Premium Antasit 12×24 tile installed vertically in a 50/50 brick pattern. The shower floor and the floor below the tub is Solo River Grey Pebble mosaic tile. A contemporary Jaclo Collection shower system was installed including a contemporary handshower and square shower head. The large freestanding tub is a white Hydro Sytsems “Picasso” with “Steelnox” wall mounted tub filler and hardware from Graff. All of the cabinets were replaced with Waypoint maple mocha glazed flat front doors and drawers. Quartzmasters Calacatta Grey countertops were installed with 2 Icera “Muse” undermount sinks for a clean modern look. The term “forever home” is often used to describe a house that portends to meet all of one’s current and future needs. Attaining such a residence often entails moving from one’s current home, leaving behind years of memories. We had the satisfaction of collaborating with a client to make their existing home into their forever home with smart adaptations that will allow them to age in place…in the house and neighborhood they love. The site is challenging in that the front of the home is perched atop a steep incline, and the home is primarily entered via a more accessible alley in the back. Thus, the home has two “fronts.” The existing low-slung ranch/bungalow had suited this couple for many years. However, newly retired with more free time, the couple sought to create a more gracious home to enjoy entertaining indoors and out, hosting guests for extended stays, and exploring their artistic sides in a proper studio space. A successful project would be a home filled with natural light that allowed them to age in place. A “happy house.” Inspiration for the design was found in the owners’ love of 1920s Arts & Crafts bungalows and bright colors. The existing home provided design cues, such as a porch with stucco columns and shallow arches that had been concealed by a previous renovation. Building upon that, we proposed to reconfigure the roof into a cross-gable to maximize interior space on the second floor while increasing the home’s contextuality with neighboring ones. A new primary bedroom suite with bathroom, his and hers closets, and a dressing room for the lady of the house were created. To maximizing versatility, the dressing room can also be utilized as a guest room. The balance of the second floor includes a hall bathroom and large office, gallery walls to display artwork, storage areas, and even some private meditation spaces with doors hidden behind bookcases. A first-floor addition expanded the casual dining room into the rear garden and created a new art studio. To imbue the middle of the house with light, skylights were introduced over the existing stair; new screened stairwells, inspired by the work of Louis Sullivan, filter the natural light. Acknowledging practical issues of aging in place, all openings were designed to allow easy passage by a wheelchair, and bathroom accommodations include grab bars and roll-in showers. Additionally, a small first floor bathroom was expanded and, along with an adjacent bedroom, will allow for single floor living if necessary. Exterior detailing was again influenced by the Arts & Crafts tradition: deep overhangs, brackets, and tapered columns. New cedar shingles were installed, the original porch restored, and the low arch motif was re-introduced into the design. A new garden of native plantings with an outdoor room anchors the house in the landscape. While one never truly know what the future holds, creating their “forever home” gives the inhabitants peace of mind that they can live in this place that brings them joy and gives them comfort now and, in the days, to come.

PROJECT DESCRIPTION The customer requested a gargantuan 39 ½ foot wide x 11 ½ foot projection, attached 3 span (2 post) water proof retractable dining area patio cover system with front water drainage. The plan was to have rain water drain through the optional downpipes and off the 3rd story deck. The entire system used one continuous piece of fabric and one motor. The system frame and guides are made entirely of non-rusting aluminum (unit is close to the Caribbean Sea) which is powder coated using the Qualicoat® powder coating process. Frame color chosen was RAL 1013 Ivory. The stainless steel components used were Inox (470LI and 316) which are of the highest quality and have an extremely high corrosion resistance (unit is near the sea). In fact, the components meet the European salt spray corrosion test as tested by Centro Sviluppo Materiali in Italy. Fabric specified was Ferrari 302 Precontraint Color Salmone, a PVC fabric that is self-extinguishing (fire retardant) and totally water-proof (not water-resistant). This retracting patio cover system has a Beaufort wind load rating Scale 8 (up to 46mph) with the fabric fully extended and in use. This Beaufort wind load requirement was important due to high winds coming off the sea. A brown hood with end caps was also used to prevent rain water, leaves and debris from collecting in the folds of fabric when not in use. A motor safety box with motor was attached to the wall. The client chose to control the system with a Somfy remote control. PURPOSE OF THE PROJECT The purpose of the project was to design and cover an elegant dining area, which can now be used 24/7/365 allowing for breakfast, lunch, dinner, parties, entertainment and at the same time not blocking the incredible Belize mountain views and enjoying the cool trade wind breezes. You can sit on the deck and listen to the sounds of the creek and watch the birds come alive. The lodge is in the perfect location on a gently sloping terrace along the Sibun River basin and surrounded by the Maya Mountains. Prominently overlooking the site is the majestic Sleeping Giant Mountain from where the lodge gets its name. Belize is a fascinating melting pot of people and that is reflected in the food, a delicious blend of Belizean, Central and North American cuisine. Now the food can be enjoyed under a waterproof (not water resistant) retractable cover system that provides heat, glare, UV, sun and heavy rain protection and most importantly shade protection. PROJECT COMPLEXITY AND UNIQUENESS The project, product and installation were not complicated. What was a challenge was the location. The restaurant is located in gorgeous Belmopan, Belize, Central America. Since ocean freight is not available from Europe directly to Belize the product had to be shipped to Miami, Florida, unloaded and then re-shipped to Belize. The other challenge was hoisting all the extrusions and fabric to the 3rd floor of the lodge without damaging the wood or construction of the lodge. PROJECT RESULTS The client is ecstatic with the results of their retractable patio cover system. The retractable patio cover now makes it possible for the client and the lodge patrons to use a very large deck area throughout the year as the area is now protected from sun, UV, glare, heat, heavy rains and even hail. All customer requirements and goals were achieved within budget and on time.
